The Breakers is a terrific hotel alternative, perfect for a couple's getaway or small family. Elevators are now in place! Guests receive discounts on bike rentals and dolphin tours. Welcome to our home at the Breakers, an ocean front property perfectly located to enjoy the beautiful beaches of Hilton Head Island. Enjoy the sunrise over the ocean from your balcony. The villa features a cute kitchenette area, bedroom, bathroom and laundry. The bedroom has a queen sized bed, and the condo also has built-in bunk beds for the kids! In addition to being a top-floor villa, you'll enjoy added privacy with just one shared wall. Pool area is open year round. Pool is heated from March 1 through November 30. NOTE: The "host fee" listed by VRBO is actually the cleaning fee, and is paid directly to the cleaning company. SUNDAY TO SUNDAY bookings for SUMMER - For your convenience, we book this villa from Sunday to Sunday to help you avoid the Saturday traffic. Be sure to select Sunday dates when booking. FALL/WINTER SPECIAL: From Nov. 1- March 1, stay at least 5 nights and get a 6th night on us! To receive discount, please mention at time of booking. Updates: New refrigerator, new washer/dryer, all fresh paint, new kitchen backsplash, new bathroom vanity, new indoor/outdoor carpet on the balcony. You can walk to everything from the Breakers, so consider leaving the car at home! You will receive a parking pass for one vehicle during your stay. Covered parking is on a first come basis. ADDITIONAL INFO: Gorgeous view and everything you need in 518 sq. feet. Breakers units are quaint-sized. (Medium-sized luggage will be best.) As you plan for what to bring for your stay, please keep in mind that you will be provided with the following: one roll of paper towels, dish washing soap for the sink, one or two dishwasher pods, detergent for one load of laundry, toilet paper and tissue, individual sized shampoo and soap for the bathroom. The kitchen has coffee filters and may have salt/pepper. You may want to bring your own beach towels, chairs and umbrella. Chairs and umbrellas are also available for rent from several vendors on the island.

Perfect. What a gem!!! Amazing views of the beach and ocean. The pool was so convenient, we were in and out of it several times. Super convenient kitchen with easy access to everything we needed for a lovely dinner overlooking the ocean.
We were right across the street from all the shops at Coligny Circle with fun shopping and great places to grab a bite. You can walk everywhere, and we did! We will definitely return!! Thank you.

October Getaway
We enjoyed our stay at this centrally located, right on the beach, villa from Oct 10-16, 2021. Villa was as described, and the owner was pleasant to deal with and responsive to our inquiries. Check in and check out were a breeze and the suggestions for restaurants and bike rentals in the area were greatly appreciated. Would stay here again and recommend to others.

Pros: view from condo is amazing, high enough to see the ocean. Pictures do not lie & definitely don’t do it justice. You are extremely close to the beach & it is just a very short walk. Not sure how you could be closer unless your front door opened to it. Location is good, it’s right in the heart of Coligny which has shops, places to eat, grocery store, beach & anything else you could want on vacation.
Cons: I was extremely disappointed with the perking. I ended up not being able to sleep in the condo 2 nights bc there was no place to park. Imagine my frustration coming back from being with family at their condo, having tired kids & not being able to find a parking spot where I didn’t risk being towed. I had to get my sleepy children out of the car, go up to our condo & pack a bag to go back to my families condo. That happened 2 nights. After the 2nd night, I finally went back around 5pm to park my car. My entire vacation was spent around finding a parking spot.
Also, the condo was not clean. My daughter spilled orange juice on the floor & when I cleaned it up, the napkin was black with dirt. There was hair on the sheets on the master bedroom bed so I ended up sleeping on the couch the nights we could actually sleep there. The dishes looked unwashed & the fridge was filthy, but the owners tried to cover with magnets to hide it.
The building where the condo is extremely old & while updates are being done the elevator is out & the condo is on the 3rd floor (I was aware it was out when I booked it). A neighbor told us that the elevator had been out the last 3 years, so make sure it’s in working order before you go.
The pool is smaller, good for toddlers or teenagers but if yours are fans of 3-4ft like mine, you’ll be pushed out bc it gets extremely crowded & is small.
The owner ended up saying he would refund the cleaning fee, but not reimburse me for nights I was unable to stay in the condo to do parking. His response was speedy, until I told him about not being able to stay in the condo 2 nights. As of today, I have not seen the reimbursement for the cleaning fee & was told it would be done over a week ago.
I would not recommend this condo, there are so many to chose from on Hilton Head Island, go find another one & don’t waste your time or plan your vacation around parking a car or making a bed on the couch bc the sheets are dirty.

Loved our stay in this cute condo, location is fantastic walking distance to great shops and restaurants. Great biking paths everywhere and wonderful view of the ocean.
We’d like to suggest adding a smart tv for the rainy day since cable doesn’t cut it anymore. The complex is adding an elevator which will make it more convenient going up to the third floor!

Kitchen Upgrades

Perfect Updates and So Clean
We loved this condo. We always stay in this area, but are so happy to have found this condo. It is so clean and updated so nicely. I loved every bit of it and how thought out the storage and hooks were. It was so nice to have places to hang towels and plenty of space. The sheets were so soft and the towels were too. The fold out couch and mattresses were all comfy.
Checking in and checking out was to easy. Bren was so great to work with and now feels like a friend.
Great place and thankful for the memories. Wish we could have stayed longer.

Anniversary trip
we had a very nice stay, wish it wouldn't have rained the whole time we were there but the condo was nice and clean and it was nice to sit on the balcony and listen to the ocean!

Fantastic stay!!!
This condo was just perfect for our getaway. We had two adults and two kids 7 and 3. First of all, it was super clean and freshly decorated which was awesome. The kids loved their bunk area! The view from the balcony was incredible and it had everything we needed. Bren, the owner was so wonderful with communicating. She had so many little things there incase you forgot something. Truly felt like we were renting from a family friend. Highly recommend staying here!! Thanks Bren, we will be back!!

It was PERFECT the the 5 of us and am amazing location! Everything was in walking distance and the ocean was steps away! Bren was also amazing! The few times we contacted her she reached out immediately! We will definitely be staying with her again!

Wonderful beach getaway
We spent 4 nights at Breakers 325. The unit was very clean, well appointed, and had everything we needed as a family of 4 (2 adults, 2 children ages 7 and 9).The beach view was wonderful, which we enjoyed from the balcony and through the doors in the evening. The bunk beds and washer and dryer were also a huge plus. We made a few trips to the beach each day, for sunrise, beach time, and biking or evening time on the beach, and really appreciated being so close. We also walked to the shops at Coligny right across the street for food, groceries and souvenirs. Bren, the unit owner, was always quick to respond to my questions and made sure we had everything we needed.
While the pool was pretty nice, it was often crowded the week we were there, and noisy at night. However, we couldn't really hear anything with the balcony doors closed, so it wasn't a problem for us. We also saw trash left in common areas or on the ground on the property, and people smoking on their balconies made it less appealing to sit out at times due to the smoke smell.
Overall, our stay was memorable and just what we were looking for - a reasonably priced condo right on the beach that was really cute and clean and allowed us to have amazing beach and bike time together as a family.

Perfect Little Getaway
We so enjoyed our stay at Breakers 325! The condo was just as advertised, very clean, well stocked with everything we needed, and the view cannot be beat. Brenda was extremely helpful both leading up to and during our trip. We would absolutely stay here again!

Home Away from Home
We have been staying at the Breakers since 2011. Out of the variety of different units we have stayed through the years, this unit falls in the top 2. Very clean and nicely furnished/decorated. The cabinets in bedroom allow for plenty of space to store your items to keep from decluttering the unit, as well as, the bunks provide 2 drawers under the lower bunk. It even includes a k-cup style coffee maker. View from the 3rd floor is the best!! Can't wait to plan our next visit!!!

Review of Villa #325 at Coligny
The villa has a very good view and location. Outside of that we would not stay here again. Doors to the bathroom and hall way would not close. Hinges on bathroom door falling out. Oven does not work correctly. Burns everything. Food on floor in living area. Couch was very uncomfortable. Good view of ocean!!!

My wife and I very much enjoyed the 3 nights we stayed at your property. It was the first time that either my wife or I had been to Hilton Head so we were quite surprised at how much we enjoyed it. Your condo was very nice and more than provided everything that we had hoped for. With several beach walks, touring the island and eating at several restaurants in the immediate area, we were almost always busy. Thank you for letting us stay at your condo. We will definitely consider coming back again.

Love this view!!!
Best seat in the complex! 3rd floor, no obstruction & relatively quiet. Love hearing the waves crashing with my morning tea & at night before bed. Easy to get in & out with no key to lose. Just wish there was an elevator, 3 flights is hard for someone like me but young people will have no problem! Would definitely stay again.

Once in your 3rd floor Room
It might have stated no ELEVATORS onsite but I sure did not see it. It should have been where you could not miss it! Traveled a good bit and NEVER even seen a 4 story building hotel or motel without elevators! Accommodations were good.
Will not return to Breakers.

Really enjoyed staying at this property. It was small, but big enough for 2 adults & 2 teens. Nicely furnished and in a great location near Coligny shopping and the beach. Clean and well-maintained, and the owner was very responsive and helpful.
We rented bikes at Bicycle Billy's nearby and rode all over the island. Also discovered Hudson's seafood on Skull Creek - a new favorite! Only disappointment was that Java Joe's closed - we were looking forward to being right across the street.

Fabulous view, great location, tastefully decorated, had a wonderful time. Steve Ryan is on top of everything. Adjacent residential neighborhood is lovely for walking and bike riding and there are many shops and restaurants nearby also.

We stayed 3 weeks in February for a respite from winter. Weather was good and golfing was too. The condo was clean and up dated. Wi-Fi was a little slow, but good selection of TV channels. The Center Ice package was on free preview for most of our stay. A big plus for a hockey fan. It's very compact space, but not crowded. Only drawback was the 3rd floor walk-up. But our legs were in great shape after three weeks. The whole property is well-cared for and super clean. Coligny shopping and dining is literally across the street. Recommend "Steamers" fresh seafood in a casual atmosphere. If you are here in Winter, pick up a Serge restaurant book for BOGO deals at about ten restaurants.

Stayed in this awesome condo almost three months and loved it! Condo is beautifully furnished and very well stocked with lots of extras. Really enjoyed the beautiful views from the balcony...and the sunrises and sunsets were breath taking. This condo is located on the third floor & there isn't an elevator, but the stairs were never a problem! Don't forget...the best views are at the top level! Loved the parking below the units because it provided protection for my vehicle. We've been visiting HHI for 30 years and the location of this condo is by far the best. Restaurants, shops, grocery stores, hardware store and tiki bar are all within walking distance. I did have a couple issues with the TV in the living room, but Steve the owner/manager was very helpful and even stopped by once to correct the issue. My only suggestion is to bring a fan...the walls in this complex are paper thin and running the fan helps with the noise from the neighbors and anything going on outdoors. I would highly recommend this condo, and I'm hoping to stay there again next year. Thanks Steve for sharing your beautiful condo - it was a pleasure working with you!

This was our 4th year staying in this unit at the Breakers. It was another fabulous vacation! This unit is very clean and is tastefully decorated. The location of this unit is ideal for biking, walking on the beach, dining, shopping and of course watching the dolphins from the balcony. There were some great updates this year (the Keurig, new living room furniture and my favourite - the high seats and table set on the balcony! This property is close to many amenities (grocery stores, bakery, shops, restaurants and the beach)- all within walking distance. You can literally park your car upon arrival and not need it for the remainder of your stay. Although we just arrived home today, we can't wait to return next year!

Absolutely awesome place to rent. Everything you might want is right here! Beds comfortable. All linens provided. Kitchen is well stocked. So many items you would not expect. Keurig machine, with coffee and tea pods, too!! Restaurants, shops, bike rentals, hair & nail salons, and grocery store right across the street for anything you might need. Manager is attentive and always available for any questions, concerns or problems. (Not that I had any problems!) I just felt that the manager was 'there' for me. During the visit, the owners wanted to replace the couch, which was not in any way deficient, but manager called to make an 'appointment', so as not to disturb me, and also gave me the choice to keep the current couch, or they could wait until the end of the rental timeframe. It is nice to know that the owner of this condo is attentive, and wants renters to have a quality experience. My 45 day stay was excellent! I will stay again next year...why go anywhere else, when you know you've already found the best?
