About this apartment rental

Starting mid-September and continuing into February 2025, the Aqua COA will be undergoing numerous important maintenance projects that will potentially impact our residences and their guests. These include structural repairs and re-painting portions of the western half of the building (stacks and units ending in 06 through 11) and replacing the beach boardwalk. During this time, the western (smaller pool on Pier Park side) outdoor pool will be closed. The eastern (larger pool and heated section on Shuckums side) indoor/outdoor pool and hot tub will remain open. A temporary or alternate beach access will also be provided during the boardwalk construction period.
All AQUA guests must be preregistered to receive Parking Permit(s). The registration fee will increase from $35 to $50 per vehicle starting January 1, 2025. This fee is required by Aqua Condominium Resort and its COA. Max of 2 vehicles. This fee will include all amenities and parking pass(es). This fee is in addition to the booking and details to obtain parking passes will be located on your Rental Agreement and Travel App after you book your reservation.

We had a wonderful week in Panama City Beach during Spring Break with our teenage kids. Aqua 801 is a great condo that has everything you need. Beautiful Gulf view from the Living Room, Kitchen, and Master Bedroom. The sunsets are incredible. The 3 bedrooms were perfect for our family as well.Aqua resort is located on a busier part of the strip. It's great for getting out with the kids, there are plenty of restaurants and local attractions within walking distance. We especially enjoyed Pier 53, Pier Park, Diego's, Runway Island, Gulf World Marine Park, and many other local establishments. We highly recommend Aqua Resort, especially #801! Melissa and team at are very responsive to emails and text before and during our stay. Great people and customer service.

Our rental was clean and sooo beautiful. It was a bummer that a week or so before our arrival, I was informed of the indoor pool and hot tub would be unavailable. My 16 yr old was extremely sad about this. Our broker fixed us up with another property to enjoy, but little far. But was told the outside pool would still be available and it was not, boo.But otherwise this is my 2nd time to Aqua and would recommend over and over.. Thank you for a great rental..!

Stingray, sea turtle and Dolphin watching was a favorite past time from the large gulf-front balcony, as was daily ‘Happy Hour’ on the comfortable outdoor furnishings. Since we enjoy cooking, the large and well-equipped kitchen made our stay that much better. Three very spacious bedrooms with their own baths and balconies gave everyone room to relax. Melissa has a great team and they all made sure every need was addressed, so we had no worries once we walked in the door. After renting from Bookbeach for several years, we will always return!

Unit was beautiful and spacious. Kitchen was well equipped. Only issue was constantly waiting on the elevators and so much noise from the streets below. (We were on the 8th floor). Will pick a quieter area next time.

This condo is beautiful! We have stayed at Aqua for many years and love the layout of this unit. As soon as we arrived we were pleased with the look and cleanliness of this condo. There were a few issues though.
1. The ice maker didn’t work. This meant we had to purchase bags of ice throughout the week to put in our cooler each day. Not a dealbreaker, but it would have been nice to know beforehand.
2. The dryer was completely out of service. This was a huge inconvenience. I know that it was beyond the property managers control, but this should have been communicated to us. We put a load of clothes in the washer and and when opened the dryer, it was taken apart. When I contacted Melissa she told us that another one was supporting be delivered but that they had delivered the wrong one. So clearly they knew the dryer was not working, but didn’t even tell us. All week we had to wash clothes in our unit and then take baskets of wet clothes to other units to dry. We had to reach out to Melissa to get this information, she didn’t contact us to give us the information, we contacted her to see what unit we could use to dry. Again I understood this was beyond her control, but we should have been notified prior to us trying to use the dryer that it was broken.
3. The master bed was terribly squeaky. Not only did it squeak every time someone moved, but if you took a deep breath it squeaked.
Overall, the condo was beautiful and the property is great. The communication is where the issues were. When I pay over $4000 for a condo I expect the courtesy of the manager proactively telling us if something doesn’t work and a better solution than trekking to multiple units to dry my clothes.

The views were awesome from this condo. We loved sitting on the balcony and watching for dolphins.
Melissa was so helpful throughout the entire process starting with the booking experience.
The views were awesome from this condo. We loved sitting on the balcony and watching for dolphins.

Beautiful condo with fantastic view
The condo was clean, beautifully decorated, and in a good location. Large bathrooms, fabulous balcony with comfortable furniture to enjoy the view, and quite close to several places to walk for entertainment/dining. Would definitely recommend this place to others, but be aware of 2 things:
1. The elevators were *constantly* broken and we got tired of the 8 flights of stairs we had to take when elevators were down. This alone will make us look at other places to stay next time. Major bummer carrying my child up & down those stairs while on vacation.
2. Shuckem’s (fantastic place- must go when you stay here) across the street offers karaoke until late at night. Without my children we would have enjoyed this quite a bit and gone over to participate, but we had the kids with us. It made it impossible to sleep for my 2 young kids staying in rooms on that side of the condo. Several nights of being kept up hours past their bedtime by loud music made for cranky, tired children each day. Moving them to sleep in the living room was a total pain that put a damper on the adults ability to stay up and enjoy the evening. Just be aware that whoever sleeps in the rooms that look at Shuckem’s won’t be going to bed before 11pm. Fine for adults and others there for the party, but it was pretty frustrating for my kids. Might could try bringing ear plugs or a white noise machine to drown it out...wish we’d had the heads up in advance. This makes me see this condo/location as not kid-friendly for future bookings.
Without the elevator problem and really noisy rooms, I would have rated this higher. It really is a fantastic unit to rent aside from those issues.

We were fortunate to spend Thanksgiving 2020 in this beautiful condo! Unless you were on the balcony, all you could see was water and it felt like you were on your own island with nothing but the ocean. It was extremely clean and looked even better than in the pictures. The decor and furnishings were very modern and felt more like a home than a rental condo. Melissa was very friendly helpful and I would recommend the Hospitality app that she recommended using. It made all of the codes and pertinent information easily located in 1 place. Usually there is a shortage of luggage carts but this parking garage had plenty on each level which was very nice to have accessible. We plan to visit again!
