There is a second separate townhome on the property, behind the building on the alley side. Please be respectful of all local residents and abide by our Good Neighbor Policy listed below.

Mission Beach is the center of fun and activity out of all the San Diego beach communities. The boardwalk and beach are less than 100 steps away and is always bustling in the summertime.
Hear the waves crash from your room! This 3 story, 4 br/3ba house is located right in the middle of Mission Beach making it the perfect adventurous getaway or relaxing vacation for large groups and families. Great restaurants, bars, coffee shops are all just a block away.
The property is also walking distance the famous Belmont Park - an amusement park that features the Giant Dipper wooden roller coaster, mini golf, a zip line, rock climbing wall, ropes course, arcade and more - all located right around the corner!
Getting Around:
From the condo, you can walk to restaurants, shops and the beach! Pacific Beach (PB) is located less than 2 miles up the coast and its only about a 15 min bike ride down the boardwalk!
If you need to get anywhere in the greater San Diego area, Uber or Lyft are great ways to get around easily if you do not plan on bringing a car, or just need catch a quick ride (there`s always plenty of drivers in the area).

ENTAL TERMS & COMPANY POLICIES:
The vacation rentals we represent are typically second homes owned by individuals who also use them as a vacation home. These homeowners have made them available to share with responsible groups that will treat the home and neighborhood with respect. While many of our guests are on vacation, the full-time residents that live nearby are not.
*No smoking, parties, or events. Noise ordinance starts at 10pm.
*Max Occupancy is strictly enforced. No more than the max number of guests allowed inside.
*Self check-in: Anytime after 3PM and check-out by 10AM
ANY EVIDENCE OF SMOKING ON THE PREMISES (INCLUDING ALL OUTDOOR AREAS) WILL RESULT IN A MINIMUM $250 FINE
EARLY CHECK-IN/LATE CHECK-OUT:
**PLEASE NOTE** Due to the nature of last-minute bookings and the cleaning schedule, EARLY CHECK-IN IS NOT AVAILABLE. However, you will be notified the morning of your arrival as soon as the unit is confirmed cleaned and ready for check-in. LATE CHECK-OUT IS NOT AVAILABLE as the cleaning service will arrive shortly after the 10am check-out time (usually by 10:30am) to prepare the condo for the next guests.
**GOOD NEIGHBOR POLICY:
NOISE IS THE MOST SERIOUS ISSUE: First, we need to reiterate that this is NOT a party house. We have had complaints from the neighbors in the past about guests throwing parties or being loud late at night. This is simply not allowed. If your group is loud and disrespectful, I will get a call from the neighbors and you will be asked to leave, forfeiting your deposit. We take this very seriously and you should too. If you have any questions or concerns, please contact me at any time.
NOISE COMPLAINT FINE OF $300-$1000: Any formal noise complaint issued by neighbors or City Officers will result in a $300-$1000 fine deducted from the security deposit. Police have the right to fine guests up to $1,000 for first time noise complaints. Noise travels far at night. PLEASE CLOSE ALL WINDOWS AND BALCONY GLASS DOORS THROUGHOUT THE CONDO if you are playing music or talking loudly, and walk outside to assess your noise level. STRICT QUIET HOURS start at 9PM on weekdays and 10pm on weekends.
MAINTENANCE REQUESTS:
If anything needs immediate attention, please contact us and we will send someone to take a look at the issue and will try to resolve it within 24 hours of your request. We appreciate all your feedback on minor issues as well, and we will see to it they get fixed as soon as possible.
CLEANING SERVICE:
Cleaning services are provided by a third-party vendor. The cleaning fee is what they charge per cleaning per stay. Please do not haggle with the cost of the cleaning fee before making a booking inquiry, as this charge is mandatory for every reservation.
**THERE IS A NON-NEGOTIABLE CLEANING FEE FOR EVERY STAY**
It is standard for beds to be made for Guests arrival as part of the linen and cleaning service.
The home is provided with a starter set of toilet paper & paper towels. Owners do not guarantee that these extra items will always be available and guests may need to replenish their own paper goods, toiletries, & laundry detergent, etc.
Please be sure to bring your own beach towels, chairs, canopy, etc. as these items are not supplied. If you plan on traveling light, there are a few retail surf shops and rental places nearby where you can reserve beach necessities at a great rate.

Sad stay in San Diego
The place was filthy. The French doors were so rusted that the pins would not budge to hold them closed. Every item in the kitchen needed to be cleaned before using. The floors had not been vacuumed or mopped in months as there was dust and sand everywhere.
There was not enough closet space for the number of people the place can accommodate. The closet downstairs was locked and not available.
The host was none responsive when it asked how they locked the doors for safety. The question was posed on day 1 and I never got a response.
The place was overpriced for what we got. It has potential to be a nice place but it is a work in progress and should be advertised that way. I read the reviews and took a chance anyway hoping the poor review on cleanliness had been fixed but sadly it had not changed.
Very disappointed that a trip to our favorite destination was not all it could have been.

Stay Away
The owner cancelled our reservation less than 24 hours before check in and then tried to blame it on VRBO. Hahahahaha. What a joke!
Luckily VRBO came through and found us a way better house on the ocean and covered the difference in cost. Highly recommend using VRBO but stay away from this house at all costs.

Grammy's Family Staycation.
Ryan and his wife addressed all our minor and major glitches. They were a pleasure to deal with.
My only complaint was the noisy construction across the alley beginning early in the mornings. Other than that, our stay was great and fun!!

The floors were dirty, swept when we got there and again felt very lived in, not like any VRBO we’ve stayed in before. I would advise the owner to get new cleaners. The towels in one of the bathrooms were dirty. Dishwasher didn’t work, not enough hand towels for the kitchen especially when you have to wash everything by hand.
Would not stay here again.
