The panoramic view of the beach and harbor from your private roof-top deck and spa is only one of many reasons to take notice of this oceanfront gem!! Conveniently situated between the two Piers, our guests have thoroughly enjoyed the beautifully-appointed home from stem to stern, including those breathtaking Ocean views! Here's what you'll find:

- Sliding glass doors leads to front balcony
KITCHEN:
- Fully stocked with dishes, utensils, cookware, bakeware
- Large and small stainless-steel appliances.
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)
BEDROOM 1:
King bed; en suite bathroom w/ large step-in shower, streaming TV, small private balcony
BEDROOM 2:
Queen bed, 2 Twin beds
BEDROOM 3:
Couch w/ ability to convert to a Twin bed
HALLWAY BATHROOM:
Tub/shower combo
DOWNSTAIRS BATHROOM:
Small shower for rinsing off after a long day at the beach
EXTRA SLEEPING ARRANGEMENTS:
One twin tri-fold floor mat (best suited for children), plus extra linens/pillows, are provided to accommodate a total of 8 maximum guests. An extra rollaway twin bed is available for rent as a better option for adults. Make arrangements in advance with our office to enable delivery in time for your arrival.
LINENS:
All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.
OUTDOOR LIVING:
Roof-Top Deck: Serving as grand central for guests' outdoor activities:
- Gas bbq grill
- Private Hot-Tub (Please note: The hot-tub is professionally serviced every Friday. This schedule must be maintained, even when guests are occupying the unit.).
ALSO INCLUDED:
- wifi
- heating; central air conditioning
- hair dryer; iron/ironing board
- 4 low-profile beach chairs
- starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts)
PARKING:
- One parking space on the right side of the garage, which can accommodate most size vehicles (small to mid-size vehicles highly recommended).
- Please note, the rest of the garage is used to store the property owner's personal items, which are not to be used by guests.
- There is also general neighborhood street parking, metered, unmetered and pay-station.
LAUNDRY:
Stacked Washer and Dryer on-site. Guests must provide their own supplies
LOCATION:
Optimally situated between the Newport and Balboa Pier, our home is also a short walk to full access of Newport's beautiful bay and pleasure harbor for boating, kayaking, paddling and sight-seeing, along with multiple restaurants and other casual eateries and shops. Nearby Marina Park (one block away) is a must-see any time of year, but also the best spot in town to view the world famous Christmas Boat Parade.
ALSO:
The lower 2 bedroom/2 bath unit can be rented simultaneously, when available, to accommodate larger family groups on the entire property. See separate listing or contact our office for more information.
CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

This home is beautiful, and the location is ideal, but we did not have a good experience.
On our first night we were awakened by a loud noise in the kitchen where drywall, water and debris had crashed though the ceiling into the kitchen and dining area. We called the property management team, and they dispatched a repair crew and a cleaning crew that came out that day. We were told that they had been aware of the leak and thought they had patched it up enough to make it through our visit.
On the second night we again awoke to water coming through the ceiling into the kitchen and dining area for the second time. We called the property management team again and they again sent out a repair crew.
The hot tub area had to be tarped and taped up due to the leak in the house, but after the second repair crew came out, we were able to squeeze by and use the hot tub.
We were not offered any sort of discount, compensation, or alternative arrangement.
Overall, this was not worth the premium that we paid due to the repeated disaster and inconvenience of multiple people coming in and out of the house to try to fix it.

We absolutely loved the property and it was very well managed. The pictures don’t do the place justice. We walked in and the view of the beach was breathtaking. The house was also very well kept. We did find some food under the couches from previous renters but overall the place was extremely clean. We came with an infant and realized there wasn’t a kettle for her formula. We emailed the property management company. They responded in 5 minutes and had someone bring a brand new one over within the hour. You can also rent pack n plays, high chairs, bikes etc from the property management company so it made our stay super easy. Highly recommend this place.

This property was perfect for us to relax, listen to the waves and watch the dolphins and surfers. The front windows opened fully allowing for the sounds and smells and breezes of the ocean to be enjoyed. Perfect location between piers for quiet yet convenience. Property management team was awesome. Always available to answer questions. Beds were great. Bathrooms very nice. Kitchen had everything needed. We only ate out twice in 10 days! Grill and hot tub on third level a great asset. Having a laundry room allowed us all to go home with clean clothes. Towels for bath and kitchen could be refreshed with laundry units. A parking garage spot was fantastic. Parking isn’t always easy on the Penisula. We hope to return!
