'Good Vibes Roll', part of the A Stay Above The Rest rental family, is a spacious remodeled 4 bedroom, 2.5 bathroom home with good vibes, comfortable accommodations, and plenty of space for the whole crew to hang out on your Austin getaway! No detail has been spared to make sure you feel right at home. Located in a quiet neighborhood just minutes to tons of eateries and shopping! 2-minute WALK to Apple Inc's new North West campus! 16 minutes to the domain and a little over 20 minutes to downtown (depending on traffic). It is the perfect location to enjoy some peace and quiet while still being close to everything. The home has been professionally decorated with comfort and quality in mind- fun decor throughout, plush linens, comfy beds, great outdoor spaces, and a FULLY equipped kitchen!
On the main floor, enjoy the ample space for cooking, eating, playing board games, watching the Smart TV, or enter the relaxing backyard to soak up the Texas sunshine and starry nights! The kitchen offers items like our signature KitchenAid Mixer, coffee maker, crockpot, blender, coffee maker, baking dishes, and the list goes on! The master bedroom boasts a king-sized bed, an ensuite bathroom with a double vanity, and a large walk-in shower. You'll also find a half bath, laundry room, dining room that comfortably seats 8 people, and a family room with a gas fireplace, Smart TV, board games, and plenty of seating to gather around!
On the 2nd floor, there are 3 bedrooms and a full bathroom with a walk-in shower and double vanity. Two of the bedrooms offer queen-sized beds and the third is a very large room with 2 twin beds and a smart TV! No detail has been spared in this home! SHORT TERM RENTAL AGREEMENT
This Short Term Rental Agreement (the “Agreement”) is made by and between A Stay Above the Rest LLC (“ASATR”) and (“Guest”)* as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
Guest. The term “Guest” shall include Guests, Invitees, their successors, heirs, agents and assigns including any minors.
Property. The property is furnished and includes such items as: fridge/freezer, stove/oven/microwave, cooking utensils and equipment, bed sheets, bath towels, beach towels where necessary, essential cooking spices, baking and cooking supplies. [this is not a comprehensive list.]
Rental Party: The rental party shall consist of Guest and not exceed the maximum number of occupancy allowed.
***Identification must be presented for Guest**
Maximum Occupancy: Maximum number of guests is listed on each property listing site.
Minors and Legally Incapacitated Guests: Minors are defined as anyone under the age of 18. Anyone under the age of 18 or legally incapacitated must have a guardian sign and take full responsibility for any and all damages and/or penalties. In the sole discretion of ASATR, the guardian also be required to make an additional security deposit.
Term of the Lease. The lease begins at 4:00 p.m. on (the “Check-in Date”) and ends at 10:00 a.m. on (the “Checkout Date”). If the Property appears dirty or damaged upon Check-in, Guest shall inform Manager immediately.
Minimum Stay: Minimum stay is listed on each booking site according to the appropriate season, date, weekend, etc.
Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the Property and shall cause all members of the rental party and anyone else Guest permits on the Property to abide by the following rules at all times while at the Property. Guest is responsible for any damage or costs caused by the negligence or intentional acts of all persons who Guest permits to be on the Property. If Guest does not abide by any of the rental rules, the Guest stay may be terminated with no refund as well as any fines and or fees associated.
Access: Guest shall allow Manager access to the Property for purposes of repair and inspection. Manager shall exercise this right of access in a reasonable manner.
Rental Rate and Fees; Damages
Deposit: No security deposit is required unless otherwise stated by booking agent/site. However, payment for the rental stay must be paid in advance
Fireplace (if applicable): Failure to properly clean ashes from the fireplace, if used, will result in a $50 charge
Fire-pit (if applicable): Failure to properly clean ashes from the fire-pit, if used, will result in a $50 charge
BBQ Grill (if applicable): Failure to properly clean the BBQ grill, if used, will result in a $50 charge
Charge for Damages: Manager shall communicate all claims of damage to Guest within 14 days after the Checkout Date for the following:
Damage to the property
dirt or other mess requiring excessive cleaning;
failure to adhere to the rental rules outlined in exhibit A; or
any other cost incurred by Manager or the Owner due to Guest’s stay.
Rental Rate. Rental rates will be communicated via booking site. Payment in full shall be due according to time frame specified by booking site.
*Cancellation Policy: If Guest wishes to cancel his/her reservation, the prepaid rental will be refunded as follows:
100% (minus cancellation fee) if canceled more than thirty (30) days prior to Check-in Date
0% if canceled fewer than 30 days prior to the Check-in Date
If rates fluctuate, both owner and guest will abide by rates agreed upon in this contract.
Cancellation Fee: $150 for standard reservations ; $200 for standard reservations that are defined as peak season.
Peak season dates include, but not limited to, the following large events such as, but not limited to, SXSW, ACL, Lone Star Rally, Formula One; Holidays such as Memorial Day, Easter, Fourth of July, Labor Day, Thanksgiving, Christmas, New Year’s Eve; or Seasonal such as Spring Break, Summer Dates (Memorial Day – Labor Day)
If Guest cancels on or after 30 days prior to Check-in Date, no rental fees (including the administrative fee) will be refunded

We spent the weekend of the 2024 eclipse in Austin. The house was very comfortable, with plenty of room for 3 adults. It was easy to get downtown to enjoy the sights, and a great base for our eclipse viewing.

Home was very convenient to our meetings, updated nicely. Water was always hot. We had everything we could possibly need in the kitchen. However, it is in desperate need of a spring cleaning, very dusty, floors were dirty. Bathrooms were clean and sanitary where it mattered.

This propery could be really nice but its not. The beds are the most unconfortable beds on the planet. Just Aweful and cheap. Like they had to go out of their way to find the hardest beds ever made in America. Then I found boogers and hair all way my sheets and pillow cases and walls. Also requested late check out when checking in and wasnt even told til right before we had to leave. This place fronts like a luxury home but its really a pourly executed rental property.

Had a great stay here, beautiful interior and close to grocery store and main roads. Biggest downfall is the mattresses are the most firm any of us have ever experienced, didn’t sleep well most nights. A pillow top mattress cover would have made the 3 weeks of sleep much better! Communication with staff was wonderful, always quick and helpful! Would stay here again with a better mattress situation.

The house was very clean, which is extremely important to me. The room with twin beds was a great play area for the littles. Also, having a downstairs bedroom with a en-suite bathroom was convenient for the 90 year geandparents. The house met all our needs. Nicely decorated too!

You can tell the Owners and Managers spent time on the details of every inch of this house. All items were great quality - from toilet paper, blow dryer, kitchen appliances, etc. There was a ton of space (for a family of 6). I truly appreciated the responsiveness of the Managers/Owners as well. House is located on the outskirts of Downtown. Beds were amazing - I couldn't get out of it in the morning! Hands down - rated "6" out of 5. Thank you!

Problem Property
Poor condition. ZERO hot water upstairs. Extremely loud HVAC system at main living room. Backyard in disrepair. When property owner / manager contacted about hot water issues...I was asked to check breaker box. At that point it was clear to me that most recent renovation was not completed properly and not likely in adherence of code. No GFI breakers in bathrooms or kitchen. Original "vent stack" for plumbing likely compromised during renovation. Original home breaker box not properly upgraded during renovation.

Perfect home for family of 8
Property was very clean, well stocked in kitchen and amenities, bedrooms nicely laid out for a family of 8, beautiful new, modern bathrooms, and nice backyard with nice trails nearby. Check-in and check-out was very easy. Although a little further from the city than we typically prefer, still hiighly recommend and would stay here again!

Airy, spacious home
We were a family of 8 staying at this property—-inAustin for a family Memorial service. This airy, spacious, clean and well-stocked home was a perfect place to return to each evening. Full of whimsy and charm, as well as in a great location.
The only reason that I am not giving our stay 5 stars is that the mattresses on the 5 beds are BEYOND FIRM. One of our group said that it was like sleeping on “a slab of granite.”
Hopefully, this can be solved with some extra foam or bedding!

This property was perfect for our family weekend get together! It is beautifully updated and decorated. The layout was just what we wanted. They did not skimp on any details. The property looks just like it does in the pictures!

Great stay
This property worked really well for our family of five! The location is very a convenient and well supplied. It is a thoughtfully designed space that is well suited to families. The host was very helpful, responsive, and kind. Our only criticism is that the beds are VERY firm, making them uncomfortable if you don’t like hard beds. The linens, however, were very comfortable and overall, it was excellent. I hate docking it one star but the firmness of the bed is something that we will have to consider before future visits. On all other accounts it was a great stay and worked wonderfully for our family.
