This place Is a prime location, just blocks of Main Street, and peak 9! The communication with the owner or property manager was superb. We really enjoyed the hot tub and the very high ceilings! The loft was great for the kids to play while the adults played on the main floors! The home design was ideal & quaint. Thank you for paining us stay, we’ll be back!

Overall the place really impressed us!!! It was a beautiful home.
However, a few things:
One friend who slept upstairs in the loft got bug bites
We tried to use the grill but it wouldn't ignite. When I called the property mgmt company they are unhelpful and didn't send someone to fix it. They said look for a battery in the kitchen or manually ignite
They sent someone to clean the hot tub during the middle of our stay. Would have preferred if it was after or before
Would still stay here again because I can tell the owners put a lot of work into and it was overall nice.

Previous reviews have already said much of what I planned. The house was clean, but sorely lacking in amenities and maintenance. The lower level has 3 small bedrooms with one very small bathroom. The bedrooms could really use a mirror and waste basket since the only ones are in the bathroom. Note that the washer and dryer are in one of the bedrooms.
For a house that sleeps 10, there needs to be more cups, glasses and utensils. Also the seating is inadequate for that many people. The table has only 4 chairs plus 3 stools at the counter. There is only 1 couch and chair in the living room. The upstairs has a nice big bathroom but not a good place for sleeping. The nook has no air movement or electrical outlets.
The management company is stingy with paper goods and towels. The front door electrical lock quit working while we were there and they wanted us to send videos of what we were doing to prove that it wouldn't work. The covers on the baseboard heaters are all falling off, which will be a problem in cold weather. We loved Breckinridge and this house would be much better if it had some serious attention.

An honest review
We rented this house for a special ladies weekend. The reviews prepared us for some wear and tear caused by rental use but the majority of said “wear and tear” is caused by negligence by whomever maintains this home.
I will start with the pros: the hot tub was clean. The host is very responsive. Location is decent: about a 20 minute walk or quick free bus ride to downtown Breckenridge.
Unfortunately, the list of cons is way longer.
The walkway to the front door is overgrown with weeds. This would be a quick fix with some weed killer and a trimmer.
The walls and baseboards are scuffed and dinged up. Not a surprise from reading reviews, but was still shocked by the extent of the damage.
All toilet seats were loose and mismatched. Toilet paper holders and towel bars are loose. Lightbulbs were burnt out. The carpets are in dire need of a cleaning or replacement.
The kitchen looks really nice at first glance but it ends there. There is hardly any glassware – 1 wine glass and a handful of other glasses (for a place that sleeps 10 people!). The “chef” knives are dull. Coffee mugs and plates have chips. The Keurig was not clean and doesn’t work properly. The oven was not clean and almost smoked us out when we used it the first night (see my note on opening windows). The ice maker is broken so we had to buy bags of ice. Only one kitchen towel and one roll of paper towel were provided.
The tile in the loft shower was covered in long black hairs. I cleaned this myself so our guests would not be grossed out.
The 5th “bedroom” in the loft is a windowless nook without any outlets to plug-in a fan, phone, etc. The heat rises to this area and it becomes unbearable without being able to use a fan.
None of the windows have screens so you can't open a window without tons of bugs coming in. Some windows are missing cranks so opening them is not even an option.
The grill was covered in rust and no cleaning tools provided so we were unable to use it.
When I asked before arrival about patio furniture, I got “there is no outdoor furniture provided. You are welcome to bring your own chairs and use the hot tub for outdoor seating" (?) For $650+ per night it is unacceptable to ask guests to bring their own furniture.
The description reads “it will allow you to experience the great outdoors without the hassle of camping” but trust me when I say that going camping is way less of a hassle than staying here. At least then you know to bring camping chairs and bug spray.

Ride the Rockies stop over.
Excellent place to stay for our cycling group. Only a couple things the owners could take care of...the hot tub was under filled which we took care of, but it needed some cleaning. The outdoor grill didn't work. Inside was clean and comfortable. I liked getting entry instructions 48 hours before arrival and not just the day before.

The Elevated Inn at Breck
We stayed for 4 nights to celebrate a birthday and 3 Father's Days. The house is beautiful and located in a quiet neighborhood. There was plenty of space and the open floor plan with huge windows makes for a peaceful setting. There were 8 of us ranging from 3-68 years. We all had our own bedroom and full bathroom, (one was 2 floors up). The weather was cooler than normal which kept the house at a comfortable temperature. House fans were appreciated to cool the small bedrooms at night.
The kitchen was well stocked but there were some glitches.
- It is imperative that a house have a working can opener. There was an old replica of a can opener but it was stripped making opening cans with a knife dangerous.
-There was no working crock pot. There was a crock pot but there was no lid. Totally impossible to cook without a lid.
-The biggest shock was the disgusting condition of the outside grill. We prepared for our special Father's Day cook out only to open the grill and find layers of corroded and burnt food stuck to the grill. This was not your ordinary gunky grill. Parts of whole molded burgers were left and mounds of burnt debris stuck everywhere. We are frequent travelers and vacation home renters and we have never seen anything so negligent. To make matters worse, there was not one grill cleaning utensil to use.
The bathrooms had foam soap dispensers in them but had been filled with liquid hand soap. Thus, the dispensers did not work and some had a huge glob of hard congealed substance at the bottom. During Pandemic times, soap should be readily and freely flowing.
The hot tub was huge and we enjoyed many relaxing afternoon and evening soaks.
Tip: Bring dark window coverings as the master does not have curtains fully covering the windows and the kids room needs to be darker.
We had a blessed family time together and we are grateful to have so many fond memories from Breckenridge.

Great Location Strange Set-up
The overall stay was great! It was a wonderful location, super close to all of the activities, shops and restaurants (within 8-10 minutes). Easy to check-in and out, not too much asked of us to prepare for the cleaning.
The layout of the house was a bit strange with the majority of the bedrooms being in the lower level and the washer and dryer in the bunkbed room. It didn't feel conducive to having children sleep in there. There is a kids space in the loft upstairs but no door to that area so if kiddos are sleeping and adults are talking on the main level there is a noise issue.
The house needs a bit of TLC which is not seen in the beautiful photos. A sliding door to a closet in the bunkbed room nearly fell on top of my older kiddo when he went to slide it open. Although they must have recently done some updates to the kitchens and baths, the walls were dingy/scuffed up, the heater panels were falling off and dirty and the carpets were not in the best shape. Some of the doors were noisy and challenging to open and close. A quick coat of paint, some carpet cleaning and repairs to the heat vents would make a HUGE difference.
The hot tub was also difficult to access as there was a solid sheet of ice about 8 inches thick on the deck that we had to traverse to reach it. It was certainly a challenge. There were beer cans frozen into the mounds of snow and ice surrounding the hot tub as well.
As I said, overall it was a great stay, the management company just needs to take better care of the house in between renters. We own a rental property and understand it's a challenge but it's important to keep the house in good condition to match your renter's expectations.

Perfect for friend getaway!
Me and 7 of my best friends stayed here for a ski getaway. It was absolutely perfect!! Easy check in and check out process, clean, and perfect location to downtown and ski lift. Highly recommend!

Worth the trip!
We chose this location based on # of occupants and proximity to the "my free ride" bus route. First, the bus stop is three houses away and it had stops every 15 min most of the day and every 30 minutes at other times. The bus worked well for our group. It takes about 10 minutes to get to the lodge at the base of Peak 9. We took the EPIC transportation service from the airport. If you if take the EPIC transportation do not get your groceries at the Frisco Walmart. Order ahead at the Super Walmart off I-70 in Evergreen CO. They will stop for curb side pickup.
Second, I read reviews that said communication with the management was less than ideal. This was not our experience. Regardless of the time of day/time change, I felt they were always responding to any questions or concerns prior to our arrival and throughout our stay.
Third, there is a crock pot there and an array of spices. Some staples are left behind so you may be okay if you forget something.
The house was comfortable but we were all not used to the the level of dryness in the air. The heating system are base board heaters that lack humidification. Outdoor temps were in the single digits and we kept the heat setting in the 60s. Take it for what it is worth...we are from Florida and we weren't complaining about the temp. The hot tub was great and it worked from day one. A nice change from last year's trip to another CO mountain.
There is an information booklet that is a good resource and communicates expectations. Not sure everyone reads it.
The master bedroom is great. One of the mattresses downstairs forces you to sleep very close to each other, as it seeps to the center. It didn't affect our sleep as much as the air but it should probably be replaced. All in all, we had a great trip. We ate in most meals. We did different excursions and we got a lot of snow.

Great place to stay!
Overall my friends and I were very impressed with the property. They had everything we needed for the weekend. The only downside was when we went to use the hot tub it was cold and took over a day to heat up.

Colorado getaway
Well stocked kitchen, loved the hot tub, having a washer and dryer and was a great location with the free bus stop less than a block away. Only downside of the place was with warmer weather, which was great for outdoor activities, and no A/C in the place we wanted to open windows to enjoy the amazing mountain air. But we weren’t able to because several of the window cranks didn’t work and NONE of the windows had screens on them. We had small children with us so leaving windows open wasn’t an option to cool off the place. And when we did have them open for short times, we had bugs all over the house. There were several box fans provided though, which was great! Overall, great place to stay for bigger group!

CHECK-IN IS AT 4PM AND CHECK-OUT IS AT 10AM!
WARNING: CHECK-IN IS AT 4PM AND CHECK-OUT IS 10AM! They won't work with you either. I requested an early check-in and was denied. When we arrived at 4pm the cleaning person was still there! We went ahead and unloaded the car while she finished. She was there until 5pm! We requested a late check-out time of 11AM and we were denied as well. Also, the house pictures well, but don't be fooled. Everything in there is super cheap. Here is what we noticed in just a 2 night stay:
1. The door to the room downstairs with the deer picture has a hole in it, the carpet has a stain, and the lamp is broken.
2. The bunk bed room drywall near the light switch has a hole around it... like the switch plate isn't big enough or something
3. The dining table is actually crooked.
4. The mattresses downstairs are horrible with dips all in them
5. They used flat paint instead of satin or semi-gloss, so the walls are all scuffed up and look dirty
6. You can see where they painted a spot or 2 on different walls, instead of painting the entire wall.
If you are on a budget and this is the cheapest house you can find that has the # of rooms you need, then I guess you should book it.... Otherwise FIND SOMETHING ELSE!
