I needed an iron to press my outfit no iron in the room. I was attending a wedding this was such a huge inconvenience. the host never bothered to reply to the request or simple apologise

Good value for money. A comfortable room. Easy to find and great communication from the host.

Room was very clean and modern. Compact but had everything we needed. Excellent location. The communal basket of toiletries was a nice touch.

One of the lights wasn't working and no hand-wash in the soap dispenser attached to the wall. Very small shower.

Room was beautiful and spotless

I found finding it difficult and I’ve never done an entry keypad system and took over an hour to gain entry as was given a PIN code that wasn’t for that property

Lovely and clean. Just what was needed for the one night stay.

The communication was good, early check-in available. Lady I met was very accommodating. Basic room, everything we needed.

Bed wasn't that comfy. No where to put toiletries, shelf in bathroom let everything slip off. No shampoo/conditioner, etc, as one has come to expect from hotel stays.

Fabulous hidden gem for the heart of Oakham

Staff were amazing, very accommodating and welcoming. Fantastic location and had a lovely vibe about the place. Welcomed our little dog George with open arms and even had a bag of treats waiting for him in the room! Contemporary feel quite a chic little area tucked away behind the gorgeous thatch roofed building that is the opticians. Separate entrance door with 24 hour key code access, outside of normal shop hours.

Room a little small but very nicely laid out. Parking a little way up the street not great when unloading bags.

Great place in the heart of Oakham

Great place to stay right in the heart of Oakham. The room was compact but very comfortable and perfect for a short break. It was very quiet and peaceful even though it was just off the main street. I highly reccommend staying here, it was great value for money.

Good location and access, not great if you are not a deep sleeper.

Very helpful communication pre arrival. Easy to access. Clean and has everything needed. Recommend heading to the larder for brunch the next morning.

The walls between rooms are very thin. So woken up everytime the next room went to the toilet, coughed etc. Also there is a fire exit light that remains on all the time. If you are a light sleeper bring ear plugs and a eye mask.

Very friendly, welcoming and comfortable stay.

My partner and I are from London and we were attending a wedding in Oakham. We stayed one night at Rutland Rooms. I think there are 3 rooms, which are situated above an opticians. The lady who checked us in was really friendly and when we asked for late check out they said we could leave late as there were no bookings. This was at no extra cost and was really nice of them. It meant we could fully rest up before driving back to London. The room was very nice! Clean, comfortable, beautifully furnished with cute touches with the mugs and breakfast/tea treats (Mrs Crumbles Coconut Rings). We didn't explore locally as we didn't have time but it was a good location to do so. We had a really comfortable stay and would recommend to anyone.

Great room but too noisy and brightly lit, probably ideal for party goers but not ideal if you’re looking for a good nig

The location was great, free parking and plenty of places to eat nearby. The room was nicely decorated, very clean and bed was comfortable. Loved the carpet. Nice selection of teas to choose from. Easy access and good communication from property owner about how to get in etc.

Walls were very thin so could hear people coming back from nights out or general conversation from room next door. Emergency light above the door meant that the room was not dark when lights were turned off, impossible to sleep with that glaring. Wish I had taken an eye mask or something. Shower plug hole possibly not been cleared in a long time as water was not draining at all. Otherwise very clean in the room and bathroom.

Noisy fan in 36 degree heat wasn’t great. No soap or shampoo in the shower, no staff to help, email received two days later in reply saying they don’t provide soap!

Fantastic location & great rooms

Location perfect, right in the centre of Oakham but we had no noise at night. Rooms were great and had all we needed. Beds were really comfy.

Parking a bit of a pain as there is no parking with the rooms, so you have to pay in a car park until the free periods overnight. Having said that, the car parks are close by. No hairdryer in the room, would have expected this.
