Beautiful home. Perfect setup. Loved that each bedroom was an en-suite with King size beds. The pool was perfectly refreshing after a long day at the beach. Home was very clean. Would have preferred a keyless entry. It was kind of frustrating making sure all our keys were found at the end of each day. Other than that, no complaints. Would stay again and would definitely use Royal Destinations again. They communicated so well and were in constant contact.

This was our second time at 40 Dogwood, we love the house and location. Beautifully decorated and plenty of space. The only issue we had was the wifi on a downstairs tv and the rental company offered to come out and fix it. Rental company was very quick to respond and even checked on us a few times throughout the week. Looking forward to our next visit at 40 Dogwood.

We had to book dogwood look out on very short notice as our prior rental company cancelled our stay with less than 24 hour notice. This property was fantastic. Plenty of space for our family of 12. Beach access was fantastic, just across the street. The kids loved the pool, kitchen had everything that we needed. Loved that there was drink fridges and ice machines. Only very small issue was the Wi-Fi was spotty. Would stay again!

The house has plenty of space for families to spread out and the furniture, beds, well-stocked kitchen, towels, etc are nice. However, when it rained windows and the ceiling leaked in places. The alarm to the sliding glass door to the pool went off every 10 seconds one night even though the door was closed. My sister figured out that a loose magnet at the top of the door was the reason for the alarm and fixed it but it was a pain to deal with at 1:30am. The pool heat pump did not work for most of the time so the pool was freezing, which was a bummer given one of the major factors in renting the house was to use the pool during the Christmas holidays. Royal Destinations (house rental company)/ownder did not provide any monetary or other accommodation for this despite our request. I re-read the contract and it says guests are not entitled to any rate adjustment or refund if anything does not work at the house (like air conditioning, heating, the pool) which is unfair. Also, the families staying across the street at another Royal Destinations property yelled racist comments at us and the adults would just stand and stare at us when we were outside. Then it didn't help that a mansion on the main road (30A) in Seaside has huge banners saying "Trump won" and "Trump 2024" and the boutiques sell MAGA stuff and one of the stores was called "He said, She said," connoting sexual assault cases. Then again, Seaside is represented by Matt Gaetz so I guess I should not have been surprised. I had been to Seaside many times before 2019 but the place has changed and we were uncomfortable there. Also, the locked gates to the beach in Seaside proper are ridiculous and make the town uninviting and exclusionary.

My extended family tries to get to the beach for a relaxing week every other year. This year, we decided to put all 12 of us in one house, and we found the perfect option. Nearly new, four stories (with an elevator for the great grandmothers), a private pool and literally 100 steps from the beach access. We were able to hang together in the big living spaces and still escape to quiet coffee time on one of the three outdoor decks. Just perfect.

The ocean view from the 3rd floor bedrooms & 4th floor porch is nothing short of spectacular!! Very beautiful home 1 block from the beach and about 4 blocks to Seaside circle. Loved the gourmet kitchen and 2nd floor living room comfortable for our party of 6 adults and 11 children, ages 2 months through 17 years. Kitchen is also well stocked with plenty of plates, glassware, silverware, and gadgets and utensils. Pool is a great size and had it heated so it was comfortable temperature 24 hours a day. 4th floor porch is the best part of the house. Washing machine and dryer worked great for load after load of towels

The house could use more hot water - it took a long time for water to warm up and the hot water was depleted quickly. Also all fans are on remotes, and sometimes the remotes turn fans on and off in other rooms! Also the locks on the doors are complicated and took a while for us to figure out:)
