The living space is bright and airy, with large sliding doors that provide a picturesque view of the pool and canal.
It includes a new couch that comfortably seats 6 people, a single-seater sofa, and a large decorative coffee table.
While there is a Smart TV for streaming your favorite shows (using your own login credentials), please note there is no cable TV.
The fireplace is decorative and adds a touch of elegance to the room.

★Kitchen:
The open-plan kitchen, overlooking the living room and dining area, features a convenient breakfast bar with seating for four. It is fully equipped with essential appliances including a gas stove, microwave, oven, drip coffee machine, Keurig, food processor, toaster, kettle, dishwasher, and refrigerator.

★Dining:
The dining area features a wooden table, comfortably seating 6 people, a Tv and beautiful views of the pool and deck.

★Bedrooms:
The master bedroom boasts charming wooden furniture, a king-size bed, and a TV, complemented by a spacious dressing area and a desk equipped with a printer—ideal for working. Situated on the pool side, it offers a stunning view of the canal.
The second bedroom is equipped with a king-size bed, a TV, and a closet.
The third bedroom, also overlooking the pool, features two full-size beds, a dresser and a TV.

★Bathrooms:
Relax in the en-suite master bathroom, complete with an Italian shower, dual sinks, a toilet, and a jetted tub.
The second bathroom, recently renovated, features an Italian shower, toilet, and sink, and is conveniently situated adjacent to the second and third bedrooms.
The third bathroom is on the opposite side of the house, with a door that opens directly to the pool area, making it perfect for use after swimming or soaking in the hot tub. It is equipped with a sink, toilet, and shower.

★Exterior:
The home features a beautiful heated pool and Jacuzzi, complemented by a welcoming outdoor area complete with a table, chairs, umbrella, lounge chairs, and a BBQ grill.
Enjoy the scenic views of the canal as you unwind or entertain outdoors!

★Laundry:
The washer/dryer are located in the hall to the garage.

★Parking:
Driveway is large enough to accommodate multiple cars. Garage is used to kept owner vehicles.

The property is equipped with 4 beach chairs and beach towels, along with 4 bikes for exploring the area.
Additionally, 4 kayaks are available for personal use, featuring a new ladder on the dock for direct water access.
Just a short paddle away, you can explore the famous Lido Mangroves, where you might even catch a glimpse of dolphins or manatees!
You also have the option to rent a boat and moor it at the private dock, accommodating vessels up to 48 feet, perfect for taking full advantage of the deep water canal.

★Miscellaneous:
Self check-in starting 4 pm & self check-out by 10 am.
If you wish to receive mail, it must be sent to our Orquera Florida Investment office - Sarasota downtown.

★Important Notes & Rules:
No pets, no exceptions.
Use pool and hot tub at your own risk, no lifeguard on duty.
Residence is located on the canal without a fence. Supervise children at all times.
No parties and non-smoking.
AC cannot be lower than 70 F and heat cannot be higher than 82 F.
Don't leave doors/windows open when AC/Heat is running
Stereo system not for guest use without prior approval & given instructions on how to (challenging to navigate system)
