Good place for a few nights, very close to the beach with nice owners.
Good place for 2-3 nights. I haven't really been a fan of Punta de Mita, so that's why I wouldn't have stayed more, but it's very well located in Punta Mita (5 mins walking to the beach, and a block from grocery stores and restaurants). Also, La Lancha which is a wonderful beach for surfers is 10-ish minutes away with local buses that cost less than 1$ one way. The room is quite bare bones but the comfort is ok and the bed was good. It's in a busy area though, but quiet from 9pm to 6am. If you're traveling in the area on a budget, it's a good value for money. The owners are really nice, super flexible and doing a lot to help if needed. Also they have a couple of surfboards (an 8' softtop and a 6'4 funboard) that you can use for free which is super nice!
Sadly, there were power outages twice during my stay, so that affected my overall perception for sure, but apparently, this was because the state electricity agency is doing improvement work for electricity in the area so hopefully it shouldn't be an issue in the future. Apart from this, although it was relatively calm, if you have a light sleep, you might be a bit bothered by the neighborhood noises from time to time at night or very early in the morning (rooster, dogs, and some loud cars), but with earplugs it's ok. And to be fair, these kinds of noises are generally an issue that I found in most accommodations within this budget in the area unfortunately.

Suite was a nice size, and easy to get to once it was located. Area was nice and owners were great.

The palapa is cool. The space was clean and well-equipped kitchen.
Updated photos on listing… Room was darker than depicted in photos with 2 of the 3 windows COMPLETELY BLOCKED by a metal wall now next to the property. The third window over looked a junky chain link and barbed wire fence and yard. As of our stay (June 2023), there is a sheet metal wall blocking the ENTIRE length of the hallway (which I’m photos appeared previously opened up into a view in the direction of the coast and let sunlight in for a sunny hallway. I could tell the rooms with only a hallway view are now very dark.

Great cosy apartment!
The apartment had great facilities in the kitchen, such as a blender and coffee machine which was nice! The bed was comfortable and staff were friendly. The views from the rooftop were great.
The location was in the local area of the town, so just be prepared to get food etc. during the day, as options are limited at night.

Very mixed feelings/experience.
The room has a kitchenette. The shower had hot water. The property is walking distance to shops and the beach
I work in hospitality in tourist destinations and felt the property description was inaccurate. This is NOT a "boutique hotel". The word hotel is misleading. It is a self catering mini studio. Overall my stay was ok. The proprietor was pleasant when I saw her, which was rarely. There is a cleaning lady/staff person named Norma who was pleasant, but again, I did not see her regaularly. Mostly the property was unstaffed as far as I could tell. My main issue was "check in". There IS no check-in. I was told to check in any time after 3pm. When I arrived, I was left standing in the street for 20 minutes before some helpful locals called a telephone number on the door to get me help. The information that there was a lock box with the keys for a self check in was at the bottom of a long email in small print and easily missed. I would suggest they put that at the top of the email in bold lettering where they provide the suite number etc In summary, I have paid the same price for an entire month at facilities with better amenities than I paid for the week here. I guess it depends on expectations. For Punta de Mita, which is an area frequented by multi millionaires, I suppose many would feel satisified, but having lived in Mexico and knowing local prices, I expected 4x the service and amenities than those previous stays as I was paying 4x the price.
