The place was amazing. Love walking right out the back door to the beach. The beach isn't crowded. I would stay again.

Management called me the day before check-in to tell me that the AC isn't working, that it was supposed to be fixed before we got there but that the part ordered did not come in. She told me that there were 3 portable units installed and that the temperature registered 72 degrees. That seemed reasonable and we continued to plan our trip for the next day. It was not 72 degrees. Each unit was SET to 72. Immediate temperature registered on the portable units was 81 degrees. This was with three box fans also blowing. It was so loud and hot we could not relax and watch TV together. I called management to see how they would make it right. I got a response via text telling me my only option was to leave and get refunded for the nights we did not stay. I requested a phone call 5 times via voice mail, email, and text message. Still "waiting" to get a call. Location 10/10 Space 10/10 Cleanliness 10/10 Comfort 1/10 It doesn't matter how nice a condo is if the AC isn't working in mid June. It's a turd in the punch bowl. My biggest issues include: 1. They have known there is a problem with the AC since May as evidenced by the last review. 2. They lied when they said the unit was 72 degrees and that the previous tenants didn't seem to have a problem with it. 3. They refuse to engage with me on an adult level by giving me the courtesy of a phone call. I think it is evident that the owner is willing to invest in portable AC units instead of working central air.

The Good: Fantastic location directly on the beach. There is a basic pool at the complex which was very clean, but we spent all of our time on the beach. The interior of the house was clean and pleasantly furnished. The Not So Good; The AC was not working. They had placed 3 portable units in the living area and two bedrooms. They were so loud so it was difficult to hear the tv in the living room. It also blew hot air onto the deck. It’s May so the interior temperature wasn’t so bad, but would have been UNBEARABLE had it been any warmer. There was a leak coming through the pantry ceiling from the broken system. The complex is under renovation. Workers were wandering about constantly and several times were up on our deck for reasons unknown. Although the unit itself was nice, the garage/carport area was a mess when we arrived. The grill was covered in dirt/dust and the outdoor furniture and toys were thrown about. One of the double doors to the storage closet was off the hinges and leaning against the wall, partially blocking the closet. Initially concerned, we were relieved when we saw the interior of the unit was clean and tidy. Not a good way to greet guests. The ice maker in the fridge didn’t work and there were no ice cube trays. The kitchen was otherwise pretty well equipped. A handful of Keurig pods would have been nice and/or a mesh filter for the drip coffee maker. We couldn’t find the exterior trash bins and there were no instructions anywhere.

The condo was beautiful inside, has pretty much everything you need. Gorgeous views of the beach and ocean!! We loved that we didn’t have to walk far at all to get on the beach it’s literally right outside the door! Sitting on the deck was one of our favorite things to do in the evening and take in the beautiful sunset. The water hookup outside the unit to rinse off the sand didn’t appear to be working to rinse extra sand off before heading upstairs, but at least the one right off the beach was working. We will definitely be staying here again!

We loved this place! It was me, my husband and two grown children. We have been coming to Panama City Beach for 26 years now and this is our favorite place! The location is amazing, very private western part of beach. Very few people compared to the middle of Panama City Beach and right on the beach! The townhome was set up perfectly for us. It was updated very well, really beachy. We had plenty of room upstairs for us and our children had plenty of room downstairs for them. We would eat outside on the balcony and enjoy the amazing view. We were even allowed to check in early which never happens. We were so appreciative of that! Thank you for sharing your amazing home with us!

The AC unit was not working. They had 2 portable cooling units (one upstairs and one downstairs) that got the temperature at best 78 degrees in the daytime and 76 at night. Needless to say it was warm and uncomfortable inside. The deadbolt and the storm door locks on the door to the deck were inoperable. The rate charged for this unit was way overvalued due to the fact that we were unable to stay inside the unit at any point and be comfortable. I also placed a call to maintenance and never received a return call.
