There is a 4th room (Den) with an attached bathroom that has a very comfortable premium springless pullout couch.
Everything. Please note that we have a two garage that is really situated for one car. We do grant access to the washer and dryer in the garage area. The driveway can also fit 2 cars (front to back) and our street is in a low trafficked residential neighborhood making street parking quite easy.
Our property is Rental Certified. All photos and amenities have been verified by Air Concierge staff. Our calendar and rates are 100% accurate. We strive to make it as easy as possible to stay at our property - you just drive right up and enter via our secure locking instructions. Keys and security concerns only when necessary based on certain properties, or unique codes that work for your reservation only. We will notify you proactively when early check-in / late check-outs are possible and you'll receive the comforts of a luxury home when you arrive like a starter supply of shampoo, soaps, paper products and hotel-quality towels and linens. In addition, when you book we will send you a mobile app link with property directions, details, unlock code and instructions. And if you need us, we are available during PST business hours hours each day with live help. Encinitas is a classic southern California beach town that boasts a moderate climate, breathtaking views, five miles of Pacific coastline, a 900-acre ecological reserve, world-class surfing and caring residents who take pride in their community.
Locals and tourists alike enjoy this charming, beautiful, friendly beach town with quaint shops, delicious cuisine, an arts community, yoga studios, ocean sports, parks, a walkable downtown area complete with a linear organic community park and plenty of biking opportunities. Encinitas thrives year-round and it's not unusual to find people sunbathing on the beach in January.
Parking at the property includes private driveway (2 cars) and ample street parking in this quiet, residential neighborhood. There is not mass transportation within walking distance of the home. A personal vehicle is recommended.
The Moonlight Beach is just a 5min drive and Legoland is 20min away. San Diego Botanic Garden is very close too, 4 min drive.
Please note we have a maximum of 6 people, however the first 4 are included on the stated nightly rate but the additional 2 are $10/each/per night.
The quiet and family orientated neighborhood makes your stay safe. Our home is enclosed with fences for your kids. Our streets are well lit for evening walks.
We are not pet friendly as of July 2015. If that should change we will notify this listing website.
We also will ask that trash be taken to the curb on Sunday evening and brought back Monday mid day. It is a pay it forward sequence as we will ask the guests following you to do the same. Thank you for understanding.
We also request that shoes not be worn in the home. High heels especially can leave marks. Our hope is this is respected so that damage issues are not a problem at check out.
**We are available to you for standard check in times should you require any assistance from 4pm - 9pm … for after these hours we may be available for emergency only and only then via airbnb message app. We apologize if this causes any issues, but please consider this ahead of booking. Likewise, please advise us before traveling, on your estimated time of arrival so we can accommodate if possible.

RENTAL TERMS AND CONDITIONS
Definitions:
"My People". Shall include myself, my spouse, legal partner, guests, invitees, licensees, children, wards, heirs, assigns, personal representatives and estate, if any.
NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.
- All rentals with 28+ nights require a rental agreement signed naming and identifying all adult occupants (must present valid ID).
- Primary renter must be over the age of 25, have a fully verified profile and previous positive reviews inside Airbnb.
- Host may request a photocopy of renter's ID for verification before check-in.
- This is a private property and the host reserves right to access the property at any time to perform maintenance repairs necessary or requested by the renter.
This Short Term Rental Agreement is between AIR CONCIERGE INC. (herein referred to as “Manager” or “Property Manager”) on behalf of and in accord with the Property Owner ("Owner") and you as Guest (or “Occupant” or “Renter”) of the date set forth on the reservation details confirmation noted on the confirmation which shall be received by the Parties via email as well as provided in the Airbnb.com software. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
SMOKING: A $1000 fine will be charged to Occupant if there is any evidence of smoking inside or outside of the property within a 20’ radius of the property.
Fire and Fire Safety. Occupant is notified that the Property may be located in an area susceptible to fire, and as such Occupant agrees all conform with all applicable fire codes of any governmental authority, and ensure safe and reasonable use, management, and extinguishment of any fire places, bbq's, smoking (if permitted), fire pits and any other device or act involving the risk of fire. In the event Occupant discovers any fire related safety issues, Occupant shall immediately inform Manager and cease and desist immediately from undertaking, or continuing usage until inspection, remediation (if necessary) and written approval by Manager that use is permitted. Flammable substances and solids, such as gasoline, benzene, naphtha, cleaning fluids, explosives, and fireworks may not be used or stored on the Property. Lighted candles, incense, kerosene lamps, halogen lamps and tenant installed electric heaters may not be used in the Property. ALL COOKING MUST BE CONFINED TO DESIGNATED COOKING AREAS. Use of electrical appliances not provided with the Property, such as hot plates, heating coils, coffeepots, popcorn poppers, electric frying pans, toaster ovens, irons, and electric heaters are prohibited. Storage or placement of any items (including trash, bicycles, boxes, furniture, etc.) in public areas such as corridors, stairwells, or balconies is prohibited. Any and All decorations used in the Property shall be flameproof or fire resistant materials. Any additional lighting (i.e. Christmas lights) must be Management approved with proper installation and approved. No lights may be strung from any pipes or fire/safety equipment. Any violation of the above fire prevention regulations may be subject to fine and/or termination and removal of the Occupant from the Property.
PETS: A$1000 fine will be charged to Occupant if there is any evidence of any pet inside the property unless Manager has given express written consent and a pet fee and pet deposit has been paid by Occupant.
EVENTS, GATHERINGS, PARTIES. No events, special occasion hostings including but not limited to weddings, corporate functions, bridal parties or related events including inviting other persons not disclosed in the reservation guest count, shall be permitted on the property for any reason. A violation of this clause shall immediately cause the property manager to terminate the rental agreement and renter to immediately vacate the premises. Manager shall impose a fee of up to $5,000 for any violation of this provision, and if such event is either a wedding or similar ceremony or an event in which the number of Occupants doubles or more the guest count disclosed at the time of booking, such fee shall increase to $10,000, unless express written consent has been provided by Manager to Occupant.

Great SoCAL family home
We stayed here while visiting family all over OC and San Diego as s truly enjoyed the quiet location and clean home. There was plenty of space for all of us, and we thoroughly enjoyed the hot tub with beach views. Hope to stay here again on our next visit.

Family trip
We came to CA for a family reunion. This house was a perfect place for my family. The hot tub was a huge hit. We were close enough to the beaches and restaurants. My favorite part of the house was its beautiful landscape and design. It was a peaceful surrounding with so many different plants with varying colors and fragrances. We would definitely come back here again.

Great location / Good family property
Clean, well located property on the border of Encinitas and Carlsbad. Makes this place ideal for beaches in Encinitas, to Legoland and shopping in Carlsbad and not that far from San Diego locations like the Zoo or Sea World. Close to the highway and other things you may need. Enough space for a family of 4.
