Located on the banks of the Black River, this two-story home has all the comforts and amenities for a flawless and memorable family vacation. Enjoy a great location in the heart of the charming town of Proctorsville and within walking distance from Outer Limits Brewery, Singleton's General Store, and Crows Bakery.

The interior of this family-friendly home boasts an inviting living room with a set of comfortable sofas near a wall-mounted Smart TV with streaming services, a fully-equipped open kitchen with all major appliances to make cooking a breeze, including a dishwasher to clean everything up in the blink of an eye! Coffee enthusiasts will be happy to know there are two coffee makers, a regular coffee maker and a K-cup. The dining room features a wooden six-person dining table, ideal for family meals, and a large Smart TV. Guests will be able to admire the Black River from both the kitchen and dining room. Four bedrooms and two full bathrooms make this home perfect for families (small or large), groups of friends, and couples alike!

If you are bringing a dog on your trip, the pet fee is already included in your quote when selecting ‘Yes’ to pets. If you would like to add more dogs, please contact us. The pet fee is per stay and ranges between $150 and $200, depending on the bedroom count, and will apply for each additional dog.

Parking notes: There is free parking available for 2 vehicles.

Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). (A discount may be applied for stays of 28 nights or longer, if permitted.) The Damage Waiver covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. The Damage Waiver fee eliminates the need for a traditional security deposit.

Nice quiet home with solid furnishings, thoroughly stocked kitchen. Great location next to big flowing stream. I could not get the WiFi to work with my phone, tech support couldn't resolve. TV did have full channel choice with internet working there.

Upon arrival it was very hot but we found portable AC units in the basement, those helped a lot. There were staples sticking out of the couch by the windows in the living room, my wife discovered that when she got up and they scratched her down the back of her leg. Other than AC and the staples we had a won stay. Great location and lots of space for our large family.

No Internet, No cell coverage This was a working vacation with young children. We were unable to function because they had turned off the internet. Parents were afraid to leave because there was no way to contact if a baby issue arose. We had to take shifts leaving the property to sit in cars and get online. Ended up making lame excuses for missing meetings and failing to meet deadlines. Their text person was full of earnest apologies but nothing was done to remedy and a measly few dollars refunded didn’t come close to repair damage to our work responsibilities. It was terrible
