Summary:
LOCATION: Factors Row by Roami is the perfect home base for exploring the Big Easy. It's only a block away from Bourbon Street and a 5 minute walk from the French Quarter, home to some of New Orleans's best restaurants, bars, and cafes.

The Space:
The property is just a 10-minute drive from the Central Business District. Experience a part of New Orleans' earliest history by staying at Factors Row, built in 1858 and renovated in 2016. Best of all each unit is complete with all the conveniences of home.

CHECK-IN & CHECK-OUT: Check-in is any time after 4PM and check-out is any time before 11AM. An early check-in or late check-out time may be available, please inquire about pricing at the time of booking.

ROOM ASSIGNMENT: We furnish all of our properties to a uniform standard, but individual units may differ slightly from the pictures shown. Exact unit is assigned at check-in. Views and square footage may vary slightly.

BEDROOMS: This property sleeps 6 guests in 2 beds and 1 sleeper sofa. Smart TVs are located in each bedroom. See bed count below:
- Bedroom 1: 1 King (Sleeps 2)
- Bedroom 2: 1 Queen (Sleeps 2)
- Common Area: 1 Sleeper Sofa (Sleeps 2) Additional beds cannot be provided.

BATHROOM: The bathroom is stocked with toiletries (shampoo, conditioner, and body wash), plush towels and washcloths, and a hair dryer.

KITCHEN & DINING: The kitchen is fully stocked (200-piece culinary set) and has a full line of new appliances (blender and drip coffee maker included). The dining area has seating for 6, along with all the necessary dinnerware, and more.

AMENITIES: This property includes a fully-equipped gym, a piano room and luggage storage (please be advised that this storage has no lock). The property also has a lobby and front desk.

PARKING:

There is a Loading Zone outside of Factors Row in front of the building that guests can use to load and unload their vehicles. Cars are only allowed to park here for a maximum of 10 minutes or they will get ticketed/towed.

If you're renting a car, we recommended parking at the O'Keefe Parking Garage located at 412 O'Keefe Avenue. The parking fee is not included in your room rate.

There is also metered parking along in front of the building and throughout downtown. Metered parking is available from 8:00 AM -7:00 PM from Monday through Saturday and is free on Sundays. Roami is not affiliated with this parking garage. If you have any questions you may call the garage directly.

WHAT'S INCLUDED?: Iron and ironing board, steamer, washer/dryer, 1 pack-n-play crib, free WiFi (Up to a max 75 Mbps) and Smart TVs for your streaming apps like Netflix. Stair gates provided upon availability.

AREA: The approximate unit size is 900 square feet.

Other Things to Note:
Guests are emailed visual check-in instructions and unique door code 24 hours before check-in. Please check your spam/junk/promotion folders or contact us if you did not receive them by your day of check-in.

Surveillance Camera: For guest and property protection, A/V surveillance is present at the entrances and exits. No surveillance is located inside the property.

Luggage Storage: While we offer luggage storage, please note it is a shared luggage storage and open to all of our guests. Please refrain from leaving valuable items inside your luggage's. The management will not be held liable against any lost or damaged valuables.

Interaction with Guests:
We believe in personal space. Prior to your arrival, your unit will be professionally cleaned and your self guided check in process ensures easy arrival with no long lines. Should you need us, we're here 24/7 with our Guest Experience team and local folks on the ground. And if you don't need us, we'll stay out of your way. After all, this is your place in the city.

I stayed at this property for four days and found it to be very clean with a great location. However, the experience was marred by some issues. The mattress was much to soft, whis is problematic if you have back problems. Additionally, one of the beds was broken, forcing my daughter to sleep on the couch for two nights. Despite communicating these issues, the discount offeres was minimal and felt almost insulting. Its also worth noting that payment is required in advance, leaving you with little leverage if something goes wrong. This highlights the disconnet berween the property's promises and my experience

Great property great location. Historic property. Like any large city you just have to be aware your surroundings. Quick walk to the French Quarter far enough away from city noises.

This condo was beautiful, clean and safe. The location to all transportation, the French quarters and Garden strike was absolutely amazing. I would definitely invest in electric car pass $15 for seven days. Just jump on the electric car was in a block of the hotel. Absolutely love your stay. Bourbon Street was literally right across the street.

This property is definitely worth the money. So much room, very clean. Washer and dryer in unit. We enjoyed having our own outdoor space too. The building was quiet and location is close to everything. Would definitely stay again
