The first floor has a FULL STUDIO APARTMENT (sleeps 4), full bath, kitchen, patio space, and separate AC! Queen bed and a pull-out couch.
2nd FLoor is the main living room, kitchen, dining area, and wrap-around balcony. A bedroom with Twin over full bunk beds and an attached full bathroom and laundry area with washer and dryer.
3rd floor Has a large master bedroom with a private balcony and ocean views. A separate living room space with a pull-out couch and King bed sleep 4 more.
Covered Parking for 2 cars at your front door and overflow parking in the back.

Damage and Capacity Restrictions: Our properties are inspected before and after each reservation guests agree to pay for any flagrant damage to the units, excessive cleaning required at check-out, missing or damage to the units’ contents, or any other accidental damage to anything within the rental unit during the rental period. If any damages the Renter authorizes any said damage or missing items charged to their credit card identified above. The listed maximum capacity may not be exceeded during any time for the duration of your stay. If it is exceeded then Guest is in breach of this Agreement; and (iii) Guest forfeits its right to return of any monies collected. No smoking, or parties of any kind are allowed at this property.
Terms include a No Tolerance Policy regarding excessive noise, parties, or disturbing neighbors. Please make sure you are comfortable with our Terms as they are strictly enforced.
RESERVATIONS: All Reservations are subject to Management and Property Owner approval. Online rates are subject to change without notice. Should there be ANY issues with the reservation, you will be notified.
PROPERTY: Guest rents, for vacation purposes only, the furnished real property and improvements described.
ARRIVAL & DEPARTURE: Check-in time is no earlier than 4:00 PM on arrival date. This time may be delayed should unforeseen circumstances arise. Check-out time is NO LATER than 10:00 AM on the departure date. Early Check-In and Late Check-Out options are not available during Peak Times. If Early Check and/or Late check out are approved, you will get an email confirmation from the reservation team.
PAYMENTS: ALL PAYMENTS ARE NONREFUNDABLE. Outside 30 days of arrival, Deposit Payment is due to reserve property. Balance Payment is due 30 Days before Arrival and will be charged automatically to same credit card used, unless communicated otherwise. Within 60 Days of Arrival, Total Cost is due to reserve property. ALL Payments are NONREFUNDABLE. We offer Vacation Rental Insurance
CANCELLATIONS & REFUNDS: If Reservation is cancelled inside of 30 days of arrival, Deposit Payment will be forfeited, and Guest is released from financial liability on remaining balance owed. Outside of 30 days deposit will be refunded to the card charged only minus all transaction costs.
UNAVAILABILITY: For any reason beyond the control of Management, the Premises become unavailable, Management may substitute a comparable unit or cancel this Agreement and refund in full all payments made by Guest.
STRICT NOISE ORDINANCE: We have a strict noise ordinance that must be followed. No loud noises, music, load vehicles are allowed between the hours of 10:00 pm and 7:00 am. Please note if the these are followed you can be fined and asked to vacate the property.
APPROVED GUESTS AND USE: The Premises are for the sole use as a personal vacation residence by Approved Guests. Reserving Guest is responsible for any guests that use the property during the term of this agreement. Guest may not exceed Max Occupancy for Property at any time. If the Premises are used, in any way, by more than max allowed guests, (i) Guest and all others may be required to immediately leave the Premises or be removed from the Premises; (ii) Guest is in breach of this Agreement; and (iii) Guest forfeits its right to return of any monies collected.
OCCUPANCY: Approved Guests are persons who will occupy the Premises. No unlawful activity or any other activity that constitutes a nuisance is permitted on Premises. Approved Guests take full responsibility for all lost or broken items, and any damages to the Property of any kind.
SECURITY DEPOSIT: A Valid Credit Card to be kept on file is required upon Reservation. Should a Security Deposit not be collected or damages cost are above damage deposit amount, any charges above the amount of deposit, the Credit Card on file will be charged for any of these costs. Guest hereby grants consent to charge Credit Card on file for any damages, missing items, excessive cleaning, fines, and, if necessary, cost incurred to remove Guest from property.
CLEANING: Premises will be delivered to Guest in a professionally cleaned condition. Should Guest's use and activity require more than regular cleaning services, Guest will be charged for associated excess costs.
PETS: If this is a non pet friendly home then Pets are NOT allowed. If unauthorized pet is discovered on Premises, Guest will be asked to leave without refund as Guest will be in breach of this Agreement.
NO SMOKING: No smoking is allowed on the Premises. If smoking does occur on the Premises, (i) Guest is responsible for all damage caused by the smoking including, but not limited to, stains, burns, odors and removal of debris; (ii) Guests may be required to immediately leave the Premises, or be removed from the Premises; (iii) Guest is in breach of this Agreement. Guest will also be responsible for any losses incurred if following reservations are unable to occupy the home due to smoking smell or damage
CONDITION OF PREMISES: Guest shall, on arrival, examine the Premises, all furniture, furnishings, appliances, fixtures and landscaping, if any, and shall immediately report, in writing, if any are not in operating condition or are in disrepair. Reporting repairs does not give Guest the right to cancel this Agreement or receive a refund of any payments made.
LOST ITEMS OR LEFT ITEMS: Management assumes no responsibility for lost, stolen or abandoned items. Reasonable effort will be made to contact the Guest for return. There will be a $25.00 handling charge plus shipping costs for any found items returned at Guest’s request. Management shall not be held liable for condition of said items. Any items not claimed for longer than 30 days, may be donated or sold.
MAIL SERVICES: You may ship directly to the home that you are staying in using Fedex or UPS while your are in the home, however we can not guarantee delivery or security of the package. This will be up to the shipping client and the shipping receiver to arrange. **We are not responsible for any lost, damaged or delayed deliveries. Returning late deliveries after a guest has left will incur an additional fee, plus cost of shipping.
MAXIMUM OCCUPANCY: No guests in excess of the maximum occupancy specified in the rental agreement shall occupy the property. Breach of this will result in immediate termination of the rental agreement with a forfeiture of the entire rental amounts and or security deposit.
NO PARTIES: All of our rentals are in residential areas and may NOT be used for weddings, receptions, parties, or large gatherings. Any disruptive events could result in the eviction and forfeiture of entire rental amount and security deposit.
ILLEGAL SUBSTANCES: No illegal substances are allowed in the rental, and minors should not be in possession of alcohol. Violations will result in eviction from the property and no refunds will be issued.
TV/CABLE/INTERNET/SATELLITE: No refund shall be given for number of devices, outages, content, or lack of content or personal preferences with regards to cable/internet/satellite service. Services are provided as a convenience only and are not integral to this agreement. No refund shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regards to service.
AIR CONDITIONING/HEATING: Guest agrees that Air conditioning shall not be set below 70 degrees and heat shall not be set above 80. Doors and windows shall be closed when either heat or air conditioning is in operation. There are no refunds for lack of, or malfunctioning HVAC units.
POOL AND SPA: If so equipped, spa heating is included. Pool heating, unless solar equipped is an additional fee and must be paid for prior to use. Guest agrees not to tamper with pool heat controls or manipulate heater in any way. Pool heat shall not exceed 86 degrees. This place was amazing! It was just across the road from the beach - you could be there in less than 5 minutes. It was a great area to walk around as well. The property manager answered any and all questions timely!

We had a great time!! The townhouse was across the street from the ocean. It had plenty of room for my family. The kitchen had everything you needed to cook meals in. The townhouse was close to everything we wanted to do.. The host was available when needed, he came and changed batteries in smoke alarm..

This was our family vacation. There was plenty of room so we could all have our own space. The studio on the 1st floor waa great for our extended family to be able to have their own space. Close to the beach in a quiet area. Enjoyed our week at the beach!!!

Overall house worked out great for two adults and 7 teenage boys. Beach was directly across the street. Two parking spots directly in-front of the unit. Main living areas including bathroom and kitchen were clean but could be cleaner! Especially the kitchen area floor, stove/oven. Could use newer non-stick pans and baking pans. Could use new pillows in the upstairs master bedroom. Plenty of towels for everyone and the wash machine/dryer worked well! On the bottom floor, there was a sofa couch/convertible with a queen bed that was broken. The bed rails were missing several springs so the end of the bed dangled off. If we were 6 adults (3 couples), this house wouldn't work for us as there are two master beds (one on the bottom/main floor) and another on the 3rd floor.

The property wasn’t very clean when we arrived but other than that I can’t name any other issues, location is awesome, the check in process was simple, plenty of space, in other words it was worth every penny I paid.
Todd is the best property manager I’ve ever work with, my daughter forgot her AirPods in the property and I thought they were lost forever, I called Todd and 24 hours later the AirPods were heading home in a UPS truck.

Great house and location!
My family of 6 really enjoyed this house. Great ocean views. Lots of space to spread out. The only thing I would improve is adding seating for 6 at a table. Maybe an expandable table? We couldn’t sit down to eat dinner together due to the smaller 4 top table. The beach is a short walk and nice and quiet. Not crowded at all, which made keeping eyes on 4 kids easy. Great place overall!

For being newly renovated some things are still very dated and need fixing, but it did not effect our vacation. Pool is not the biggest. Hot tube was not hot. But again, did not effect us too much because we spent most of our time at the beach.

Gorgeous home and location
The house was exactly as described. It was very spacious and slept our whole group comfortably. Located across the street was the beach. The area is not heavily populated vs the other areas. Grocery shopping available within minutes of the home as well as several restaurants. I would definitely stay here again for all future visit when traveling with a large group of friends and family.

Nice condo that has recently been updated. All three of the bathrooms were very nicely remodeled. Basically has all the amenities that you need for a nice vacation. It’s just a short walk to the beach access. The condo has two kitchens and for the most part it was fine but it does lack things like storage containers like Tupperware for example. So if you’re going to be cooking I would bring some plastic bags to store leftovers. I would also bring paper plates because there are not a ton of plates in the kitchen but there are a lot of glasses of all sorts. We were thrilled with the owners response when we needed some beach chairs he actually delivered them to us within an hour! We also had trouble initially getting into the unit and again the owner was very quick to help.It is lacking a grill. Also it would be nice if there was a wagon in order to haul all your stuff down to the beach so if you’re planning to stay here you may want to bring a wagon. Overall this was a great spot for our family vacation. My comments here are merely suggestions for improvements and they did not cause any problems with our stay there.

Super clean and well taken care of.
The property itself was lovely. Unfortunately, the attractions and goings on near the property made us feel uncomfortable after dark. We actually cut our trip short by a day because we felt that the area was a bit too much for us.
We will avoid going to PCB again. Too much has changed.

Great location -Clean - Lots of Space
We LOVED our stay at this property. Our family of four had more than enough room - we could have easily accommodated more family or friends. The beds were comfortable, all the rooms and bathrooms were clean. The kitchen had all the cooking utensils we needed. The location is ideal, with plenty of close access to shopping, restaurants, Pier Park, and a public beach access (76B) is literally right across the street so it is an easy walk and the crosswalk makes it very safe for families with kids to go to and from the beach with ease. You can see plenty of ocean from the third floor and balcony of this townhome, or you can walk a few steps to the beach and watch the beautiful sunsets that Panama City Beach is famous for. We loved the location, beach access and overall value and our family loved the overall comfort of our stay. You won't find a better location with more space and comfort. We will definitely book at this property again.
