The second bedroom comfortably accommodates guests with two queen-size beds. Lastly, the third room, perfect for families, boasts two full-over-queen bunk beds. All bedrooms share a conveniently located full bathroom with a tub/shower combination.

- One-night stays must be approved.
- Quiet hours are from 10pm-8am.
- Any damages to the house or property during your stay will result in a deduction or additional charge for the resulting repair/replacement cost.
- All pets must be approved by our team, stay off of all furniture, be cleaned up after in the yard, and not left alone inside the home unless in a kennel.
- No parking allowed on lawns, yards, empty grass lots or other neighbors’ driveways, even if their home appears unoccupied.
- Oversized vehicles/trailers are not permitted unless explicit approval has been received from our team.
- Do not turn the AC below 70 degrees. If you do, you will risk the AC unit freezing up, requiring it to thaw out which will result in the home getting extremely warm.
- Should an eviction occur due to breaking house rules (noise ordinance violations, excessive guests and/or vehicles beyond the agreed amount), there will be an $850 fine.

This camp is in horrible shape. Floors were tapped together. Whole in floor by door that you can see the ground. Sofa was like it was picked up on the side of the road. Nails in staircase. Sewage over flowing in back yard . Smells. Had to through away in opened food cause of rodents ate through package.

Bad experience at this property, likely due to the company that manages the property. Downstairs bathroom was locked and when we got the bathroom door open bathroom was dirty. Downstairs TV was not hooked up, only one frying pan and one coffee cup. Property in need of some repair. Very poor performance by the company managing property, they refused to come out even though I highlighted the issues right after checkin. The recent (June & July) bad reviews are accurate.

We couldn’t stay there as the power was out due to the hurricane. The property manager offered us another property in lieu of this one. It was a lesser/cheaper property but they would not refund the difference. When we checked in to the other property it was filthy. They sent the cleaning crew over and they cleaned it right up. The pool was a mess and unusable and they never cleaned it. When I asked for some compensation for it the property manager stopped communicating with me. I will not rent from this property menegemwnt company again.

This house had many nice features and areas that need improvement. PRO: House was clean. * No sign of bugs or other pests at all. * Location was good. It is 150 steps from the beach. I’m 5’7” tall and measured with large strides. * bedrooms were as represented. *. You can see the ocean from both decks. * kitchen is good. Plenty of plates,etc. appliances work. *. Nice deck furniture on lower deck. *lower area has nice picnic areas, nice outdoor shower, very nice grill. *Plenty of towels, trash bags, etc. *washer and dryer are great *neighborhood is quiet*beach is private, uncrowded and clean CON: *deck has nails sticking up *floors have tape holding them together *downstairs tub drains poorly *some mattresses need to be replaced due to dipping centers *living room is tiny and we had to bring in deck furniture in for sitting space. The couch is a joke, absolutely awful *. One bar stool was broken *road noise is loud and drowns out ocean sounds This house served us well enough but evenings found us trying to gather in the living room and there just was not enough comfortable furniture or space. There were 8 of us. There is no beach equipment, chairs, etc at all. The house is not well represented in its photos. The manager was responsive. We did not get our entry code until thirty minutes before check in time. I won’t rent this one again but we were able to enjoy the high points, esp the beach. I will return to the neighborhood.

This home should not be up for rent. It does not look anything like the pictures they are advertising and the home is in dire need of updating. That being said, we would have stayed all 3 nights of our vacation at this home even in the condition it is in. However, after night 1 we wake up to rodents that were on the KITCHEN COUNTER eating our food and their feces on the countertop as well! There were also ants all over the kitchen counters, all over one of the queen beds, a roach in the hallway and a rusty nail on the 3rd step up to the home just sticking out of the step. Thankfully none of our family stepped on it. I have been trying to work with BeachBox since we checked out of the home (within 24hrs of arrival) and they are not cooperating whatsoever to give us a refund. They offered us the $145 cleaning fee to be refunded - comical! I asked them if any of them would like to pay their hard earned money to stay in a vacation rental with rodents and insects and got no reply on that, along with the fact that not one of their employees can answer me on what their policy is regarding rodents and insects in a home! RUN from this property and this company! I highly recommend NOT renting with them. I have pictures of it all as well to back up my claims.

Location was good with a 'cheaters view' of the ocean. The house itself was good, very clean, with just a few minor issues. Make sure you have your passwords for the TV programs. Mosquitos were as expected. Dishwater machine struggled to work. We made the mistake of leaving our Pop-up on the beach Saturday (miscommunication on our part) and it was gone the next day. Beach was very nice and well kept. Overall, we had a really good time.

Is it "perfect?" No. The septic backed up twice (not into the house) and there were ants. The property manager had somebody out to pump the septic FAST. It still backed up again. The living room is tiny but you aren't there for the living room. You are there for the beach. The home is about 5 houses away from the beach but because of how the beach is arranged it is actually closer to the water than some VRBO's we've stayed at that were technically beachfront. Overall, a great stay with a responsive property manager. And yes, we got sunburned and loved it.

The house is an easy walk to the beach for not being front row. It needs some work on the floors and tiles but for the price we thought it was fine. The kids room with bunk beds was a great space for the kids.

Although the house does provide enough beds for 14, the living room space hardly provides room for 5+. All the chairs are very uncomfortable - sofa is lumpy, and the dining room table is too high- if you are less than 5’5 feet or a child, your feet cant touch the floor. Maybe a sectional sofa along the back wall would provide more space to walk and a dining table that is easier to sit at.

It was a great location and super close to the beach. We appreciated the outdoor shower to rinse off before going in. The garage door could use some paint to make the property look more appealing at first look. We ran out of hot water quickly and I had to take a frigid shower. Living room couch was broken and we had to search for a breaker box to fix a flipped breaker to turn on living room light. Not really enough room in the living room for everyone in our party (10 people) to sit together. The property manager was attentive and quick to respond.

We had a great stay at this property. Everything was decorated nicely and it was very clean. The owners were very responsive and nice to work with. The location to the beach was perfect however it was about a 20 minute drive from anything else. The house could use some updates. For example, the couch was falling apart and very uncomfortable. The master shower and sink were slow to drain, the master bathroom door doesn't shut, and there was tape covering cracks on the floor. But overall, a very nice stay.

This beach house was more than enough for my small family and pets we had! The hosts were amazing from the booking to the checking out process! The walk to the beach really is just a couple of mins and the view really is breathtaking! This home was amazing and will definitely be a place we will stay at again.

Not as nice as the photos. There is quite a bit of wear and tear on the place. It was as adequate but not “nice.” The couch was broken, the garage as you pull up to the house was rusted, and there was lots of black electrical tape on the floor tiles. Also, the microwave looked like it had a fire in it and was slanted in the wall. The fridge was missing the bottom shelf. I will say the beds were comfortable and the location was great. Just don’t expect too much.

We loved the location - steps away from the beach! It was especially great since we had little kids, so going back to the house for forgotten beach items or bathroom breaks or naps was zero hassle. The layout was great and worked really well for two families with kids - two main bedrooms for parents and each set of kids could have their own rooms. The one caveat is that there was an ant problem in the kitchen. We took a lot of care to keep food wrapped up and out of the way, but it got pretty old seeing creepy crawlies all over the counter whenever we looked. I realize that ants and bugs are a fact of life and it's hard when you can't control what guests do with their food, but this was pretty gross. I think there could be some mitigation taken to help at least. The place was really great in every other way!

The location on a very quiet stretch of Jamaica Beach was amazing. The kids were able to walk down the short drive to the beach and were usually the only ones there. The house backs up to the main road, and you could hear a little bit of road noise but nothing terribly bothersome. The main living and dining area is pretty small for a house that sleeps so many people. We had a party of only 7 and it still felt tight except when everyone was in the bedrooms. The master area upstairs is huge though! Plenty of clean linens were provided (even with six teenage girls!). Laundry detergent and liquid dish soap were available, but we could not locate the dishwasher tabs to run it as we departed. Photos on the listing are probably a little out of date. The house is very cute but needs some freshening up--cracked tiles, worn out door jam, spongy wood floors, and a couch that is barely functional at this point. It does look like it has new blinds and outdoor furniture though. There were a few minor issues as far as cleaning. Previous occupants had left clothes in the closets that were never removed. There was also a bowl of dog food left out under the kitchen sink. We think they may have led to the ants that we couldn't get rid of on the kitchen counters! Overall, it worked well for our group. The teenagers mostly hung out in the bedrooms or on the beach anyway! So the location was worth the inconveniences.

This property location is great but the house is completely outdated. This space was so much smaller than expected. For the price we paid for one night I am totally disappointed. Walking up the stairs and getting to the door was a complete turn off , all the on the blinds french doors are torn to pieces, which the property manager has known about this for months if not years. As a business owner inspection of the property is a must. While inspecting, 3 beds were broken, with visible boards holding them up. The back door was not secure at all , gratefully we stayed up most of the night to be security. The entire house squeaks, the floors are soft , the one small sofa in the living area should be trashed, my friend sat on it and almost hit the floor. The patio furniture is broken, no amenities, 2 knives to fight over to prep, not one spice , left over cigarettes in the kitchen , and an on going leak outiside under the car part. Lastly multiple rats seen running in the garage. Now the property manager says he isnt able to fix anything unless it is reported , reviews dating back to 2020, we all have similar if not the same complaints. Rates should definitely be decreased.

The house is in a fine location, not far from Galveston proper and a short walk to the beach. Checkin was easy and communicated well. The photos are definitely much older after the initial renovation. Upon arrival, the window blinds in the front door were busted and looked like someone had broken in. Every other wall panel had signs of water/warped. The flooring throughout felt spongy and the house swayed whenever anyone walked around anywhere, especially if they were climbing the stairs to the deck. The beds were mostly broken on their middle support beams causing our group to funnel to the middle of their mattresses. The couch was broken on both arms and not comfortable at all. The living room was not near big enough to host 16 people the house claims to sleep. Bathrooms were clean but dated and 16 people sharing two bathrooms is quite a lot. The outdoor shower head was broken making it very difficult to rinse the salt and sand off from the beach. The kitchen was missing some essentials that were listed as provided. Overall, the management company provided a clean but dated home that needs an overhaul. Would not rent again for the price point.

Great location - steps to beach. Nice layout. Unfortu nately, we like to cook family dinners and the kitchen was very poorly stocked just a few old pots & pans. Beds worked fine but felt more like sleeper sofa mattresses. Could only get 1 of the 2 TVs to work on the Roku app download - which was required if you wanted to watch TV. Property manager was very responsive and god with communication.

Great house! Being so close to the beach was wonderful. Having some younger children with us, it was very nice to be able to come and go to the beach within a few minutes of walking was super convenient. The adults in our group really enjoyed having their morning coffee on the balcony watching the ocean waves roll in. This place was nothing short of perfect for us and we cannot recommend it more!

Pros: check in was easy, communications with owner was prompt and easy, walking distance to the beach, slept a lot of people. Cons: over all the place could use a freshening up, sofa is very uncomfortable, outdoor furniture is almost falling apart. Overall we were happy with our stay, but the booking photos make it looks a lot nicer than it is.

The vacation was amazing!!!! House was Wonderful, Weather was Fabulous and the time spent with family and friends was truly unforgettable. I highly recommend the house and vacation company StayBeachBox. I have only 1 request and that is to make some updates to the property. Several cracks in the living room and obvious patch work done to the walls.

I decided to take my daughter and the lady I care for to Galveston for a quick get away. Let me start by saying the location is fabulous! Close to the beach, quite and close enough to town. We had a wonderful trip and the communication with management was great! I would like to note the house sleeps a ton of people but sitting room is limited to 3 or 4 at the most unless you want to sit in bar height chairs or stools. The couch is very worn (seats 2 -3), I had to put pillows on it to be comfortable. The eating places inside are bar height and that’s fine for me I’m tall. However, my daughter is 5’2 and my lady with disabilities is 4’10. I somehow missed that when reading about the property. Also, there are no extra blankets for cool nights. We like to sleep cold but with blankets. That would just make it nice for families who like different temps. The bed upstairs where my daughter slept was good. The queen room not so much I moved to the downstairs king and it was better. Overall if the furnishings were more comfortable I would come back but as it stands with my lady who has disabilities it’s just not comfortable for her. I love love love the location and the home was fine for the three of us. Just difficult for eating.
