The property was charming. Big house with a great pool. The owners attention to detail was lacking. For a week stay, she left three towels per two guests, a large bath towel, smaller face towel, and a hand towel.
You must rent a car to visit Roma, buy grocery, or get anything from a store. The Villa is about 30 to 45 minutes to Roma. Uber is anywhere from $85 to 100 into Roma.
You must have an evening when Roberto comes in a cook for you. He made us a four course meal and it was outstanding.
The electrical system is substandard for the house size and needs updating. The gardener has sprinklers on timers and water comes into the small bedroom through the windows in the morning.
The house is affordable if you are willing to accept the inadequacies.

Excellent spot! We went into Rome most days (via train) but certainly enjoyed the lovely grounds and spotless (giant!) swimming pool. Flavia responded immediately to all our questions and was super helpful in communicating with the courier who brought my lost luggage. Three generations of our family were perfectly comfortable the entire trip. (Amazing water pressure! Quiet and secluded- but not far from grocery store/local restaurants. Quality AC. Oh and great for different couples/families because the different en-suite bed/baths were very separate.) We dream of returning!

Large villa with spacious dining and sitting areas. Good five bedrooms with bathrooms. Extensive grounds round the house with dining area under a beautiful pergola. Superb swimming pool. We had a great weeks holiday with 4 couples and 4 small children. We cooked every night for ourselves. Enough room for everybody to be able to relax. Good contact with the owners.

We stayed at the villa for two weeks and it was perfect. The villa was fantastic, so much indoor space. And the outdoor space was superb, enormous gardens and the pool was excellent. Communication with Flavia was brilliant both before and during our stay. Couldn't recommend this place more.

Property Manager Flavia is a great communicator & will facilitate your stay. Arranged a wonderful chef Jasmin for us who was both a great cook & would serve & clean kitchen after even when not part of her job. Villa requires an auto to get anywhere you want to go. Rome traffic is ridiculous if you travel into city after 7AM. While villa is close (14 miles to center of city), often takes over an hour. Parking requires paid Parcheggio for safety. Nearby town Formello has some very good restaurants, church for Mass, local food markets & friendly people. Pool at villa is great for staying home & relaxing.

I rented Flavia's property for a 10 people get together. Location was perfect for us, close enough to the city of Rome while being remote and serene. Beautiful countryside. Everything was exactly as pictured. We loved the outdoor space, dining area with the open fire ovens, pool lounge area was comfortable. Each bedroom had a bathroom. Kitchen is well stacked. Communication with Flavia was seamless, all questions were answered quickly, check in was easy, I appreciated Flavia met us at the property and walked us through it. Highly recommend and would love to come back.

We LOVED our stay!! So much that my mom decided to stay there with the children during the day while we went into Rome because they were having so much fun!!
The location is beautiful and safe with plenty of room for outdoor activities. The extra touches like ping pong table and games were icing on the cake!!
The beds and rooms were all very comfortable and even the sleeper couch was super comfortable!! Such a great stay - we’re already talking about renting it again for another vacation.

We had a great week in this villa, which is close to Rome (by car 25-45 min, depending on traffic). Wonderful building and huge private area, very clean and super quiet. The pool was very nice, but of course in October a little bit cold ;)
Communication with Flavia was very good and also CheckIn / Checkout was perfect.

We absolutely loved the property. The pool was the perfect end to a hot day on Rome. Still haven’t mastered the pizza oven but learned to make coffee the Italian way and fresh pasta thanks to a wonderful concierge that Flavia put us in touch with.

Great Location to Relax
We had a wonderful time in Villa Anna! The house is in a quiet, peaceful area. Plenty to do on site for a variety of ages, plentiful parking and close enough for a short drive to Roma, the beach and the train station. We stayed here with a large family with a wide age range. The property was beautiful with enough activities nearby for those who wanted to stay local while others ventured a little further away. Highly recommend and would stay there again whenever we return to the area.

Such a nice stay and plenty of space for 6 people. Very nice and quite area with proximity to main roads. Olympic size pool and plenty of nice amnesties made this villa very special. Great memories, very easy communication with the host. Comfortable beds and very clean.

Great last minute booking
The villa was clean, comfortable and spacious. Huge pool with plenty of sun beds and seating areas - we spent a lot of time outdoors! Fabulous outdoor eating area with pizza ovens. All necessary amenities were provided. It would have been better for us to have double beds in all rooms, although we could push the beds together - maybe ask guests beforehand what arrangement they would like? The hosts were warm and friendly, responded to our booking straight away despite it being the day before and replied to all texts immediately whilst we were there. The villa location was perfect for us because we wanted a rural villa with a pool that was close to Rome. There were local supermarkets within 10 minutes drive and you could be in central Rome in 30-45 mins having a gelato! We had a fabulous 5 night stay and couldn’t have wished for anything more and would definitely go back!

Christmas holiday
The villa is a beautiful property easily accommodating 10 people. Our family ranges in age from 17-73 and we were comfortable. Nearby shopping and 10 minutes ride to train station that commutes directly to Rome with access to Metro. We had all of our dinners catered which added to the joy of coming back each day from visiting various sites. All of us had a memorable trip with glorious weather. Thank you !

We, a group of 3 families with 9 people, stayed at the beginning of October in this spacious, stylish villa on the extensive, well-kept premises laid in a former olive grove.
There is enough room for such big groups in the house, in the garden and at the vast pool. The equipment available in the kitchen is good. All electrical equipment works well.
The connexion to Rome via car to the next station and train to the inner city is good.
The villa is situated nicely among typical Roman weekend homes from the 80s in the Italian landscape of the region Lazio. There is a serene, peaceful secluded atmosphere, but it is near Rome, so planes and traffic can sometimes be heard if the wind comes from the wrong direction. The villa is run by a very friendly, cooperative owner and maintained daily by a gardener.
There are lots of supermarkets available by car within 20 minutes. So enjoy like we did!

Lovely late summer family holiday near Rome
Thoroughly enjoyed our 1 week stay at Villa Anna last week (end September). Party of 6 with one 3 year old. House was beautiful, clean, well furnished. Lots of space and stunning bathrooms - one per bedroom. Kitchen is small compared to other room sizes but fine for our party size and we made good use of the pizza oven / bbq area outside.
Wifi was quite poor but then it is a very rural location so wasnt a surprise to us (travelling from a rural English location with a similar issue).
Pool area and size is fantastic. It is a proper pool for swimming (which we were aware of in advance) so only area of improvement for us would have been a pool with steps or shallow area for our little boy as he found the cold water and depth too overwhelming to really use the pool - we anticipated this though so went prepared with an inflatable dinghy to use as a boat for him and double up as paddling pool! We also made 3 trips to Lake Bracchio which was warmer than the pool and such clear, still water he had a great time playing and swimming (as did we all!)
We found a small beach at Anguillara Sabazia which had a kids play area and was lovely and clean. Food choices limited in September but ok for us, was only a 25 minute drive.
A trip to Bracchio itself to visit the castle Orsini- Odescalchi which was amazing with stunning views over the lake then down to the water side - not quite as clean as Anguillara but more food options. 40 minute drive.
We took the train from Labaro station one day into Rome and did a few sites, had lunch and spent time in Villa Borgheze park - perfect for kids.
We ordered a meal from caterers via Flavia for the first night which was excellent and lasted 2 nights as so much food!
Flavia was helpful through out booking and during our stay. Would definitely recommend if you are a group looking for a rural location with trips to Rome city an option. Would definitely return if we could fit it into our schedules!

Simply the best!
Wow!! What a find! We stayed here for 2 weeks in August, 2 families, 9 people in total. The villa is great as it it has 2 upstairs, one at each end of the property with a master bedroom ensuite, so great for 2 families.
The pool is the best I have experienced at any rental, great for the kids to play in and great to just swim up and down in.
The garden is amazing and well tendered by Mario the gardener who is very friendly, he keeps the garden and the pool looking amazing and is in most days.
If you like home cooking, look around the garden where you will find a mass of fresh Rosemary and Thyme!! Be sure to fire up the pizza oven! We did not have a clue how to use it but a simple You Tube video did the trick and the pizza’s all home made were incredible.
A car is advisable but its about a 10 min drive to several different train stations where you can park all day for EUR 1.50 and take the train into Rome for EUR 1 each!! We also took high speed trains up to Florence and down to Pompeii, I would recommend both trips.
Restaurants can be found in the local town of Formello (5 min drive) or venture a little further to towns like La Storta, we found a great restaurant on the last evening.
Pam’s is the local supermarket, which caters for most needs, wine starts at EUR 2.49 a bottle and is really good and large bottle of Moretti Beer were 73 cents!!
If you are looking for a villa in a stunning setting with great facilities, look no further, you will not be disappointed. The garden lights up in the evening all around the pool and nice to sit down by the pool with glass of vino gazing at the stars and watch in the night time wildlife come to life.
Flavia who owns the property is very helpful and responsive before and during the stay and offers great advise.
I really cannot fault this vila, completely recommend it and would love to go back at some point

We stayed in this fantastic villa for two weeks (last week of June and first of July). We were two families, 4 adults and 4 children (age 8-12 years old). From Fiumicino airport to the villa there is approximately 30 minutes to drive.
The villa were perfect for both families with plenty of space to relax on, both inside and outside. The house is beautiful and in very good shape. Large living room, well equipped kitchen, large and beautiful bed and bath rooms. A very fine, clean and comfortable villa. The property is fantastic with a huge lawn with trees, small bushes and flowers. It is held in very god shape by the very kind and helpful gardener. There is a large pool with sunbeds and parasols. The pool area and its surroundings is fantastic. On the backside of the house there is this beautiful dinning place with a pergola were we used to eat every evening when dinning at home. Here is also a great pizza oven and a BBQ which we used several times.
In a short distance from the villa (by car) there is several restaurants. Donna Lucia in Formello is a very nice restaurant with fantastic view towards Rome.
The villa lays in a short distance to Rome. We visited Rome a couple of times using train. Travel time approximately 30 minutes each way. We parked our cars at Olgiata station to reach Vatican (stops at Rome S. Pietro station less than 10 minutes' walk to the Vatican) and Montebello station to reach other parts of Rome (stops at Flaminio station next to Villa Borghese). Easy to park at both Olgiata and Montebello.
In Olmetti there is a local supermarked were we used to shop food. In Le Rughe (10 minutes by car) there is a larger supermarked, and in Labaro (15 minutes' drive from the villa) there is a large shopping mall called Porta di Roma.
An most of all we would thank Flavia for her hospitality. She gave us a warm welcome, was very helpful and responded very quickly on our inquiries.
For us this has been one of our best vacations ever and a memory for life. We hope to come back some day.

Wishing We Were Still There!
We stayed in Vila Ana for one week in June. The entire property is surrounded by beautiful and fragrant vegetation, such as olive trees, bay leaf, rosemary, sage and lavender. The house is spacious, clean and very comfortable. We enjoyed spending time at the pool surrounded by olive trees. Flavia was very helpful and responsive throughout the booking process and entire time we were at the villa. The villa is a short drive from Rome and both airports. During our stay we visited Rome, Tivoli and Frascati. Tivoli is a beautiful town in the mountains outside of Rome and is worth visiting. We booked a wine tasting and pizza making tour in Minardi Winery in Frascati. I have to say it was one of the best days we spent in Italy. I would highly recommend this tour. Both adults and kids had a lot of fun making pizzas, tasting delicious appetizers and wine. We have also ordered dinner from Flavia on one of the nights. The food was delicious and Tiramisu was to die for. Flavia and Giuseppe, thank you for hosting us. We have created lifetime memories at your beautiful villa and hope to return sometime in the future.

Fabulous location
We have just returned from 10 days at this charming villa. We were a mixed age party of 11, ranging from 70s down to 7 years. The villa was perfect for us, we had plenty of space to relax. The pool has to be the crowning glory of this property, it is HUGE . Although the weather wasn't kind to us the entire time we all enjoyed it so much despite the water being a little chilly !
We had 2 cars between us and the location being rural meant that we really couldn't have done without them. We journeyed into Rome several times, using the train, La Storta station for the Vatican and Labarbo for other parts of Rome although we did find that Montebello was a better option, particularly for parking.
We enjoyed the fun of pizza making in the outside pizza oven as well as the the BBQ. The kitchen was a little small for catering for a large party but we managed and this in no way detracted from our experience at Villa Anna.
Flavia was a great host, she answered my endless questions and queries before we got there and couldn't have been more helpful.
We ordered a meal from Flavia for the first evening which was excellent and plentiful, definitely recommend.
There are restaurants within a very short distance of the villa as well as supermarkets. However the best supermarket we found was Auchan near Larbaro, a bit of a drive but worthwhile.
Overall we enjoyed everything about the villa, the area and of course Rome.

Beautiful and Spacious Villa just outside Rome
We were a group of 3 couples and 1 child in Roma for the Italian Tennis Open. The property was a former tennis club so it was perfect for our group of tennis fans. The house was beautifully furnished with lots of living space to accommodate us. We even used the outdoor wood burning pizza oven!
A great location just outside Rome proper, the house is a 20-minute drive to Roma and a 10-minute drive to the nearest train station. It was a good launching pad for day trips.
Flavia the owner was very responsive to our questions and oriented us to the property upon check-in. We had a bit of trouble opening the electric front gate of the property so plan on extra time to get to your destinations.

We’ve spent our Christmas holiday at Flavia’s house and had a fantastic time. The house is beautifully located on a large piece of land with lots of privacy and outdoor possibilities. The house itself is cozy and super comfortable. Every room has its own bathroom and are very spacious. The living area has multiple seating areas where everyone can sit together or one can do their own thing. Flavia is super easy to communicate with and very responsive. There are plenty of things to do near by and public transport takes you to the center of Rome in about 40 min. We will definitely be back for summer and recommend this villa to everyone.

Villa Anna was the perfect place for us!
What a lovely home and setting! We were a group of fifteen family members- grandparents, parents, and children- traveling together. The villa was spacious with enough room to spread out and be very comfortable while having the luxury of staying together. Flavia and her husband were so helpful and friendly. They made us feel right at home. Flavia prepared a delicious meal for us one evening and delivered it to the villa so that we could enjoy it once we returned from the city. I highly recommend you request a meal. It was well worth it. There are no negatives as far as I'm concerned other than we didn't get to use the beautiful pool and pizza oven as it was too cold. But it makes the perfect excuse to return again in warmer weather. The proximity of the villa to Rome was just right- far enough away to give you a chance to catch your breath after a day of sightseeing but close enough to get to the city center in a reasonable amount of time. The spacious grounds were delightful and added to the peace and serenity of being in the countryside. We recommend this beautiful villa and its owners to one and all.

Large private villa with great pool
The grounds are extensive and well kept with great space and privacy. The villa is large with plenty of room for large groups. It’s greatest attribute is the pool area. Really large pool that is great for swimming and playing, surely one of the largest private pools you could find and the surrounding olive trees and space is lovely. Flavia was helpful and a great communicator and Mario the gardener could not have been more accommodating and nice. Great guy!
My only additional comment is that kitchen could use an update but it’s in no way a negative comment. There is a definite advantage to have a hire car. Would stay again.

Wonderful villa and pool
We were a family of 10 enjoying a week in this lovely villa. It was well furnished and equipped. The 20x8m pool was fantastic. Thoroughly recommend. The small downside was that the WiFi was weak and intermittent, a problem as one of the party had important work to do online.
Most of the group suffered insect bites, not sure where they occurred, but a good supply of spray is recommended. Final advice of the week (included in housekeeping notes) - when you check in you will be desperate to try the pool. Put the keys in the outside of the door before you leave house. There is no outside handle and it is easy to lock yourself out.

Beautiful Holiday
We have just returned from a wonderful fortnight at Villa Anna as two families with 5 teenagers. Flavia was extremely friendly, attentive, proactive and quick to answer any questions we had in the lead up and during our holiday and made us feel very well looked after. The pool and pizza oven/bbq were a big hit with everyone. We parked at La Storta train station and travelled into Rome by train on a number of occasions - an extremely easy journey and only 1 euro each! The three villages around Lago di Bracciano are definitely worth a visit. We spent a day in Trevignano Romano hiring beach chairs, pedalos, swimming, snorkeling and exploring the narrow streets. A very clean and beautiful location only a 25 min drive from Villa Anna. If we had discovered this earlier in our stay we would have returned. Flavia's restaurant recommendations of Le Due Lune near Cesano and Donna Lucia in Formello were perfect. A much needed fortnights holiday and a great introduction to Italy and Rome. Thank you Flavia

Nice traditional style villa, excellent outdoor pool
We stayed here for two weeks in July 2018 with three kids of different ages in tow. Overall, we enjoyed our stay and were very happy with the villa and its amenities. The house is nice and recently renovated, surrounded by a well-maintained garden. The layout of the house makes it ideal for a company of two coouples and four kids or adults who don't mind sharing a bedroom with twin beds.
The property has a generous 20 meter outdoor pool and a huge travertine dining table surrounded by lavender bushes where we had breakfast and dinner. Close enough to Rome (both by car and by public transportation) if you plan some sightseeing. We arrived late in the night due to a flight delay and yet the owner was so kind to arrange for the gardener to wait for us with the keys.

A beautiful relaxing location at the outskirts of Rome!
A unique estate with a beautiful home (with fireplace), a large pool, outdoor eating area and pizza oven. My family enjoyed this location, as it offered us the opportunity to hang out with each other but also make visits to top tourist locations in Rome (easily accessible by train), the outskirts (Tivoli, Villa d'Este, and Hadrian's Villa) and surrounding areas (Orvieto, Civita di Bagnoregio, Montepulciano in Tuscany, etc.). You will need a car to stay here, but it is closely located next to main highways. The house was clean, beautifully decorated with plenty of space. Just make sure to bring some essentials as the supermarket is 10 minutes away by car and not accessible by foot. The grounds are beautiful and the pool is relaxing. We combined half a day tours with coming back and relaxing by the pool or the fireplace. Highly recommended location. Our host, Flavia, was easily accessible and ready to answer any questions. We would stay there again.

Lovely villa close to Rome
A comfortable and charming villa in the heart of the countryside but within 40 minutes of the heart of Rome. The villa is spacious and easily accommodated our party of 10. It is well equipped with everything a big group of family and friends require.The pool is large with attractive surroundings, and elsewhere in the spacious garden there are facilities for eating out. Special features we enjoyed were the magnificent pizza oven, BBQ facility, hammock for lazing in the garden, bicycles available etc.
