First and foremost, there is a PARTY AND NUISANCE BAN in effect on all our vacation rental properties. Failure to comply will result in immediate eviction with zero refund. More information is at the end of this post.

2. Bookings within 72 hours of stay, must present a government approved ID to management.
a. A copy of id will be kept on file.
3. All locals, church groups, and athletic teams must contact management and disclose purpose and exact head count before booking. They may be subject to additional cleaning fees and/or security deposit.
4. This is a self-check-in property. You agree that you are willing and able to follow the instructions you are being provided by through either the House Manual or Check-In Guide. You agree you will not contact your host prior to reading the House Manual.
5. Check-In: 4 pm and Check-Out: 11 am, firm.
6. No extra guests exceeding the original reservation amount without written permission from owner. Children, infants, teens, and seniors and included in final number. It is the responsibility to notify management the names and head count of all guests staying at the property no later than 48 hours prior to check-in.
7. Pet (dogs only) are permitted for an additional fee. Inquire for rules and fees on pets. Failure to notify management about your pet(s), will result in a minimum of $100 fine per pet and additional cleaning fees if applicable. Renter is responsible for all pet damage and/or accidents.
8. No parties, weddings, birthdays, or any other gatherings without prior consent. Additional rules and costs apply. Please inquire within.
9. Quiet hours are enforced between 9pm-7am. These are strictly enforced.
a. Our properties are in residential neighborhoods. When coming or going during quiet areas, please respect the neighbors. Yelling, fighting, excessively loud talking, ect. all fit under the neighborhood nuisance ordinance and could result in eviction. Please respect the neighborhood and neighbors. 10. Excessive noise is subject to immediate eviction.
11. Zero smoking or drugs policy inside the unit. Smoking must be done away from exterior doors and windows. Indoor smoking will result in a minimum fee of $400 for additional cleaning.
12. No eating or drinking in the bedrooms.
13. Dishes must be cleaned and returned prior to check out.
14. Guest must dispose of the garbage in the exterior trash.
15. No commercial photography or filming on the property without consent.
16. Do not use the premises for any illegal activity nor parties.
17. Guest is responsible for cleaning up of all biohazard. Both pets and humans.
18. Park in the driveways or designated areas on the street. Lock all vehicles and/or trailers. Owner is not responsible for break-ins, theft, or damage.
19. Management does use outside surveillance cameras for monitoring the property. It may be used while guests are present. There are Zero cameras inside the property.
20. Management may also have noise monitoring devices on the property.
21. No refunds outside of the booking cancelation agreement. Travel insurance is available through VRBO and multiple outlets and is the renter’s responsibility to research and purchase this if desired.
22. If there is any damage to the property, it is the guest’s responsibility to notify the host within 12 hours to arrival or the guest may be subject to the damage and/or replacement of items.
23. The return of all pieces to the board games, puzzles, and other game-like items is the responsibility of the renter.
24. Guest will not disconnect the smart hub, cameras, nor noise monitoring devices while on the property. If one or more of these devices are disconnected the owner may send a representative to the property to restore service. If the guest has intentionally unplugged or tampered with the hub, they will be charged a service fee of $75. If it happens a second time or the guest refuses the representative entrance to the property, the guests’ reservation with be terminated with zero refunds.

PARTY AND NUISANCE BAN INFORMATION
The City of North Las Vegas, The City of Las Vegas, City of Henderson, all HOA, and all vacation rental owners have a strict ban against house parties and nuisance parties. The ban includes “open invite” events that are advertised on social media, by friends, ect. If the reserving party at any time exceed the head count given prior to their gathering, they are in direct violation of our agreement and may be asked that all guests staying or visiting to leave the property immediately. The renting party will surrender 100% of the remainder of their booking, their entire deposit, possible additional fees for cleaning and repairs, and a claim will be made against their stay on the booking site. Any fines obtained by the city or HOA, will be sole responsibility of the reserving party. If needed, a claim in court will be filed against the reserving party.
All guests under 18 years old must stay on the property during quiet hours. There is no roaming the neighbor, yelling, mischief activity, playing in the streets or yards, harassing animals and neighbors, or nuisance activity permitted. Failure to control adolescent guests, is a breach in the nuisance ban and is subject to likewise evictions.
By booking with us, if you and your group is in direct violation, you allow the owner, his representatives, and any law enforcement to enter the property to remove all parties (both staying and visiting). At that time, bookings will be immediately terminated, and the renter will be responsible for any and all damage to property.
When there is an eviction or removal due to parties, exceeding guest counts, and/or nuisance, the renter is responsible for professional carpet cleaning of the property in the amount of $325.

The was clean but the furniture need to be changed the upstairs beds mattresses .N need to be changed the mattress is worn out the AC goes off at 2:00 a.m. in the house is hot but comes back on at 6:30 the downstairs bedroom that is closest to the door AC needs to be maintained. Cannot find garbage bag and clean supplies

When we got there we realized we did not have the information for entering the premises (a gated community) or the home itself so I contacted the property manager to let him know. He got back to me fairly quickly but once we got in we found the home had not been cleaned yet from previous guests. He apologized and got it taken care or promptly while we just all went out to eat dinner. The home is perfect for large groups and we really did enjoy our stay. There could be a few more things done to make it nicer for the guest like making sure all appliances work beforehand (i. e., The iron was malfunctioning and would not stay on, one burner on the stove would not turn on, the refrigerator light was out and the gate openers for the entry did not work). And please have the cleaning crew check that dirty dishes, pots and pans are not placed in the cabinets by prior guests because we found that and washed them. Also maybe some complimentary travel size soaps, lotions, etc. As I said the property manager apologized it wasn’t cleaned because he thought we were arriving the next day so to be fair maybe the cleaning crew does check all these items I listed regularly but didn’t have time. But we didn’t let any of this ruin our time. Just a little more attention to detail is needed overall but great house.

Property was perfect for our group. Plenty of room and space. Not to far from strip but far enough from the hustle and bustle of strip traffic lights and noise. No issues so we never spoke to the hostess!!! Quiet neighborhood and beautiful home!

Very nice spacious house in a gated community. It was perfect for our family's Thanksgiving get together. The kids loved playing the vintage video games. Scott, the host was responsive to our needs.

The house had enough space for the whole family to be comfortable. The carpet upstairs needs to be cleaned their was a big stain in one of the rooms carpet where someone had dropped a drink or something. In the upstairs restroom the sink by the door was clogged, we where able to us one sink upstairs. The toilet upstairs keep getting stock, we had to wiggle the handle. Also, I had to reach out to the property manager for check in info & the AC was on and we couldn’t switch it over to heat. Just a little inconvenience, I had never had to reach out to get the check in information the day of arrival.

Overall we made the most out of it but it was a little disappointing for the price. It was mostly clean however, I don’t feel like this property is really cared for. For example, the shower door didn’t close, nor did the “Elvis Room” have a proper door, two of the rooms had bedding that had holes and tears in them, one of the double beds was leaning. The house is very dinged up needing repairs (we did a walk through beforehand and took tons of pics so that we weren’t blamed for damage) which is far from what the pictures show when you’re viewing the property. It definitely shouldn’t have the high ticket pricing that it has on it unless the owners are willing to make some very needed repairs on this house. We wouldn’t stay at this property again.

We had a wonderful stay here. Although it wasnt on the same side of town where we were bowling, (Womens Nationals at the Southpoint.) We really enjoyed it anyways, it worked for all that stayed with us. We would definitely stay here again.
We had one issue with the gate, we called Scott the manager and he answered right away and clarified the gate code. Thank You.
And as wierd as is seems, several of us enjoyed the soft, plush carpet in the living room and Master room. It was just comforting to walk on after the travels and walking everywhere.
We would recommended this house to others.

This house is very spacious and beautiful. There’s plenty of rooms for a big family and it’s really comfortable and also very modern. Kitchen has plenty of room space so is the living room and dining room. We fell in love with this house? Great home to stay with children. The arcade them entertained for hours. We enjoyed it to the point we did not wanna go to out. Again, thank you Scott for letting us stay in your home .

This was a great house! So many bedrooms! We had two extra that we didn't even need. We were there for a trip to Valley of Fire State Park and this was one of the closest houses to the park. Easy drive to both the strip and the park. Close to groceries, target and food that we needed to get done quickly to save all of our time for the main attractions.
Everything was so clean and the house smelled good. I liked that there was a security camera at the front entrance. I'm not sure if there was a lock that I didn't use but the front double doors didn't seem very sturdy when locked. But, now that I'm thinking about it, there was probably a floor lock that I didn't have fastened.
I would definitely stay at this house again.

We stayed here for two nights over my wedding weekend. We needed a big place that could sleep a large family/bridal party and give us room for getting ready the morning of the wedding and this home checked all the boxes. The house was clean, nicely furnished, had plenty of room for our brood of 14. The kids loved playing the classic arcade machines and foosball table. We loved the big roomy kitchen and open plan of the first floor. We had a family member with low mobility and appreciated the fact there were sleeping options downstairs for them. I highly recommend this house for big groups, and families with all ages.

When we walked into the property, we were amazed on how clean it smelled and looked. It's a beautiful property with alot to offer and show. The beds were comfortable, there was everything we needed to cook, grill and hangout.

The house and Scott were great. We had a little issue getting in the gate, but he replied within mins and got us the corrected code. The house was clean and big! Any questions we had, Scott would reply right away. Would defiantly book this place again!

Overall, the stay was okay. It would’ve been perfect in the warmer months. However, we were here in November & there was no heat! We needed an access code to change the thermostat & it was not included with the other codes such as WiFi or security. Other than that, it was a beautiful stay. We just had to leave the oven on and open for heat.

The property was pretty much as described in the listing but is starting to show wear (the couch really needs to be replaced). Overall we were comfortable in the house, it was clean, the neighborhood was nice, and found it met our needs, However, the check-in information did not come to us on the date promised, our e-mail about getting the check-in process was never responded to, and it took several calls to get it (the day before check-in). This added unnecessary stress to the trip.

MANAGERS RETREAT
We stayed here instead of ceasers Palace because we wanted an opportunity to bond and team build more with our managers. We had 7 people and it was perfect. IT was a great opportunity for us to bond and we enjoyed the space. IT was perfect for what we needed and a great location. 20 minutes from the strip but close to grocery stores and restaurants. We were happy it was so close to raising cane's. Great location.. some of the beds were not the best as far as comfort goes. One of the beds kind of sank in the middle and another bed was too firm but it wasn't terrible. We also had terrible wind storms the night we were there and a roof tile flew off and almost hit our truck. Other than those few things we were really happy

Great spot close to the strip
We really enjoyed staying here, it was 20 min from where we needed to be on the strip every day. A lot of space. The back door handle was broken the whole time and the coffee maker was never cleaned so we didn't use that but it was all around a good experience.
