Saunter upstairs to the extremely roomy primary bedroom, with king-sized bed, reading chair, flatscreen tv and access to a private balcony with seating and epic scenery views. The master bathroom has a double sink vanity with sizable counter space. There is a walk-in shower and jetted garden tub.
Down the hall is an adorable bunk room with a twin-sized bunk bed. There is a dresser, flatscreen tv and closet.
The next bedroom contains a bunk bed with twin mattresses and a full-sized bed. There is an armoire, flatscreen tv, and rod iron desk. There is an ensuite bathroom with a tub and shower combo and vanity.

AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.
CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.
CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.
MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.
PARKING PASSES: 4 The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.
CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.
WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Dishwasher doesn't work, back door had to be locked with a ratchet strap (I have pictures). Ice machine doesn't work, 3 out of the 5 beds were broken and screwed back together. Puke stains all over the floor, Air conditioning was terrible, house stayed at 75 degrees the whole time we were there. The lower level looked like a bomb went off, stuff from the previous people just scattered everywhere. We actually had to clean that lower level up and also the indoor area before we actually move into it. We went a whole week with a ratchet strap on the back door to be able to ensure our safety on that door. Will definitely never stay there again!!

The house suited our needs, but not our expectations. It was in much need of repair and updating. The upstairs carpet was terribly stained, the master shower did not drain well, wood was worn everywhere, and everything was in need of attention. We called right after check-in to address the following:
1. kitchen cabinets were missing many pulls
2. the ice maker in the refrigerator didn't work because the filters were clogged
3. the stand-alone ice maker made so much noise it had to be turned off
Beach Ball Properties responded quickly to our call and sent a tech to address the issues but could only change the filters in the refrigerators and put on some random pulls on cabinets and drawers. The stand-alone ice maker could not be fixed until the following week.

This house would be glorious if it was well maintained! There were holes in the walls when we arrived. We called about it and a very nice guy came and repaired.
1)Needs a deep cleaning
2)Main floor king bedroom bath needs toilet cleaning. Black mold growing under the rim and in tank. It had to be plunged numerous times to flush.The sinks and tubs don’t drain very well.
3)Carpet in entire house is filthy and very stained. Broken tiles on porch.
4)There is nowhere to put open luggage. No hangers in closets so we bought some and left them there. TV doesn’t work in king bedroom downstairs. No hooks or adequate towel racks in the bathrooms or porch.
5)Dishwasher puts a terrible film on the dishes. Icemaker doesn’t work. Filters on fridges need replacing.
6)There is room for 3 cars in carports if you remove a tree in front of one entrance and do some trimming of bushes blocking the 3rd.
7)The porch would be great if the cushions were clean and not stained.
8)The steps off the porch caused injury to several of us. The repair was done but only for the worst of it. We still encountered more nails sticking up on the rotten steps that didn’t get replaced. Very dangerous! The tile was replaced on the porch while we were there but frustrated with construction while we were paying for a vacation.
9)The bed in the queen bedroom was patched together with Bondo and not attractive. There was a very rusty table on upper balcony when we arrived that they removed but left us with nothing.

1.light bulbs out in bathroom upstairs
2. Mildew on shower curtain
3. Ants in kitchen sink
4. Shower curtain reversed in upstairs bathroom, but we turned it around. The rod is badly bent.
5. Most of the knobs on kitchen cabinets are broken
6. Living room cushions are full of dog hair
7. The master shower door doesn’t close completely.
8. Rear outside steps to beach have nails sticking up & all boards are bad some are completely loose and lift up when walking on them (very dangerous)
9. Upstairs Bathroom shower is clogged fills with standing water when trying to shower. Maintenance repaired.
10. Floors haven’t been cleaned at all.
11. Hair, food particles and trash on floors including dental floss pick on floor in bedroom.
12. Bugs on pillow in bedroom upstairs makes us question if sheets were cleaned.
13. 2 toilets did not flush at all—called maintenance and they did repair them
14. A smoke alarm was beeping shortly after. Maintenance replaced batteries
15. Toilet roll holder in master falls off the wall when paper is changed.
16. This house needs lots of maintenance, the stairs to the beach are a major danger.
17. One of the downstairs sink faucet handles is leaking water around the handle.
18.blinds in the master don’t work
19. 19. The one light bulb in the master is impossible to read by
20. Lots of gnats in bathrooms downstairs
21. Small bunk room should be advertised as only for smaller children

Everyone in our group (age range of 5 to 75) had a great time at Shangri La. The beach was clean. The weather was beautiful. The stay was relaxing. The kitchen was easy to use and well stocked with utensils to use and fun serving pieces. We would do this again!

12 of us stayed for a week, 6 adults and 6 teen girls. The house is in a perfect location. It was just steps away from the beach and short drives or walks to restaurants depending on how far you want to venture out. The beach was busy enough to entertain our teens, but not so busy that it interrupted the peace the adults were hoping for.
The house in general was perfect for us. Kitchen was where we gathered most often and it was open to the rest of the space allowing us all to be together enjoying cooking meals and playing games.There was plenty of seating between the barstools and nice big table. The two refrigerators were very much appreciated and the ice maker kept up with our needs most of our stay! Both fridges were missing door shelves that made organizing it a little more difficult but not a big deal. The size of the rooms and bathrooms were good enough for us. The house has so much potential it just honestly needs some major maintenance and better cleaning. The kitchen floor had popcorn and dead bugs upon checking in, carpets were really gross. Outside deck boards were an accident waiting to happen with nail heads sticking up and boards warped and splintering. The deck railing was also a hazard as it was not secure in one area. Lower patio space could be so cute but was just a cluttered mess. I don’t mind staying in a place that needs upgrades as long as it feels clean and organized. The house did not feel clean or organized in the least.

This property was perfect for us. Great space and location. Had an issue with some bedding and they immediately brought more and took care of us. Would definitely stay here again and suggest it to friends.

It was very spacious and we loved that it was right on the beach. We didn’t feel it was as clean as it could have been and we did see a couple of cockroaches while we were there. A couple things could be replaced as a few appliances were broken/not working properly. For how much you pay - everything should work and be 100% clean.

We stayed here around the same time last year. It was AH-MAZING! This year was a disappointment. When our party got there the A/C drip pan had over flowed and flooded the hallway. They weren’t going to come fix it until a few days later- until I asked for an alternative. Maintenance came but didn’t fix it. So we had to empty the drain pan a few times while we were there. Not to mention they never dried out the sopping wet carpet. The icemaker in the island didn’t work and the maintenance guy was aware because we were told not to turn it on or it will pour water. The ice maker in one of the fridges worked but you couldn’t get the dispenser to work. We found a roach in the laundry room downstairs and then a HUGE live one in the laundry room upstairs. Cooking pans were not clean and had residue on them and we had to soak them and clean them before use. Also the ONLY TV’s that had a ROKU or worked was the main Arab downstairs and the master. We even tried to get the maintenance guy to help get them working and he said they weren’t hooked up to cable or ROKU/FIRESTICK- as advertised. For the amount of money we paid to stay here- almost double from last year- I would expect it to be WAY cleaner and things working that were “amenities”. Super disappointed this year.

I have been renting through VRBO for several years. I like being able to have a house on the beach with enough bedrooms and baths for my large family. We had some maintenance problems but not enough to dampen our spirits about the house. Layout of bedrooms and bathrooms, seating both on the porch and inside for lounging and eating was fantastic.

Location was great. Property could use a bit of updating—doors on main level were difficult to close and lock. Two refrigerators was a bonus and two washers and dryers was very nice.

Can't beat the location but pictures posted are clearly years old and the property has years of deferred maintenance and water issues. Back door is warped and doesn't fully close and lock. Railings and decks need power washing. Deck chair pillows were so dirty we couldn't even sit there. Nails popping out of stairs that lead to beach, careful when barefoot. Featured firepit was on side of house loaded with cigarette butts and beer cans and not usable. Plastic on windows, I assume placed to minimize sun damage, was in bad condition, distorted view to gulf and dripped with condensation. AC vent in ceiling of MBR over the bed drips condensation onto the bed (and my forehead), badly stained carpets and a badly rotted window sill and the shower had black gunk. Yes, many dishes and utensils but most dishes were dirty and when we went to use dishwasher there was broken glass and beer bottle tops blocking the drain. Five day stay. Mgt was pleasant but not immediately available since we checked in on a Saturday and, though they refunded two days, our stay was disappointing. This home must have been beautiful when it was built but needs much work and proper cleaning and new linens and unstained pillows and carpet, and a refresh to justify the price level. thanks.

This was an excellent place for our 11-person family to spend the week of Christmas. The rental company was very easy to work with and responsive. Though the carpet was stained in places and the couches were a bit tattered, that didn't affect our stay all. Overall the house was fantastic! We loved the large ocean-view porches and there was plenty of seating for all both at the table and in the living room. The bedrooms were big with lots of beds and the four bathrooms were a huge plus. We would absolutely stay here again!

Great location. We rented early-mid August so a little deferred maintenance is to be expected- we get that the owners have to turn the unit quickly in high season. However, what we found was gum stuck to the carpets, several stains on the carpet, one thermostat pulled out of wall and hanging from wires, and the whole place stunk like weed.
Property management was extremely responsive - they did what they could and fixed the plugged up sink we found on arrival within 12 hours of request.
Overall, we enter this place for the location and it didn’t disappoint. Would have been nicer without the issues mentioned but it was fine.

Wonderful!
The property and house was just as described! We had a problem with the oven when we we were there and once they were notified, it was fixed within a few days (a part needed to be ordered). The couches had rips in the cushions but it did not bother us. The house was spacious, the AC worked AMAZING and the view was breathtaking. We would DEFINATELY stay here again!

Girls Getaway
We had 6 women staying here and loved it. There was room for everyone to have their own bedroom. 2 refrigerators and an ice maker! The location was great - close to restaurants, the wharf and other shopping. We had a great time.

Great House for Family
Our large family had a wonderful stay at this property! The location was perfect and the size accommodated us well. One of the fridges and dryer broke during our stay and the management company sent someone out same day to fix them. The house is not very toddler/baby friendly so bring your own baby gate or a way to block off the stairs/outlets, etc.
