Phil and Faye are really lovely and helpful. The room was big, and they let us leave our luggage and checkout late on our last day.
AC was either arctic cold or not powerful enough, but it was also really hot outside.

The breakfast was good, but I did get a little tired of scrambled eggs every day.
A played the steel drums, and then showed video of other groups, including symphony orchestra of steel drums. I really liked that.

Phil and Faye are a wonderful host and hostess. The the breakfast every morning is delicious. The rooms are beautifully decorated and better supplied than any hotel in which we have stayed. Three blocks from the Q train that got us everywhere we wanted to go. A 10 rating!!

This was a great place to stay! Super close to the subway to get in and out of the city, but far enough out that you don’t feel like you are in the middle of all the craziness! Phil and Faye were amazing! Very hospitable and made sure our stay was as good as if we were at our own home!

Hosts were extremely welcoming and helpful. Room was a great size and comfortable. Immediate location is great for amenities and transport.
Although a suburban road, it could get a bit busy outside in patches, so a bit noisy. But was fine after a full day if exploring the city we were so tired.

A and Fay are wonderfull people! Perfect place in Brooklyn, near subway, quiet and safe neighbourhood. Lovely breakfast. Clean and good rooms with shared bathroom

Phil is a wonderful host, very friendly, informative and helpful. The house and the rooms are immaculate, beds super comfortable. The place and the neighborhood are quiet, very quiet, and the street is absolutely beautiful. We visited our daughter about 10 blocks away and were out late every night, walking back to Phil's place between 11:00 and midnight each night alone by ourselves. It was 100% user friendly on the street, no safety issues at all. It is an old residential area, established, well kept and impressive.
I don't have anything to recommend off hand. We were very satisfied. The other travelers who stayed at the house and who had breakfast with us were all very friendly and we had a great conversation over breakfast. The house is very well located in terms of subway stops, just a few blocks away by foot, and Prospect Park is right there, your back yard, so awesome.

Location was very close to Prospect Park and walkable to the Botanical Gardens and Brooklyn Museum. The owner was charming and fun to talk with.
I did not like that we had twin beds. I did not see where that option was to select. Be sure to ask as before you book. Would like to have a map of the city to look at to see where subway stops were located and the major sites.

Only thing I would say is it's in a fairly residential area, but the proximity to the train and Prospect Park is wonderful.

This home was a wonderful home base for me and my friends in NYC. Great location, cozy and spacious rooms, yummy breakfast, and gracious host. Get up at 8:30 for Phil’s breakfasts, talk to other guests who you’re staying alongside, and ask Phil about his steel drums!
It would be hard to find something to complain about!

Lovely atmosphere, like home from home. We had our own space and it was lovely meeting new people at breakfast each morning. It was our 2 teenage boys first experience of a B&B in New York and they loved it. Phil played Happy Birthday to my husband on his steel drums, it was lovely and he was very touched by it. Phil even arranged a taxi for us to go back to the airport, far cheaper than anything I could get online. Phil and Faye, thank you so much for everything.

The location close to the subway was great. Everything was very clean and room was a good size.
The shower pressure was a bit lower than what we are used to but the water was always hot.

Excellent! The B&B is easy to get to from the airport by road and around a 7 minute walk to the nearest Subway station -Church Avenue. Mr Phil and Ms Faye (I call them Mr & Ms out of respect) are such a lovely welcoming couple. Mr Phil is full of wisdom and is a great conversationalist which was really lovely for me because I was alone on this trip so it was nice to have someone to talk to. My room and bathroom were impeccably clean and very, very spacious. I've stayed in many hotels in NYC and none of the rooms/bathrooms were as large as these. I had a fully stocked bathroom with a plethora of full-sized toiletries including make up removal wipes which were a nice touch. I also had lovely robes and towels provided. The free breakfast was delicious every day and made fresh for me when I came down to eat each morning. I ate alone most days and the grand dining table was laid out so beautifully for me every day, I felt like a Queen! On my last day I was joined by a couple of other people for breakfast and we were treated to a traditional Trinidadian breakfast and Mr Phil playing the steel pan while we ate. I had an amazing stay and I felt very comfortable especially as a solo Black woman. I highly recommend A & Faye Bed and Breakfast.
I was cold at night but was given extra blankets. I run cold so it's not their fault but the heating can't be controlled in rooms individually, this makes sense because it is not a hotel. I was actually given even more blankets when I let them know.

Neat, clean, well-appointed room. Large, clean bathroom, which seemed recently updated. Beautiful breakfast every morning; usually fresh fruit, eggs, protien [bacon/sausage], toast, orange juice, and self-serve tea or coffee. Hosts made me feel very welcome and at ease. Being able to come and go through the side entrance with a personal security code is a great bonus benefit so I didn't have to be concerned with getting back by a certain time. Also really nice to have a mini-fridge in the room and easy access to microwave and toaster on my floor.
Property is only a short walk from several great eateries, and the subway for easy travel to the city.
The room was a little too warm for my preference.

Very clean, convenient location, excellent breakfast and such kind people (Faye and Phil)! Neighborhood was cute and nice to walk around, street parking was safe and convenient, lots of spots. Close to lots of little restaurants and some great NY pizza! Even had AC in the bedroom and water/mini fridge.
Rooms were simple, I wish there was more channel selection on the TV for night time relaxing, but really not a necessity as the TV antenna picked up enough channels.

This was really a fabulous place. It worked for me because I was close to my daughter and could walk less then a mile. Close to Prospect park and very easy to get around. The hosts were gracious, fabulous breakfast and accommodated me by letting me drop my bags early on the day of arrival. My room was clean and so comfortable. I will definitely stay there again.

Phil and Faye were excellent host. The room was wonderful and the bed VERY comfortable. Included in the room were TV (local channels only), refrigerator and window air conditioner. You get your own bathroom with a shower. Breakfast was elegantly served by Phil. There was always fresh fruit and hot coffee on the table. A far cry better than any hotel Continental breakfast. I felt safe in neighbourhood, even walking at night.
While Breakfast was elegantly made and served, it lacked imagination. We stayed 3 days and eggs were served everyday and always served scrambled or hard boiled with sausage or bacon. Phil did not ask if we had a different preferance such as fried.

The location is great, next to a sports area, park and in the middle of Brooklyn. Different subway stops / connections within walking distance. Brooklyn bridge can be reached easily and if you enjoy walking, there is a nice walk that takes about 45 minutes / one hour. Always felt very safe in this area of Brooklyn also walking early morning / late evening!
The husband and wife running this B&B are such a great people. Always willing to help, fill our water bottles and provide information. It was a real pleasure to stay with them and if I would come back to New York, I would surely stay here again!
