With three kayaks for guest use, beach access right outside, and ample outdoor seating, you will have no lack of ways to soak up some sunshine and spend all day in the fresh air. Any downtime spent indoors will be just as fun, as the interior of this getaway is absolutely stunning with natural light flooding through expansive windows, vaulted ceilings, natural wood accents, and modern furnishings that will please even the most design-oriented of guests. The layout of the main floor is also great for entertaining, as the full kitchen, living area, and dining room are all seamlessly connected to allow for easy entertaining and mingling each evening. When the stars come out, the flatscreen TV in the living room and plush sofa will be great for movie nights, yet those that want to hit the hay early can also head upstairs, as two bedrooms are on the second floor away from all of the action.

Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). Location was perfect for swimming & fishing. Very comfortable 3-bedroom house with fully equipped kitchen. Kayaks were a hit

The home was beautiful, the view was great but we had one complaint. The house is very unlevel. We were walking around the house and felt like we were going to fall. Besides that we loved the stay! Very clean.

Starting with a positive, the house is beautiful and the location is great. There is a sandy beach across a narrow road with a 10 mph speed limit. We stayed at this house the previous summer and two of the things we had told Vacasa needed attention had been addressed. Checkin was disconcerting because the house had not been cleaned by checkin time due to Vacasa’s difficulty recruiting good house cleaning staff. When the housekeeper arrived she was very professional but the process still took a long time. Because there was water in the washing machine the day we checked in, we found that the washing machine was broken. The Vacaca technician for the area fixed the washer the following Monday. As noted in at least one other review, the house is slanted. There is no furniture in the bedrooms other than a bed and two very small night tables. We hung up clothes that we could and used our suitcases for the clothes that one couldn’t hang in the closets. A small dresser in each bedroom and updated mattresses would be a big improvement in comfort. The location with a beach and three good restaurants within about ten miles more than made up for the inconveniences noted above. Overall we all enjoyed our stay and had a great week.

Property location was very nice. Interior of the house was clean certain areas of the house or on an angle so the bathroom door for instance won’t stay closed. There was one problem with a Radick water pressure, which would send water flying all over the place in the bathroom. Will definitely stay there again.

My husband and I and our 2 kids (age 9 and 12) stayed there in July 2022 for 5 nights. The location is amazing - despite the fact that there is a road between the house and beach, the road is actually a 10 mph road and there is barely any traffic. Everyone we encountered was so friendly - lots of people and dogs. It's very quiet and peaceful, despite it being summer, there were not a ton of boats, jet ski's, etc like on most lakes. We took the 3 kayaks out multiple times, and the kids enjoyed playing in the water every day. The kitchen had everything we needed for making meals, and the furniture in the house was very comfortable and cozy. We ventured out multiple times to Stowe, Burlington, Ben and Jerry's, Teddy Bear Factory, St Albans, and enjoyed multiple trips to Hero's Welcome and Seb's in South Hero. I started every morning down by the lake with my coffee, and the same in the evenings with my wine. It was truly an amazing trip and we would definitely return to this property. There were some "quirks" regarding the house. As others have mentioned, there is a definite slant, so much that if you don't use the doorstopper on the bathroom or upstairs bedroom doors, they won't stay open. The slant didn't bother me, but it was noticeable. The water was cloudy and a little smelly, no big deal, just be sure to bring some gallons of water. When we turned on the hot water, there would be a gurgling sound, then the water would shoot out, especially in the bathroom where it would shoot out 6 feet and spray us every time. Again, we got a laugh and the kids enjoyed pranking each other with it. The dishwasher didn't clean the dishes so we had to wash everything by hand before loading. First world problems... My only other inconvenience was the motion detector lights outside. My husband and I slept downstairs and kids upstairs, and we slept with the windows open to enjoy the sounds of the waves and breeze. The windows were very tall, where i felt like someone could easily pop the screen and step right in. The motion detector light kept flipping on all night which would wake me up and leave me paranoid that someone was outside, and it was hard to relax. This is likely just a sign of the times with the craziness in the world right now, the neighborhood felt extremely safe and I had no reason to believe that there were any weird characters around, but if you enjoy sleeping with the windows open, you might want to chose a bedroom upstairs if this might bother you.

Overall we had a very nice week at this house on Lake Champlain. The location could not have been better. The house is modern and comfortable and more than met our needs. Here are a few suggestions that would make vacations even better: consider replacing the skillets with new non-stick pans and upgrading the cutlery; take care of the disconnect between the sign in the kitchen that says all food waste has to be separated per a recent VT law and the fact that no-one has been picking up/emptying the disgusting outside food waste container, and convince VACASA to respond to clients or hire a new management company. VACASA seems to be responsible for the disconnect on the food waste and we told VACASA multiple times that the air conditioner was leaking a bit of condensate onto the floor in front of the bathroom. No one ever responded. We consider the aforesaid items to be minor but worth mentioning.
