About this house rental

Kingillie, built in the eighteenth century has lawns enclosed by mature trees and is surrounded by fields with the magnificent Beauly Firth in the distance. The house has a historic feel and is newly decorated with style. It is south facing, bright spacious and comfortable. The tranquil setting is reached by two long private drives. It has easy access to Inverness and Beauly and is in the heart of the Highlands.

Next to our Victorian dining-room is the centre of Kingillie House - the homely kitchen set around the farm table stretches through arches into the sitting-room. The kitchen is well equipped with an Aga, a 4 door cooking range, a gas cooker, plus two dishwashers. The space is lovely for cosy meals and relaxing on sofas around an open fire. The elegant Georgian staircase with our clan Fraser tartan carpet leads up to several bedrooms each with their own distinctive character. Five of the bedrooms have kingsize beds. Upstairs there is a triple bedroom and downstairs one twin with bathroom opposite. The three newly refurbished bathrooms, one shower-room and separate WC are shared.

If you bring a dog, please keep it under control as there are sheep in the nearby fields. We do not allow smoking in the house or parties or events.

We have generous private parking. Check-in time is after 4pm. There is a key safe so you can let yourselves in when you arrive.

Kingillie House is in the countryside close to lovely walks, lochs and hills. Loch Ness is a 20-minute drive if you fancy some Nessie-spotting and visiting romantic ruined Urquhart Castle. There are swimming pools and adventure parks including paintballing. Nearby Reelig Glen boasts some of Britain's tallest trees. We suggest a drive to Majestic Glen Affric with its stunning views and lochs and Dolphin cruises to see bottlenose dolphins, seals and porpoises on the Murray Firth. You can walk up the hill opposite and with an ordnance survey map link on to the Great Glen Way to walk into Inverness or to the West. We are 40 minutes drive from Nairn beach and Rosemarkie beach both beautiful spots for walking, swimming and picnicking.

Inverness with its shops, restaurants, pubs, theatre, cinema and Hootananny traditional Scottish music venue is an easy ride away by car, bus or taxi. Nearer still is pretty Beauly village with bespoke shopping (and supermarkets), traditional tweed and tartan shop Campbells, a range of eateries, and a ruined medieval priory. There are three championship golf courses less than an hour away. We have whisky distilleries galore to visit.

Inverness is served by an international airport, train station (with direct routes as far south as London) and bus links both local and UK-wide. The nearest train station is at Beauly village. Within easy walking distance are bus stops for Inverness, Beauly and other Highland destinations.

We enjoyed staying in this house. Excellent communication prior and great information left in the house. A comfy house with lots of space and lovely gardens. Would stay again.

We had a lovely stay in Kingillie house, the space, the setting and the warm feel of the house were perfect. Our grandchildren had a great time playing tennis, as did the adults! We would definitely recommend the property and we would certainly look at coming back in the future! Thank you Sophie, it was just brilliant!

Kingillie House was the perfect place to celebrate Thanksgiving - it was big, welcoming, comfortable and cozy. It was such a treat having an Aga (everything we cooked was delicious !).We all also appreciated the choice of board games (regular evening rounds of scrabble and Articulate). The house although old was super clean and had everything we needed for the week. The location is also great - easy to pop into Beauly and close to lovely walks. Gorgeous views of the sunrise from the front room . All in all a wonderful week at a lovely place.

Cosy and comfortable. Loved the tennis court. Enjoyed being all together in the kitchen/living room so no one was isolated when cooking. Would have preferred to have curtains in the bathroom window.

We had a fabulous stay at Kingillie House in July 2022. Our party of 9 had plenty of room to spread out in the comfortable bedrooms. Sitting areas are spacious, and the kitchen was fun and cozy (warmed by a wonderful AGA stove). The setting was bucolic - quiet and serene countryside but very close to many interesting places to visit. The owner was very responsive, and shared not only recommendations for local activities but also her unique family history. Bus transport to Inverness is convenient, but having a car is preferable at this location. The village of Beauly is very close for all of your necessary shopping. Friory Fish and Chips was the best, and you can't miss going into the Campbell's of Beauly shop. We highly recommend this house for families who would like to have a central location in the Highlands to explore beautiful Scotland.

Perfect Two Weeks!
Perfect Two Weeks!
I rented Kingillie for two weeks with my extended family—14 of us! The house was the perfect size for such a large, tight-knit group. There was plenty of space to spread out and also to find quiet, private moments when needed. The house itself is perfect, not in that generic perfect way but in a way that it’s bones tell stories and the house is filled with warmth and soul. The grounds are stunning—we spent lots of time outside: playing tag with the little ones, exploring the countryside, admiring the beauty of the landscape. And it’s close to Inverness and lots of lovely scenic views and historic sites. Something for everyone! (Even the writer who mostly just wanted to soak up the ambience and be inspired😊). Thank you for sharing this treasure with us🙏❤️

We had as great time staying at Kingillie House, the host was great, quick to reply to any questions we had and helpful in suggesting some restaurants to try in the area. The house itself was beautiful and in a lovely situation with lots to do in the area. Would definitely stay again.
