Suited our needs. Value for money. Clean and comfortable.

Please ignore a previous review of mine as it related to a different accommodation in Milan !! This is re Casa Livio. Very friendly owner/staff. Excellent value for money and can be in COMO in 15 minutes on the N7 bus which stops just up the road opposite the local pizzeria and drops you off virtually outside the block. Clean and comfortable.

Had two cups and saucers but only one plate a couple of forks, had to search for these things etc e,g, knife in kitchen in entrance to make breakfasting easier.

Insecure do-it-yourself check-in.

The rooms (and studious) are situated near Como and near IT-CH boarder. It is no problem to get there by car and the parking is provided. The room has a terrace (common for all neighboring rooms) with a table for each room, so that you can have dinner or a glass of wine there in the evening. Surrounding is green with palms and pines. The beds are comfortable. There are a couple of tables to put your things on. Small fridge.

1. The most irritating was a surprise of do-it-yourself online check-in: (i) It is insecure to send a copies of my passport + my face with the passport to 3rd parties because those can be used for similar registration/check-in elsewhere. Although the check-in site says that the passport pictures will be deleted after check-in, there is no way to check this. (ii) by booking a hotel I assume that making check-in formalities is a job of the hotel staff, not my job. Here I had to spend 15 minutes of my time (although the site claimed 3 minutes :-)) filling the forms and making 3 pictures and I didn't get any compensation for the job done (I would appreciate receiving 10EUR back for this alone. Ok, I will just remove 3 stars). (iii) entering a hotel (as the site says) is only possible if you have internet connection. huh? (Hint: take care not to pay for CH-Roaming near the CH-IT boarder) 2. The host (humans) do not answer in Booking.com's chat, only their check-in robot 3. The room + bathroom are small. 3. "Value for money" is not optimal on Italian scale.

Perfekt für eine Übernachtung

Das Beste an diesem Hotel ist die Lage - nur wenige Minuten von der Autobahn entfernt und in der Nähe von Como Stadt (die einen Besuch wert ist, schon allein wegen des leckeren Essens)) Check-in ist bis 00:00 möglich, was auch super ist, wenn man mit dem Auto anreist. Das Zimmer ist sauber und verfügt über alles, was man für kurzen Aufenthalt braucht. Es gab sogar zwei Flaschen Wasser für uns.

Die Klimaanlage ist laut und man benötigt Ohrstöpsel. Der Parkplatz, den wir bekamen, war ziemlich eng.

Non all'altezza delle mie aspettative.

Ottimizzazione degli spazi, 2 stanze ber ricavate e vivibili ( a scapito della zona giorno), funzionale e dotata del necessario.

Modalità di check in tramite un portale molto complicato, che richiedeva ( nel mio caso) l'addebito delle stesse somme già pagate a booking. E ho impiegato 6 telefonate all'host per riuscire ad accedere alla struttura. Mai successo in 100 prenotazioni tramite booking. Ho riscontrato un poco positivo atteggiamento nei miei confronti, non improntato alla massima buona fede o alla comprensione del problema. La struttura poi è situata in altura, su via strettissima ( un auto alla volta) dove è complicato fare manovra o parcheggiare. Mai più per quanti mi riguarda.

Small room in Como, enough for the short stay

The room was clean, it was a big terrace available. The bed was comfortable and it was well equipped despite small size. Parking was also available even with underground parking option.

The landlord is not speaking english. The fridge was tiny and was working really loud. The room was not soundproofed, during late evening there were a lot of noises from the corridor. The hotel WiFi was slow.

Lovely little place

Very clean and well equipped. Close to lake Como and Lugano. Late check in is available which is a good thing when you're travelling.

The location is not great if you have no car, it is very high up. Walking with back packs or having walking difficulties the location would be hard to reach.

Clean but no parking as described

It was spotless clean. Room, sheets, towels...it was impeccable. Possibility to make coffee (ness) and tea in the room.

We did not like the attitude of the personnel. They were satcastic about the arrival hour, with me being there. I was also not allowed to use the private parking. This was actually the main reason why we chose this location - the private parking. I offered even to pay for it, but they sent me to park my car on the street.

Nice and clean apartment with somewhat difficult parking

- the room is nice and quite - the balkon is nice and connected to the garden - bathroom is nice and clean - the room has a small refrigerator and a water boiler - wi-fi is stable - they reply fast to Booking.com text messages - Mr. Livio is kind and helpful :)

- there is no microwave oven in the room or other cooking options (though you can use the microwave in the common kitchen) - most of the parking slots are tiny, and the garage is not available to guests - they don't really speak English, mostly relying on Google translate - bathroom shower only has a single shower head built into the wall overhead.

they are cheaters! we booked the apartment because of the photos on the website instead we went to a prison!! very bad experience

didn’t like anything, it’s a totally different property we got into!

Great hotel with parking

The owners were so lovely and stayed open for us after our ferry was four hours delayed. We were able to park outside. The room was large and clean.

Easy to park (in November) & not far from Como centre (by car).

If the bathroom had an extractor fan, it would be perfect. As in many places in North Italy, there was no top bed sheet, so you either have to covwr with a thick quilt or nothing at all.
