With Newport Beach's popular 35th Street beach and boardwalk steps away, our corner upstairs unit is perfectly situated to accommodate folks who want to experience the best of local beach living and recreation. Besides what is already stocked and prepared for our guests, anything else needed or desired is either a walk or bike ride away. Here's what you'll find in this upper unit:
LIVING/DINING AREA:
- Large sectional leather sofa
- Streaming Cable TV & Wifi
- French doors open to front balcony with ocean view
- Dining table w/ seating for 4
KITCHEN:
- Basic supply of dishes, utensils, cookware, bakeware
- All major appliances; small appliances
- Guests must provide their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)
BEDROOMS:
- Primary Bedroom: King bed; en suite bathroom, Streaming Cable TV
- Bedroom #2: 2 sets of Twin bunk beds
- Bedroom #3: Queen bed,

EXTRA SLEEPING ARRANGEMENTS:

Best of all is the close proximity to the popular 35th Street beach - known for its great surf and inviting shoreline. There is something for everyone at this longtime local favorite! And every convenience is within easy walking distance: eateries, coffee shops, grocery store, shopping, nightlife, the iconic Newport Pier, the posh Lido Marina Village, and so many destinations in between! The beachfront boardwalk, which stretches 6-miles along the peninsula, is the best way to explore the town on foot or on beach cruiser. Guests can park their cars and not use them again until departure day!

My wife and I enjoyed our stay. We both have family members in California and I made sure to inform the hosts that they will be coming by and they let me adjust our head count literally 10 minutes before check in. We had the upstairs unit. Aside the first few days of us staying, we didn't have downstairs neighbors so really no noise problem. We were literally 10 steps away from the beach and maybe a solid 10 minute enjoyable walk from the pier. A slightly outdated home but it got the job done. Comfortable, clean, had everything we needed. Only downside I'd say was having to pay for washer and dryer but we used my sisters washer and dryer so just be prepared to bring quarters incase you need it. Two car garage so don't stress about parking on the busy neighborhood street. Why pay 5K+ for a direct beach house when you can stay here and only be 10 steps away from the sand? I'd recommend this house to anyone.

Great stay for a larger group; location by the beach and distance to local food and drink scene by foot made it ideal for us. Beachview team was responsive with all communication and helped us confirm our reservation after a series of earlier cancellations from different hosts. Would recommend staying here.

This was a good find, very spacious and clean. The kitchen was stocked with equipment for most cooking needs. And the beach being so close made morning walks fabulous.

We had a great family vacation. The house was overall nice. But it needs some serious upkeep. Dishwasher was unusable and it sprayed water everywhere, master bedroom bed frame is held together with rachet straps and the legs of the frame underneath the mattress are so bent they dont touch the floor, there is little to no water pressure in the masterbath shower and DO NOT flush the master toilet or use any hot water in the house while showering. You will get a cold blast of water.
With that said, the property manger delt with issues quickly and were very friendly. I would recommend this rental to anyone wanting to stay steps from the beach.

We were very pleased with this property and had a great time. Loved how close we were to the beach and restaurant were within walking distance. The only thing I would suggest is to have some kind of window coverings in the bedrooms. We used blankets because the street light are pretty bright. Overall we had no complaints.

The condo was close to the beach. The property management was quick to respond to any concerns or questions. The condo was spacious and clean.

Beach view was great and fabulous location, but the rental was shabby, fridge barely works, patio table needed to be trashed, paint peeling inside or shelving partially painted. Couch barely usable, tv in master didn’t work and there were flies everywhere especially in downstairs unit.

Had a wonderful vacation at this lovely beach house. Very roomy to fit 9 family members and only a few steps to the beach! We all enjoyed the time together.

Home needs love
Yes it is so cal where most times you don't need heat, but this week you did need it. And it didn't work. Management co did bring some floor heaters that did help a little. It was also awesome coming home from Disneyland to have your front door wide open. Done by owners hearing person..Location was great. House just needs love from window coverings to pots pans. I wouldn't stay here again.

Great location. Old apartment
The apartment is centrally located , one block from the dang beach. That’s pretty much the only good thing I can say.
The apartment is old. Anything you can think of can use an update. Kitchen, bathrooms furnitures.
During our stay we had a power outage in the kitchen. Property management was quick to respond but Maintenance guys indicated that they are visiting the place frequently due to its poor condition. Electrician mentioned that the wires were corroded…
We enjoyed our stay despite these issues but it was mostly due to the location.

Less than a minute walk to the beach! Furnishings/amenities are basic but we found it fit our needs. Great for a larger group on a budget.

Newport Beach 4 nights 2020
Pros:
*Location was great. 1 house from the beach with water views.
*Home was clean.
Cons:
*Due to no a/c had to have windows open all night and was very noisy.( we knew in advance there was no a/c). Also our stay was During a major holiday.
*The home itself is in need of much repair and renovation. The property management did disclose before our stay that property was rated at minimum standards.
*Upon arrival at property there was a strong gas smell. Management quickly fixed issue with stove same day along with broken closet door and broken screen door to rear balcony. Special thanks to Tim from maintenance with Beachview Realty.
* We noticed mold in coat closet.
Even with the above issues we did enjoy our stay, but next time at a different property.
