Clearly Alex fails on providing the right description from the sharing house.
Holding the 50% policy charges for your entire stay in case you change your mind., It’s definitely a trap that only benefits him short term, as his business model is not sustainable.
he is misleading potential guest intentionally for his own gain.
Please read all his negative reviewers here before you booked, I could agreed with a lot of the stuff stated negatively here as this has happened to me.
I am expecting an aggressive response from Alex, as he is used to do this with all his bad reviewers.
Very sad lacking a total sense of professionalism as a business owner.
Nevertheless, we agreed for me to stay only 7 days instead of 14 originally booked, as from the first night I sent my complaint to Alex.
On the top of that, the place is super noisy in the evenings until really early hours of the morning.
I was locked up in the sharing bathroom and I believed the other lady next door was too.
When this was reported to Alex in the morning, he stated that another lady was locked in there for a couple hours until he arrived and she even had a panic attack.
I replayed by saying, why wasn’t the locker changed in the first place after this event? Adding that this wasn’t that expensive or hard to do.
He agreed with me, but the locker wasn’t changed during my stay.
In that same first breakfast prepared by Alex, he shared with us why the tap from the bathroom sink was not working.
Apparently the water supply deposit placed on the top roof area of the house, had a dead birth in the tank.
The deposit top lead was broken and with the win sometimes was removed and left totally opened and that’s how the bird came in, blocking the water access.
It seems clear that the lady staying next to me and sharing that bathroom with, never came back to stay, considering she had another 2 days paid and booked in the place.

Great location, a local beach is just across the street. The place was clean and a kitchen open for use. Alex was friendly and gave us some tips about restaurants and trips nearby.
The host Alex overslept twice when we had actually ordered a breakfast. Airport transfer didn’t work out because the private transport that Alex offers is forbidden by the airport, so it was a bit stressful to get an official taxi at night when we arrived (50€ for a shared taxi).

We had a short stay of one night to meet a tour leaving early in the morning from a nearby marina. The location was great for the evening to eat dinner at one of the many beachside restaurants across the street. The room was neat with a lovely view of the ocean. The host was responsive and helpful.
There was loud music playing nearby until 3 or 4 am which made sleeping difficult, but it was also a Saturday night. Something to keep in mind if sleeping is your priority if you, like us, are planning and early morning activity. The water pressure was very low.

Hubby and I had the ocean view quadruple room. Room was spacious and clean. Bed was super comfy!!
Our host, Alex took amazing care of us. His breakfasts (provided for a few dollars usd) were delicious and customized with huge portions. We were also welcome to use the common kitchen downstairs as we wished which was a huge plus. Alex also gave us great recommendations of things to do. Take his restaurant and beach suggestions seriously!
The views of the ocean are great with a walk out balcony. The beach in front, Playa del Niño, is great if you have kids. For us, we didn’t care for it too much as a couple.
The area didn’t feel loud like some reviews mention. The fan blunts any noise nicely.
If you’re looking for an affordable, comfortable place with a local feel, this is it.

Right across the street from the beach, quiet room, friendly host, nice sitting areas, many restaurants, bus stop out front, tours to Isla mujeres leave from across the street too. Great spot out of town and not in middle of tourist area. Nice sunrises and gated area for parking.

there are several restaurants if you don’t want to cook in the facility.
There is no self check in, lock box, or other means of getting a key to the room. We had to wait an hour for the manager to come and let us in.

The breakfast was very tasty. Alex was a very friendly and helpful host. He recommended nice places to go, how to get there, locations of ATMs, restaurants, and even helped us to rent a car. The location is amazing. Just in front of the house is the beautiful and relaxed beach with many cool places to grab a drink or some food.

The accommodation was in very safe place. We had a view to the jungle, not to the ocean but the beach was 200 meters from the accommodation. The breakfast was always fresh and prepared by Alex himself. Tasty, easy, choice of warm breakfast. Great fresh fruit. Good coffee. Perfect. Alex helped us also with organizing trips around and gave good tips for eating.
There was nothing we could say. Whatever minor problem appeared, Alex solved it immediately.

This is the best alternative living on the Hotel Sol. So if you didn’t want to pay so much money, but still want to have beach just in front of you, this is the best. You have the best master you have ever had. Alex is always on touch and try’s to do his best for your rest. He helps with transportation, advice and visiting best places. Also in the accommodation you can find what ever you want from beach towel and mat to sunblock. I mean if you forget something, Alex always try’s to help make you vacation like dream.
There is full kitchen in the place, you can cook. And with Alex help you can know all the best mulish see places and can reach it very fast.

Staff were very helpful and friendly. Also very welcoming. Location was within short walk to ferry to Isla Mujeres. WiFi worked good. The accommodation is across the road from the beach. I cannot comment how good the beach is as I came during the raining days. AC was good. The room was clean.
Shower was very outdated and only cold water worked. Warm water tap was dripping water with no pressure or no hot/warm water. I had to shower in the cold water sadly (during cold days in Mexico) after 25 hour travel. Not what you want but could be done. Bed was a bit too hard. Quite noisy from the little side window, which there was no option to close. Facilities were quite outdated in general, but staff was very nice so made the stay better and a pleasant experience.

Everything about this house was great, Alex (owner) was very helpful to us and gave us many suggestions for where to eat or where to go for the day for a good price. The room was a perfect size and the A/C kept it nice and cool in there. We had a last minute decision to bring a 3rd friend and Alex put another bed in the room without charging us anything extra. Alex also makes amazing breakfast for a very low price, along with that you get to meet other people who are traveling or on vacation. The area is in a gated community with a security guard so you are very safe here. The beach is cleaned from seaweed every day making it look beautiful with the bright blue water and sand. Overall this was an amazing trip, the house exceeded my expectations and I totally recommend this place, i’m definitely coming back next time.

I booked this for an overnight before a flight out of Cancun. Ended up adding a night on the front end directly with the host. Across the street from the beach was good. Sheets were clean. Wifi was fast.
We couldn't get hold of the host when we arrived, despite letting him know where we were. After no answered phone calls, by us, the taxi driver, the guard at the gate, nothing. After about 30 minutes or so, we went across the street to get food and wait. He messaged, and when we went back across the street after our meal, he wasn't answering again. We met a family with a small toddler, also waiting, and exhausted. He kept saying he responded in ten min. I'm sure it looked like that on his end, as his phone was completely off when we tried. Once there, he had mistaken the room we had ordered- understandable given that I had added a night. He offered us a free breakfast to make up for it. But after I saw the state of the kitchen, I wasn't interested. Shared bathroom was clean, but toilet paper wasn't stocked, and water was cold. Sounded like he'd lost some of his support staff, and while I empathize, we were uncomfortable. We left the next day- no way I was staying there another night. What I didn't really get from the listing- this is a house. A regular house, with bedrooms that are being rented out separately. I have no opinion on that, at all, having stayed at hostels, guest houses, and hotels around the world. But just some info that may be helpful.

View on the beach was nice.
Alex was not at the apartment at the time we would check in. Then he also didn't answer his phone leaving us waiting for nearly an hour (with a toddler after an 11 your flight). Two ladies were also waiting for him and were there for over 2 hours even.
Also, apparently the owner does not pay his bills so the security guard won't open the gate for you you have to do it yourself.
There was no hot water at all.
