Below you will find details about our 2 bed/ 2 bath home, Hamilton Cove 11-52, located in Avalon on Catalina!

Leave all the hustle and bustle behind and return to a slower pace of life, the island life. Our Hamilton Cove 11-52 condo is located in the exclusive, gated Hamilton Cove community. It's tucked away in a cove next to the main town of Avalon. You'll enjoy palm trees and an expansive view of the Pacific Ocean from the living space, bedroom and deck of our condo. At the horizon, you can see Los Angeles and in the foreground is a private beach. The community recreation center of Hamilton Cove has a pool, hot tub and fitness center for guests to use. The community also offers a playground, sand volleyball court, 18-hole putting green, tennis courts, croquet lawn, basketball hoop and picnic area for your enjoyment.

Enter the front door of your vacation home and feel the sea breeze. The open floor plan allows you to enjoy the sights and sounds of the ocean all day long. The living room has a 50 inch flat screen TV and a priceless ocean view. There is dining seating for 5. The kitchen has everything you need for eating in with stainless steel appliances and quartz countertops. The balcony is a delightful spot to have breakfast and watch the sunrise. Spend your evenings grilling dinner on the Weber BBQ provided for you on the balcony. And while the sun sets on the other side of the island, it is still incredible to enjoy the beauty of dusk.

About 22 miles south-southwest of Los Angeles, Catalina Island is the southernmost island of California's Channel Islands. The Island is made up of two towns, the incorporated city of Avalon on the east end, and the unincorporated village Two Harbors on the west end. The island is just 22 miles long and 8 miles across. Outside of the two towns is a rugged wilderness of majestic beauty under the stewardship of the Catalina Island Conservancy. You can take a passenger ferry from Newport Beach, Dana Point, Long Beach or San Pedro.

*NOTE: This home is in a residential neighborhood and, as such, is a NOISE SENSITIVE property. Respect must be shown for the property and neighbors at all times. No loud music, parties, and or loud talking outside after 9 pm. Violation of these rules MAY result in immediate eviction from the property per your rental agreement, and/or fines from the San Diego Police. Please review your rental agreement for complete details and rules about your home!

It is important for you to read all the details about your property. If you have never stayed in a vacation rental before, we are not a hotel, WE ARE BETTER! We offer many of the same luxuries of a hotel with the comfort and space of home to share with your whole family. Our property owners are our friends and we work with each owner to offer a special, specific and ideal environment for guests to experience and enjoy. We like our guests to feel at home as soon as they arrive! We provide a 'starter kit' to help our guests get settled without needing to rush off to the store.

Our kits include: paper towels, toilet paper, shampoo/conditioner, soap, linens, towels, kitchen sponges, dish soap, laundry detergent and fabric softener, dishwasher soap when applicable, trash bags, either Keurig coffee makers with k-cups or standard coffee makers, extra blankets, sometimes extra pillows, extra sheets-for sleeper sofas, hair dryers, ironing boards, kitchens fully stocked-enough for max occupancy with some extra settings, toasters, some waffle makers, blenders, tool kits, first aid kits, fire extinguishers, co2/fire detectors, and most homes have heat available.

While on vacation, we want our guests to enjoy their vacation to the fullest and we feel in order for our guests to do this, they should also feel informed. Our emails serve to educate you on your vacation rental home, the surrounding area, responsibilities, what to expect and how to get in touch with us. We respect your privacy so our emails help provide you with all you need to know to reference as you please.

In addition, most of our properties have House Manuals detailing specific information about the property, amenities and responsibilities. Not to mention an awesome section on attractions, events, restaurants and more to help guide you during your stay in San Diego!

Please note our policies:

IMPORTANT: Your signature to the terms and conditions of our rental agreement is in agreement to be liable for any damage to the provided golf cart whether or not damage was created by you and / or anyone in your party. Additionally, the golf cart must be fueled up at the end of your stay, golf cart must be parked in designated spot, and cover put back on golf cart.

Please be advised: Day guests and visitors are NO longer permitted at Hamilton Cove. The HOA will not allow guests more than maximum occupancy of the unit.
We are so sorry for this inconvenience.

DRONES ARE NOT PERMITTED IN HAMILTON COVE! You will be immediately fined $300 if you are found to be operating a drone.
Please carefully review the separate email detailing all HOA rules and potential consequences for Hamilton Cove.
You are responsible for any fines incurred due to negligence!

Holiday 2024 Policy:
6 night minimum AND Saturday check-in is REQUIRED during our holiday season (December 16-January 2). One reservation CANNOT take both holidays, unless it is a 2-week reservation. There are no arrivals OR departures on Christmas or New Year's Day.
*An arrival on a Friday or Sunday may be possible, please inquire if your group needs accommodations that are different as we may be able to accommodate you!

Summer 2025 Policy:
Beginning Memorial Day to Labor Day, 6-7 night reservations are required. On Friday, July 4th 2025, check-in or check-out is NOT permitted. Please inquire if your group needs accommodations that are different as we may be able to accommodate you.

Arrival/Departure Policy:
Check in time is 3 pm and strictly enforced. (From Memorial Day through Labor Day, check-in is at 4pm)
Check out time is 11 am.

Please follow all instructions for your arrival and departure in our email and phone call correspondence. There is signage around the home to assist with the use of amenities and questions that you may have during your stay. We are available too, even after hours-give us a call!

Last Minute Booking Policy:
If a guest books with us directly or on VRBO, within 72 hours of arrival, verification credentials are required. By making a payment on the reservation, the guest agrees to comply with our last minute booking policy.

To properly vet a guest with such short notice requires the following; a “selfie” photo specifically of the booking guest's face and holding either a Driver's License, Passport or State ID photo under their chin. We are just looking for a name to match and the photo on the ID to match that of the person in the selfie. This can be sent by email or text to our company email address. Additionally, we need to confirm guest details such as payment, contact information, applicable check-in time, number of guests and ages, any pets, etc.

This process is required, and if a guest refuses to comply then the reservation will be canceled. We have found this procedure to be successful in avoiding fraud, and protecting all parties! We appreciate your cooperation and we are available to help with any questions.

Rate Policy: Prices change on a daily basis so the rates you see today may be higher or lower when booking!

Age Policy: We do not typically rent to guests under the age of 25 or large parties. Please contact us prior to booking to see how we may accommodate your group.

This was the worst stay I have ever had. Upon arrival the property smelled of wood lacquer, must have just been lacquered from the front door to deck railing. Which we dismissed as a maintenance item, but thought it should have been disclosed. We found the golf cart dirty and uncovered. So we had to wipe it down. The dishwasher was falling out of the cabinets. The master bedroom had poor water pressure and was luke warm at best. The patio furniture was broken and unusable. Property was dirty and out dated. We proceeded to find the second bedroom door lock broken from the outside, so if you are in the bedroom and shut the door, you better hope someone else is the house to let you out. we found ants in the kitchen, in the toaster, blender and coffee pot. It wasn't much at first but by the night it had taken over the entire second bedroom bed and bathroom. They were everywhere and covered the bed, and the only solution offered was ant spray, which we were told the cleaning crew would come and take care of. which never happened. it was so bad we had to leave and stay at a hotel. I would never recommend staying here..

Absolutely the views, and location of this unit. It was in it's own private neighborhood and very private. Tucked in a cove a short drive from the city of Avalon. The golf cart is a must, and we were happy it came with the room. The communication was very good. The room had a few maintenance issues that we forwarded to them so they could addressed. I would most definitely stay in this neighborhood again.

By far, Hamilton cove is where you want to stay on Catalina. It is away from the town but close enough you are not left out. It's a simple/short golf cart ride back to town with terrific views. The complex is clean, beautiful, has all the amenities you need, and the beach/water access is better than anywhere else. We snorkeled easily right off the cove dock where there was a kelp forrest and tons of fish - great spot within walking distance of the condo. The condo is in a great location with beautiful views and looks just like the pictures. The owner/agency was very engaged, friendly, and very helpful. We did have an issue with the dishwasher and a leaky toilet however nothing that impacted our stay. We informed the agency and they assured they would address. Having a golf cart at the property was absolutely key. What a great addition and allowed us to go all over Avalon. I would absolutely stay at this property again and highly recommend

Everything that the other reviews specified is accurate. The convenience of access to golf cart, location and amenities were a 10/10. The issue ⚠️ ANTS. Both bathrooms and bedrooms have an ant problem. My husband and daughter both could not get a decent night’s sleep due to Ant's crawling on them in the beds. We contacted the property manager who offered to come and address the problem but we choose not to be interrupted as we were only staying 2 nights in total and based on the amount of ant traps located throughout the property - Ant's were clearly a known issue. My compliant is that this ongoing ant problem was not disclosed to us. For the amount of rules (of which we could complied with every single one) you would think that there would have been a heads up notice about the ant problem.
