Berry Hill Lake is a mountain getaway featuring a new, modern-rustic 4 bedroom/3.5 bath home overlooking a private, 2-acre lake and surrounded by 250 acres of beautiful wooded mountain land. The house features traditional board and batten siding, original stonework, hardwood floors throughout and two fireplaces, an indoor gas fire place and an outdoor wood burning fireplace. The upstairs bedroom features a king bed, 60” flat screen TV, DVD player, private bathroom with double sink, and tiled shower. The main floor bedroom features a queen bed, 60” flat screen TV, DVD player, private bathroom with double sink and tiled shower. The basement is finished with two bunk rooms with two bunk beds in each room (8 total beds), a bathroom with tiled shower and a movie room featuring a 70” flat screen TV and DVD player. The basement also includes a 1/2 kitchen with a mini-refrigerator and washer/dryer. for guests use. All of our guests are supplied with a starter supply of toilet paper, paper towels, dish detergent, and trash bags.
Berry Hill Lake also features a state-of-the-art 20' ModPool. The pool overlooks the lake and is a pool/hot tub combination with a unique, see-through-window from the deep end. Hot tub is seasonal and will not be in operation from June through September. The pool is complimented by a large deck and pergola for shade and features a custom stone patio for sunbathing.
Other amenities on the property include paddle boats, kayaks, fishing and miles of walking trails. We are less than 30 minutes from the entrance to Wintergreen Resort- a beautiful resort offering skiing, snowboarding, a Zip Line, archery, summer tubing, mountain biking and hiking to name a few.
A short drive away are many local breweries, wineries and distilleries, including Pippin Hill Farm & Vineyard, Hill Top Berry Farm and Winery, Veritas Vineyards and Winery, Devils Back Bone, Wild Wolf Brewery, Silverback Distillery and Bold Rock Hard Cider. Also located close by is a grocery store, convenience stores, ABC store, Dollar General and restaurants. We are in close proximity to many other area attractions since we are only 32 miles from Charlottesville, 20 minutes from the Blue Ridge Parkway, 15 miles from Shenandoah National Park, and an hour to Crabtree Falls.
For larger groups or families needing extra room, we offer a bunkhouse just a short walk through the yard from the main house. With six beds and a full bathroom, it's the perfect addition to your stay, providing extra beds with easy access to our property's amenities. The bunk house is available for an additional fee and ONLY rented to guests staying at the main house. To request the bunkhouse during your stay, you must send an inquiry that includes the bunkhouse and when your booking is confirmed, you will be charged separately for the bunkhouse through the VRBO portal. Cost per night for the bunkhouse is $250 + 1-time $50 cleaning fee.

This is a stunningly beautiful slice of Planet Earth. We feel so fortunate to have found it. The host was remarkably responsive to every text, and we had several for information and assistance. The list of the communications is too long and irrelevant, so suffice it to say it could not have been better. There is really nothing negative to say. We had a couple of suggestions we passed along to the owner, but they were just ideas we have to make excellent even better!!! If you have the time and resources, treat yourself!!!

Staying in Berry Hill made this special gathering for our friends and family for my son’s college graduation so memorable . Everyone had something to do and it was so relaxing , everything was ready and clean for us . Rich was always very responsive and such a good host . I will recommend this property to friends .

Berry Hill is amazing. It is a private oasis, conveniently located just south of Charlottesville, close to multiple wineries and breweries. There are trails, a pond with paddleboats and kayaks. The pool and hot tub are perfect for watching the stars at night while making sweet family memories. The many beds are so comfortable. The kitchen is fully stocked with anything you might need. There are movies galore, games and puzzles. I couldn't recommend this property enough. It's worth every penny of the cost.

What an amazing place for our family to spend Spring Break! This property is beautiful. We were in the pool every day, made s'mores every night, and did plenty of hiking. The lake was the perfect size to teach my daughters how to kayak. We also did lots of pedalboating. An unexpected surprise was watching an otter (the kids named it Ollie) play in the lake and on the docks whenever it got sunny! Also lots of deer, herons, geese, and other birds to watch, fortunately no bear sightings. The house felt large with lots of different spaces throughout, but each one felt cozy and all the furniture was very comfortable. We look forward to staying here again.

Wonderful property! I wish I owned this place. It felt very much like home. We vacation & ski at Massanutten & Wintergreen 2-3 times a year. We live on acreage, secluded from people, so when we rent houses in neighborhoods, it's always a little cramped for us. This place is awesome with no neighbors. Loved that the dogs could roam freely without a leash and our partying noise throughout the night didn't disrupt anyone. Comfortable & clean furniture, beds, pillows & linens. We will definitely stay here again.

We loved every minute of our stay! The property was very well maintained inside and out. The house was very well appointed and beautifully decorated. We enjoyed time by the outdoor fireplace, relaxed in the hot tub, hiked, and enjoyed time on the pond. We can’t wait to go back!

This property hit all of the items on our list of wants/needs for our vacation. It's secluded and quiet, but still close enough to stores in case we needed to pick up supplies. The setting in the woods with its own private lake is just perfect. I can't say enough about the home itself. The attention to detail was much appreciated, from the bedding and linens to the bath products. The cabin is warm and cozy like a cabin but more like a new home with all the amenities you could possibly need. We used the hot tub daily which added to our relaxed mood at this lovely retreat. Yes, the pool is small and not for swimming laps but it was really nice to play around in and we enjoyed it so much. And oh my gosh, if you like smoked ribs and the typical BBQ meats and sides, try Paulie's Pig Out right up the road. Truly the best I've had.

Wow, just wow! Words cannot describe what an incredible property this is. The owners have truly thought of everything you might need during your stay—from nice soaps to extra trash bags. The property is so private, quiet and peaceful! We loved how our group felt secluded on our own little piece of land in the VA mountains, but we were also so close to the areas best vineyards. I hope to come back many more times! We made the best memories here on our girls weekend!!

In celebration of turning 50 this year, 12 lifelong friends decided on Berry Hill Lake and it did not disappoint!! The property and house were IMMACULATE. It was actually better than the pictures represented! The kitchen was organized and well stocked. There was nothing they did not think of including the welcoming gift of s’mores! Such a thoughtful touch. If there was one downside, and this is was our fault for not reading the description - the mod pool. It was smaller than anticipated but we managed to all fit! We would not hesitate to visit again.

This was a truly amazing property. My family of 6 stayed there with another family of 5 for a long weekend and had no interest in leaving the grounds! The house was well-appointed, the beds were comfy, and the views were breathtaking. The kids especially liked the basement "kid club" complete with candy, movies and hot chocolate. The grounds were beautifully manicured and our dogs loved running through the yard and numerous trails. A truly unique spot we hope to visit again soon.

We spent the week between Christmas and New Years at Berry Hill Lake and had a great trip. The property is beautiful and the house has everything you need. It was stocked with extra touches like a s’mores kit, hot cocoa, plastic baggies and aluminum foil and Saran Wrap, toiletries you may forget (toothbrushes, qtips, etc), a first aid kit, laundry detergent, stain remover, dog toys, dog treats, etc the list could go on and on. You could tell that it had been really thought out what a family would need while away from home. The property manager was very communicative and responsive when we had any issues. The only thing we would have liked better is if there was a tv in the main living room area. Because we were there during a time with lots of college sports, it would have been nice to be able to watch the games off the kitchen vs having to go into the basement. There were other TVs in the house so it wasn’t an issue just a convenience factor. Overall we loved our stay and appreciate how thoughtfully the owners have made their house a great vacation home for other families.

My husband, three young adult sons and I spent a relaxing, peaceful weekend at Berry Hill Lake. Although the weather was chilly, the house was warm and cozy (as was the fabulous hot tub). The house is beuatifully appointed, the kitchen well stocked. Lots of homey touches throughout. This was our second stay, and may not be the last!

My family and close friends stayed at this home the weekend of my wedding. The property was extremely well maintained and the hosts had gone out of their way to make sure we were taken care of and could have a special and relaxing weekend (including leaving s’more ingredients). We had such an amazing experience, this is what VRBO properties and managers should strive to be. Of note, there is a +1mile gravel drive to the house; could be an issue in inclement weather but otherwise, wouldn’t be a big deal. I have no reservations recommending this property or manager.

I rendezvoused with 11 other women for a fabulous four day get away. Nothing like being nestled high in the Blue Ridge mountains during the fall surrounded with gorgeous landscaping. The hot tub was welcoming under the beauty of the star lit skies, house was spacious and inviting with comfortable beds and the kitchen complete with everything you would need. The warmth of the indoor fireplace, as well as, the outside fire burning option was a bonus. You will not be disappointed with this secluded mountain retreat.

My team and I were working at a remote venue in Virginia and found Rich's place on VRBO. The location was pretty close to the venue and worked perfectly for what we needed. It was a very cool drive up a dark dirt road - we knew we were getting close to the house when we saw all the lit up trees as we approached. Very welcoming place in the woods.

Berry Lake was the best vacation property I’ve ever rented. The property was better than expected. There was so much to do on the property including hiking paths, boating, fishing and swimming. It is a great place for a family vacation, our grandchildren, ages 6-11 foraged for mushrooms, caught blue tailed lizards and swam and boated to their heart’scontent. The house is an absolute gem! Well thought out and the children enjoyed the camp-like bunk beds, lockers, 60 inch flat screen TV with well over 200 DVD’S. I highly recommend this property for families and couples. It’s a rare combination of an “HGTV house on an unparalleled property.

We had a wonderful stay at Berry Hill Lake. The cabin was gorgeous, well stocked and cozy. We enjoyed the pedal boat, kayaks and the pool, lots of fishing and great naps in the basement. We attempted the Big Loop hike and it was pretty challenging, as the trail was overgrown and had quite an incline (we actually still aren’t sure if maybe we ended up going off of the trail??), but it did make for a hilarious story and a fun memory. Would absolutely stay here again!

All enjoyed the pool, the pond, the porches and the panoramic vistas of green forests and too many birds, deer and other fauna to count. We swam in the pond to our heart’s content. It took us 15-20 minutes to pull an 18-20+ inch large mouth bass out of the pond with the provided fishing equipment and some worms purchased from the local gas station…some of the most fun catch and release to be had right off the little dock. Used the paddle boat to cruise the pond too! Took tons of photos in the container pool with the picture window — silliness abounded. Our elders enjoyed the thoughtful first floor en-suite — they also appreciated the puzzles and books. Kitchen is well outfitted and everything behaves as new in terms of equipment and supplies. We even did the s’mores thing in the outdoor fireplace!
There is staff that comes in if you stay beyond a week to keep the place in absolutely tip top shape — landscaping, lighting, the pool, the trails, all require upkeep. Two of our elders were particular about the pool — special thank you Rich for being so understanding and taking care of their needs.
Grocery, a post office and a couple of restaurants all within 10-15 minute drive if you need more civilization. A couple of small suggestions to the owners: add dimmer functions to the living/dining room lighting and a little hand towel rack in the half bath off the kitchen.
