Beautiful and family friendly, this vacation home has something to offer for all guests! From the home theater to the princess castle and boys sports loft, this house is truly amazing! ALL NEW BEDDING AND DISHES. Updated Farmhouse look with updated new carpet and paint . USB outlets in parts of the house. THE PARKING Is the best feature. DONT fight for the few public parking spots in the crammed Resort Communities. We host many groups that bring side-by-sides, boats, trailers. We can park several vehicles securely and off the streets. ITS a HUGE BONUS for those with Toys:)

GRAND CANYON (Sleeps 2) Master Bedroom with NEW king size upolstered bed, TV, modern chairs, round table with two chairs and beautiful bathroom with XL jetted tub and separate shower. There is also a toddler bed in the extra large walk-in closet.

ARCHES : (Sleeps 2) NEW California KING bed and nightstands , + a closet. There is a full bathroom just off the ARCHES and BRYCE CANYON rooms that they share. BOTH HANDICAP ACCESSABLE ROOMS and bathroom

BRYCE CANYON: (Sleeps 2) New lower king bedroom set, lower to the floor, for ease with older couple or ADA needs, and a closet.

Theater with ten reclining chairs, large flat screen TV/DVD/cable.

ZION (Sleeps 2) NEW iron CA king Bed with nightstands, double doors that close for privacy. Front Entry DEN

The Family Room has seating for 8, and the open kitchen has seating for 20. There is also a Harry Potter cupboard under the stairs that has a twin size mattress

Upstairs:

SNOW CANYON: Large family suite(Sleeps 4) Leather CA King set, NEW Full sofa sleeper and closet.

CAPITAL REEF: (Sleeps 5) large Family Suite Black CA King bedroom set, NEW Full sofa sleeper and twin mattress in closet with sheets that can be thrown on the floor + closet.

Girls Loft: (Sleeps 7) Girls loft features a castle -play area/ bed, with a single princess bed on top and play kitchen area on the bottom. There are three white trundle sleigh beds, which can each sleep 2 people for a total of seven twin beds.

BOYS LOFT: (Sleeps 8) Boys loft has a twin size trundle bed two full-size trundle beds, which have twin mattresses underneath them. The room also sports a flat- screen TV and Xbox system with game chairs and large bean bag chair

LAKE POWELL: (Sleeps 4) Large family suite with king bed, and Queen sofa sleeper. There is also a full size bathroom with tub and double vanity, washer and dryer and blue oversized chair

The house has a total of 7 private bedrooms with king size beds, a girls loft, and a boys loft. A Harry Potter themed hide out under the stairs with a twin bed. There are 22 separate beds on this property. There are also 4 large full bathrooms, two upstairs, and two downstairs. The house has the capacity to sleep 36 people in beds when the sofa sleepers and twin mattress are utilized. We have WIFI and upgraded cable throughout the house. There is grass in the front yard, and the back has concrete and layers of rock as ground cover. There is a new 20-jet Jacuzzi hot tub, which is heated year-round on the back patio. There is also a NEW basketball hoop and kids playhouse. A new playground and huge grass area are a hit. The yard is over an acre and there is also an area that can be used as a campfire gathering area. Horse shoes and a gas firepit for SMORES are also included. Free weights and a air hockey table , ping pong, fooseball and championship basketball game, are in the garage. Extra picnic table and buffet table are stored in the garage for outside gatherings. New upgrades between guests may suprise you.

The Jacuzzi and a basketball court area are adjacent to the eating and sitting outdoor areas as well as the gas Fire pit and chairs.

Such an amazing home and property!!! Everything was beautiful, clean and fully stocked for our four day stay for my son’s wedding. We could have fit the entire wedding party at this home and would love to come back for a family reunion. My 3 grandchildren played in the playroom for hours!!! I’ve never been in a rental that was so well equipped for the oldest generation (my dad was in a wheelchair), adults, young adults, teens, and young children. We had all of the above and the home worked flawlessly. Working with the owner was easy and he always responded quickly. They left us the most delicious homemade cookies, jam and bread upon arrival which added such warmth to our whole stay. The grill outside was fabulous, the theater room was a big hit, we loved the privacy and nature surrounding the home, and everyone slept so well in the beds. My disabled father said it was the best sleep he’d had in months! Thank you so much for sharing this wonderful oasis with us! We would definitely stay here again!

Always a pleasure to stay here - the place was clean and well maintained and has lots to do inside to occupy children young and old. We got to focus on spending time with family and building up our relationships.

During our stay at the home we got there and reviewed the guest manual for any rules. Since we planned on having a water day for the kids we brought a water slide. After reviewing the manual we found that it stated ALL WATER SLIDES and kiddie pools are ALLOWED as long as it is not on the grass. We complied and had our blow up water slide and kiddie pool on the designated area of concrete. Their parents who live next to the property spied on us and reported we were using the water slide to the owners. Next thing I know I get a text from the owner asking us not to use anymore water, even though I complied with ALL of their rules. Apparently he himself didn't even know what was in his guestbook because he didn't know he allowed it. Needless to say this made it a sour trip. The text messages he sent weren't professional.

We had the most wonderful time here! The home was in a secluded, beautiful area. It was safe, plenty of parking, and clean. We had a couple of small issues, but Jason was able to take care of them right away. We so appreciate everything they did for us to help us out! All of our kids and grandkids had a fantastic time here! It was a really hot week so we weren’t able to enjoy the beautiful yard much but we were so happy to have a nice cool home to come to when it was hot outside. Thanks so much for sharing your beautiful home with us! We hope to come back soon!

This house was beyond amazing. I would not have a single negative thing to say. While it was set in a neighborhood, you turned of the road and found yourself in a pretty private area, only one other house. It had space for everyone of our 17 family members. The kitchen had everything you could ever need, the living area was big enough for us all to enjoy each other, and the outside also had a wonderful sitting area. The young children loved the outdoor play area as well as the indoor space dedicated to children. We were also close to all the places we wanted to visit. We loved the welcome bread, jam and cookies!!! I highly, highly recommend this home! I cannot say enough great things about the home and our trip!!!

Most peaceful, quiet place in Washington County but with plenty of beds -- 7 kings plus others -- indoor and outdoor games to keep everyone busy plus comfortable theater room. The home stayed very comfortable on a day of record temperature.

We had a small family reunion of sorts, to celebrate a wedding, and this was the perfect place. Lots of space for several family units to retreat to. Lots of toys and structures for the kids. The kitchen and dining space was well appointed and big enough for our whole group!

Location is amazing!’ Close to everything stores restaurants trails ..Zion Bryce Canyon etc (short drive) First walk into the house you can see the pride to host has with extra care..it’s the most beautiful, equipped, comfortable place me & my guests have ever stayed & we travel around the world. The yard is beautiful, there’s mules and goats next door on each side we followed a family of deer down the driveway a few nights . We had a graduation dinner & there was everything we needed stocked in the kitchen to cook, kids had a playset, toys & game room ..hot tub & patio furniture Theater room too. The pictures don’t show how amazing everything is. Comfortable beds & furniture everywhere. My only suggestion would be to stay longer we stayed for 3 full days, St. George is beautiful with so much to anytime of the year but you really want to take some time to relax at this beautiful house..we came from Hawaii, New York, Texas, Arizona, California, Colorado Thank you Jason for making my daughter graduation an amazing experience!!

This house is amazing. It has so many wonderful bedrooms. It's cozy but large enough not to feel cramped. Supplied with everything needed and more. The yard is beautiful. The kids loved being able to run and it kept them busy. We had family from ages 3 to 62. We will definitely be back. Thank you to Jason. He was prompt at responding to questions or any needs!!!

This house was everything we hoped it would be. It was clean and stocked with everything we needed in the kitchen to cook for a large group. There is plenty of space for everyone to sleep. The yard is nice and well kept. The hosts were very quick to respond and sent me all of our check in information in a timely manner. I will definitely book here again.

Our group of 15 enjoyed their stay at the property. Jason was a wonderful host and responded quickly to all inquiries. We were greeted with fresh baked bread, homemade pomegranate jelly and a plate of cookies! Lovely country setting. Even beds and bathrooms to not feel crowded even with the large group. The grandkids loved the outdoor play equipment and indoor castle playhouse! Beautiful pictures of the parks of Utah throughout the house. We enjoyed the theater room to watch a special video we made for my parents 60th anniversary. You’ll love this property!

We loved the facilities and the games in the garage was superb! The animals were wonderful to watch and visit. We enjoyed the yard and had good enough weather to enjoy it! The princess bed was a super hit with our little girls! We hope to be able to return sometime. There was enough room to have several activities going at the same time and areas big enough to put the complete group together! We loved our stay!

Second stay here for our family reunion. We love the location and yard for the kids to play at the house. Plenty of room for everyone. Couples all get private rooms and kids get to share one big kids area. They have so many extras to make the stay fun and easy for us. Owners are wonderful. We look forward to coming again!

Beautiful, spacious home with king size beds for all the adult couples with plenty of beds for younger kids and teenagers. Our 2 youngest granddaughters loved the princess castle and the train table was a big hit too. Our teenagers loved the theatre room and video games. The welcoming treats were a hit and the homemade bread and jelly tasted so good. The air conditioning system worked wonderfully throughout the whole home . Having a second refrigerator in the garage was so helpful since we had 26 people in our group. Home was secluded and peaceful but close to so many of the activities we wanted to do. Costco and Walmart are really close so we could pick up food and supplies easily. Host was easy to contact and replied quickly. Only recommendation l have is it would be nice if there was a pretty curtain or something to separate the princess area from the boy’s loft to give more privacy. We had a wonderful stay. All adult couples enjoyed their own king sized bed, and the kids enjoyed all staying together in one room. We were able to feed our large group comfortably in the common areas. The hosts were very good at communicating and accomodating. Although the temperatures outside were very hot, the houses air conditioning system kept the house very cool. Would strongly recommend this place for your large group of up to 36.

This spacious house was a fantastic setting for our reunion with 13 adults and 18 children (ages 0-16.) The house sits alone, tucked at the end of a short road so there is good privacy, lots of grass for the kids, and plenty of parking under old shady trees. We were all very pleased. One plus for us was discovering before we arrived that a Costco is only about a mile away so we didn’t need to pack food and other supplies as some reunions required. Location is quite central to area attractions. Property manager very friendly and responsive. Negatives: It would be nice if there was another bathroom. Hot tub was fun for the kids but is old and temperature control spotty. It, along with some recliners in the theater room need repair/replacement. If we return to St. George for a reunion we would love to stay here again.

Overall excellent stay. Lots of room, fun for kids , nice rooms, kitchen and family areas. Even enough room for square dancing on the basketball court. Only thing less than desired was a broken (cold) hot tub. We booked specifically because it listed a hot tub, but heat control was broken and not fixed before we left. Other than that , great all around.

Wow! This was an amazing home. Beautifully decorated, well appointed and lots of unexpected additions. Upon check in we were met with homemade bread, jam, butter, cookies and a S’Mores kit ready to go. The beds were comfortable the bedding was beautiful. The rooms are large and have beautiful furniture and beds. Bathrooms were set up nicely so people could be showering in privacy while others could use the sink and toilet. We didn’t end up using the hot tub, but used the side yard for family games. The yard is beautiful with large green grass area, big enough for a family whiffle ball game. We enjoyed sitting and visiting under the pergola. Parking was a breeze with lots of parking available for our large group. The kids loved the theater and enjoyed played video games. It was a great place to show family movies/videos. The host was wonderful and easy to contact. His emails were warm, friendly and made us feel welcome. We would definitely stay here again. Great home!

There are very few such peaceful places which are within minutes of so much opportunity and enjoyment. One new discovery was the large park (soccer, pickle ball, fishing, etc.) within walking distance -- and yet not one unfamiliar car came remotely close to the locale. We brought our own group entertainment and largely ignored the limited magazines in our few spare minutes.

The home is just what we needed for our large family. The home was very comfortable with large rooms and large open kitchen with dining area which included the large living area. The garage is large with table tennis. We enjoyed the back patio and had large gatherings out there. We also had activities on the large lawn. Some also used the hottube one afternoon. The sencond frig in the garage was handy. The children enjoyed scouting around a little lookings at horses and a calf. Some of the kids climbed one of the large mulbeery trees. We had also stayed at the same home 5 years ago and returned and equally enjoyed the 2nd time as much as the first. The host and hostess served us cookies, bread and homemade jelly. The were accomodating for our large group.

A group of friends getting away for the weekend for fun and relaxation. What a perfect get away. Just around the corner from everything but tucked away in the .uddle of beautiful green surrounding surroundings so you feel like youre out in the country. Beautiful, quiet, and peaceful. Jason and his family are wonderful hosts.

The house turned out perfect for the group of eight of us. It gave us each our own bedroom.. Layout of the house was great, a few minor things missing or broken but overall very well equipped. There was no, need to contact the owner during the week we were there. Overall, very happy with the property and hoping to return at some point.

Having stayed at several VRBO’s and other rental properties, this is by far heads above any we have stayed at. Great communication with owner, very well stocked with everything we needed. Parking of 7 trucks and trailers was not an issue. Our group has already booked this place for our trip next year.

The location was great, close to stores but in a quiet area that it didn't feel busy. The house was stocked and had a lot of great amenities. Lots of space. Nice outdoor situation and indoor entertainment. I would love to go back

We had 6 families with small children. This home was great! We were welcomed with homemade bread and jam! We all had our own rooms with King beds! The kitchen was stocked beyond our expectations! Plenty of dishes for adults and kids, spices, paper supplies, pans and utensils of all kinds! Plenty of places to sit. Huge barbeque that we used to get all that meat cooked quickly! The games in the garage were great. Had toddler beds, pack & plays, booster seat, high chair. What a benefit to have so much laundry access! It was convenient to have a yard and playground for the kids to play in. Jason was very quick to respond to any requests or questions. We would definitely recommend this to anyone. (Just an FYI, the girls castle room and the boys room are the same long room divided by a walkway-hall area) If you wonder about anything, just reach out to Jason, he's great to get the answers to you!

Everyone had their own room and the accommodations were terrific for cooking our own meals. Our team was able to spread out to enjoy each others company to learn more about each other on some hikes that were a short drive from the house.

There are not enough superlatives for this property. It definitely exceeded all expectations and we found all the reviews to be spot on. The attention to detail here is amazing - in cleanliness, decor, everything needed for a guest’s comfort and a very well equipped kitchen. King-sized, very comfortable beds were a huge hit for our family group of 15 adults and four kids. We have rented many properties over the years and this one is a winner!!

Your property is AMAZING! We needed a property that would have room enough for me and my six sisters and all of our daughters! It was absolutely perfect for our girls weekend. There is plenty of parking and beautiful landscaping that greets you when you drive down the private tucked away drive. The check in process a snap and the house decor, special treats and large spacious bedrooms were perfect in every way! Thank you so much for sharing your home with us!

We were there for the World Senior softball tournament. Loved the place, plenty of room for the whole team. Great atmosphere whether sitting outside talking or making s’mores by the fire pit when not on the field playing ball. Will definitely look into booking again next year.
