The space
This home is one of Sedona's most whimsical properties located in a quiet cul-de-sac near the base of Thunder Mountain. This 3,300 sq ft home features four bedrooms, three full baths, a large atrium with an indoor hot tub, and a beautiful multi-tiered waterfall with a large koi pond. Every room has a king-size bed. One room we like to call, ''the Harry Potter room,” has two additional queen size beds perfect for large families or ‘the kids’ room.’ It’s the little things that make the most enjoyable stay. You’ll love the pressurized vitamin C-infused showerheads in each bathroom and Alexa dot clocks, and 50”+ TVs in every room.
Living Room: Incredible views of Thunder Mountain, a 55” TV, soundbar w/subwoofer, and a gas fireplace for cold winter days.
Loft: A separate zen-like hangout space with a table and floor pillows for coloring, games, art, etc. There’s a 60” TV with 100+ video games (Luna) and a wet bar equipped with an RO System and Keurig coffee machine.
Bedrooms One (downstairs): Features a king-size bed, a 50” TV, full-length mirror Alexa dot alarm clocks, a lounge chair, and a small dresser for belongings. This room has a cool boho vibe feel.
Bedroom Two (downstairs): This room features a king-size bed, a 50” TV, full-length mirror, an Alexa dot alarm clock, a reading nook, and a small dresser for belongings. You’ll experience an urban boho feel staying in this room.
Bedroom Three (upstairs): We like to call this room “the Harry Potter room”. It has a very whimsical feel to it. It includes a king-size bed, and two queens, a 50” TV, a small dresser for belongings, and a large closet with the best hiding spot for hide and seek. This room is perfect for a large family, or the “kids room” where all the kids can stay.
Master Bedroom (upstairs): The master has a king-size bed, a 50” TV, a dresser, a large en-suite bathroom with a standup shower, and a separate soaking tub. Stair access to the atrium from the master bath so you can easily rinse off after a dip in the hot tub. You will have STUNNING views from the quaint, but spacious master bedroom balcony.
Atrium: A fan favorite! The atrium includes a wet bar, an indoor hot tub, a daybed, two lounge chairs, a 50” TV, and serene views of the backyard. (Can be closed off for a private room if someone is sleeping on the daybed.)
Outdoor Lounge Areas
Porch: Quaint seating with soothing sounds of the waterfall.
Front: Built-in gas BBQ grill and a table and chairs. The sounds of the waterfall nearby make for a truly pleasurable experience in nature.

I am going make a quick read and the TL;DR version
First the quick version: Stay there! You will be glad, but be sure to get the master bedroom. This house has everything you need, and some things you didn't know you needed.
Now....details, details . First of all, the outside is beautiful with trees, desert plants, a babbling man made brook, and an astroturf yard (it is Arizona after all). We had our wedding in the yard (only family members) and the sight of my new bride coming down the patio stairs was one I will remember for ever. Javelinas (we saw two), mule deer, bats (they don't come close, but you can see them in the air) and ravens...oh my, the ravens.
Kitchen has everything you need. Secondary bedrooms are comfortable and even have televisions (as well as the living room, atrium, and game room upstairs. Be warned, the bathrooms have bidets. After the original shock, they certainly do leave you feeling cleaner.
MASTER BEDROOM - If we were not planning on coming anyway, the MB would lure us. Wonderful bed, soaking tub in the bathroom, walk in shower, balcony with amazing views of the mountain (if you are lucky near sun rise, you might get to see the "Sun Horse," a flash of sunlight in the middle of a shaded area, and if you are REALLY lucky you will be there near the full moon, when the mountain itself is illuminate against the sky. Beauty and comfort...as close to perfection as I have seen. Bonus, Ashley always got back to questions quickly.

We had a great time at this property. It was centrally located for lots of hiking options, very clean and had everything as advertised. The hosts responded promptly to all messages with friendly and helpful information. We would gladly stay there again!

We celebrated our daughters wedding in this beautiful home. There were 10 of us and this home has more than enough room. Its beautifully decorated, very homy and the beds are definitely comfy. The home was fully stocked and left nothing to be desired. We loved staying here. The wedding photographer had a blast here with all the beautiful natural light and unique spaces for photos. We definitely want to return . Loved loved loved our stay. If I could give it 100 stars I would.

We loved our stay in Sedona! Ashley is a wonderful host! Great communication! Perfect details throughout the house that made us feel comfortable and appreciated as guests. Location was quiet but accessible to restaurants and activities. We enjoyed skiing at Snow Bowl, hiking in Sedona, eating at Javelina’s, and shopping at Tlaquepaque Arts & Shopping Village. After an active day, we would return and relax in the hot tub. We look forward to returning!

House has a really cool layout. Super clean. The indoor hot tub is great - on a patio with a TV. Indoor towels, outdoor towels, yoga mats. Upstairs TV/game area. One of the bedrooms has three beds - would be particularly great for multiple kids. Kitchen is stocked. High end landscaping and lovely views. Nice neighborhood, close to grocery, hiking, sights, etc. Really responsive owners, answering any questions basically instantaneously.

This home was absolutely beautiful! Extremely spacious, clean, and the view was breathtaking. The hosts were wonderful at responding to our questions and the location was perfect, super close to downtown Sedona. I will certainly consider staying here again and would highly recommend this place for a large group or family gathering.

7 adults had the most incredible stay!! This house is beautiful, spacious, contains everything you need and more, easy walk to main road where there are tons of stores, then can take a town shuttle Thurs-Sun to uptown, hiking spots, etc! Thank you for an amazing time!!

This is a really great rental house. It is large and has a great open layout that worked well for our extended family that was traveling together.
The house was incredibly clean with everything being in perfect condition.
The location can't be beat...close to grocery stores and restaurants. Loved the proximity to Sedonuts and the kids enjoyed being close to the teal arches of McDonalds.
The owners are quick to respond to questions and gave great advice on hikes and restaurants.
We are hoping to return again soon as we fell in love with the house and the area.

We stayed at this wonderful property for a girls weekend trip. It was unanimous between our group that this place checked all the boxes! The decor was so fun and fresh, everything was clean, comfortable, and very welcoming! The ladies already said we need to come back every year! Would return in a heartbeat!

The house and hosts are fabulous. The property is well appointed and maintained, and the kitchen in particular is well stocked (was easy and fun to cook Thanksgiving dinner). We had a family of 8, ages ranging from 5yo to 79yo. Everyone thoroughly enjoyed the house and its proximity to everything we wanted to see and do in Sedona. And the hosts couldn’t have been more responsive and welcoming. Would definitely recommend!

There were 10 of us that went to Sedona for a long weekend celebrating 3 birthdays. From booking the VRBO, to check-in, to everything during our stay, communication with Ashley & Adam was wonderful. There was a minor maintenance issue during our stay - and what is important about sharing this is that our hosts were immediately responsive and the issue was resolved quickly. They were a pleasure to communicate with.
The house is beautifully decorated and we all enjoyed hanging here as a group when we weren’t hiking or checking out Sedona. Would absolutely book again on a future trip to Sedona.

Wonderful place and great location in Sedona. We really liked that we could walk to some great amenities.
Home was clean and spacious. Large enough kitchen to fit our group of 10+. We sat at the table and played games. Lounging areas were big enough for the group to relax in.
Having several beds was very important to us and it worked perfectly.
No complaints from anyone in the group! We all loved the property and look forward to coming back!

We could not have found a better setting for our week with the family. The house was very clean, the kitchen was well stocked for cooking and eating with adults and children, plenty of space for gathering, games and toys for indoor time, and beautifully manicured yard for outdoor time. The beds were comfortable, bathrooms were spacious, plenty of towels. A high chair and bed were provided for our infant. The location of the house was accessible to trailheads. We walked to restaurants, coffee shops, and stores. Ashley responded quickly to any questions we had both before our arrival and during our stay. We do not have a single complaint and would not hesitate to stay here again.

Ashley and Adam were amazing hosts! We absolutely loved staying here. We had a family of 12 and the house was the perfect size to accommodate all of us. Communication was great and Ashley always kept us informed of anything going on. Property was super clean and it is located so close to everything in Sedona. Exactly a year ago, I booked this beautiful home for my daughter’s wedding ceremony at the Chapel of the Holy Cross on 4/26/23. After searching numerous listings, I came across this gem and immediately knew this is where we would stay. The aesthetic reminded me of her reception location being held in Nashville. The openness and decor was a total fit, as was the gorgeous outdoor area. It also had the exact number of beds we needed. The “Harry Potter” room was going to be perfect for my two school-age boys and my Father-in-law. And let me tell you, my boys loved that room and the fact that it opened up to a spacious loft/bonus room complete with a large TV, comfy couch and toys and games galore!! The master was huge and had an equally large closet and bathroom, plus a nice little balcony. The two lower level bedrooms were perfect for my parents and also my daughter and her fiancé, and were right across the hall from two full bathrooms. The large living room was completely open to the dining area and kitchen. There was ample seating for any and everyone. The beds were comfy, the house was spotless and everything was in great shape. It is also the most well stocked VRBO I have ever been in! There were tons of dishes, cups, utensils, etc. There were even kids dining supplies! The entire week my family raved about the house and how much they loved it! This house is an A++ in my book and we would gladly stay here again. The location, cleanliness, feel and little touches won us over!

We were so blessed to stay together as a family of nine. It is a lovely home. It accommodated us easily, and we each had our own privacy. And the house is in a delightful neighborhood, which is very quiet and peaceful. The way they have it decorated adds to the peacefulness. We use the kitchen for every meal, which is well accommodated with anything that you need. Ashley was amazing in contacting me and staying in touch. Unfortunately, the leak out occurred before we got there with the hot tub. She did everything in her power to try to fix it while we were there so we could go in it. however it didn’t work out. But she was gracious in returning some of the fees we paid. That was as close to hiking in the stores and it’s just super convenient. I highly recommend staying there and would love coming back at another date. I am nothing but good to say about the experience in water hosts. I wanted to create a memorable time since my daughter was here from Michigan and my son, who lives here in Arizona with us, we’re together. This house helped accomplish that goal. All I can say is WOW. From the very first moment that I reached out to the owners until the very end of our stay, this home and the owners are fantastic. The home is beautifully decorated and has a Zen vibe to it which was perfect for our yoga and meditation retreat. We were hoping to be outside more but the colder temperatures in the morning didn't allow for our yoga practice outside however with the openness of the house we were able to comfortably practice yoga in the house. We loved the various outdoor areas to sit as a group or just get away by ourselves. The beds were amazingly comfortable and we just were so happy with the whole experience. The owner's even messaged us on the day we were leaving to let us know that the route into Sedona from Flagstaff was closed due to a rock slide. Many of the retreat attendees said they would want to come back.

Every box was checked with this beautiful home. We had a weekend planned with cooking and outings to tour the local vineyards. The property provided us ladies with every amenity possible for cooking. With two fridges we had plenty of room for the food and drinks. The house is spacious inside and out. The rooms are amazing and the multiple outside seating areas are great. We also enjoyed the hot tub and the fact it is indoors was an immediate win. I highly recommend this home. It is absolutely amazing and will guarantee a relaxing and enjoyable stay.

We truly enjoyed our time at this house. It was in a quiet neighborhood next to hiking and restaurants and grocery stores. The house was very well equipped with all the amenities. We loved every minute of our time here! We would definitely stay again!

I rented this property to celebrate a milestone birthday with my sister and all my sisters-in-law. Our group had an amazing week of hiking, shopping, eating and spending time together. The house was perfect for our group. Spacious rooms with comfortable king size beds. The kitchen was fully stocked so we could enjoy morning coffee and make breakfast. There was lots of seating, and we could all gather around the table for meals and lounge in the living areas at night. The hosts were great - very responsive and accommodating. I'd highly recommend this property and will gladly stay here again when we come back to Sedona.

This house was even more beautiful and spacious in person. Everything was clean and well appointed. We appreciated the extra towels and comfortable beds. It was centrally located and even within walking distance to the FREE Sedona Shuttle, which takes you to popular trailheads. We would definitely recommend this place to explore the Sedona area. I just returned from a long weekend with a group of 10 women to celebrate our 40th birthdays. I am not exaggerating when I say that we could not have asked for a better place to stay! Not only is the location and view amazing, the entire house is so well thought out - from the layout, to the amenities and décor - everything was top notch. We were even able to walk from the house right up to trailheads, which was so nice for early morning hikes.
I was a little worried about ten women staying together for a long weekend, but we all agreed that we had plenty of space and the home had such a zen-like quality that made us all feel super comfortable. We actually cancelled our dinner reservations the last night (that we booked three months in advance!) to stay in because we enjoyed it so much.
I also appreciated the owners sharing recommendations and tips with us when we booked. They were super responsive leading up to our trip, and when I had one small question during our stay, they got back to me right away. Great hosts!
I 100% recommend this property to anyone looking for a great place to stay in Sedona. You will not be disappointed.

Favorite stay
Extended family trip going all over AZ, this was by far our favorite vrbo! Space for kids to hang out upstairs while adults hung out downstairs. Had everything you needed. Location was great, quiet, hiking was just right up the street. Loved the homey decor, didn't feel sparse & empty like most. I only wish-- we could've stayed longer.

Luxurious and well-appointed!
From the moment we arrived to a welcoming bottle of wine and sounds of a soothing water feature, to the morning we sadly had to leave, the owners of this rental did not miss a thing.
Everything so easy, relaxing, and thoughtful...the placement and quality of items made it feel like you never left home. To start with, the home was very well-equipped: toiletries, coffee k-cups (including an upstairs coffee bar), plenty of towels (10 beach towels by the hot tub....enough for every single person in our group), fully stocked kitchen equipment/dishware (for both adults and kids), games, Alexas in each room to seamlessly play music, blankets everywhere to cozy up with, and a variety of plentiful seating for eating meals. The hot tub was a huge bonus as the weather wasn't great when we were there. After enjoying a fun (but very cold!) Pink Jeep Tour, the rain didn't ruin our day as we couldn't wait to get back to the house for some warm relaxation in the bubbles! The beds, linens and pillows were super comfy and our entire group was raving about them. TWO sets of washers and dryers (with laundry detergent supplied) were a nice bonus and appreciated by our two families of 5 (4 adults and 6 kids aged 7-13). The beautiful decor (loved the community plant!) provided the finishing touches on a vacation that was truly memorable. Given the beauty of Sedona itself, makes it even more amazing that this home stole the show.

Ultra Luxe Sedona Getaway
We had the pleasure of staying at Ashley and Adam’s Sedona home over spring break and the accommodations were perfect for our group! The home is immaculate and had something for everyone in our group to enjoy!
The kids loved the loft and the beautiful landscape with the koi pond and water feature. The mamas loved that it was spotless and clean, was beautifully decorated, and had all the necessities one would need in the kitchen. The mountain biking dads loved the garage space, the proximity to their trails, and the nice grill area to hang out post rides.
Ashley was always accessible and a gracious host! Providing us a nice bottle of wine was so thoughtful. If we ever come back to Sedona, we would definitely book through them again. Thank you for helping us create some amazing memories with friends this past week!
