About this house rental
Peak Rate – May 15th – September 15th $800
Non-peak March 1st - May 14th $700
Winter Rate September 16th – February 28th $600
All major holidays, spring break will be charged at peak rate.
The unique design of the home – walk in through a tower to the courtyard with pool, cabana, and casita. The main house has an open floor plan with kitchen, dining, and living room. Bedroom 1 and Bedroom 2 are on each side of the living area, each with private entry. The Master suite – (Bedroom 4) is located upstairs above the living area. The master has a balcony overlooking the pool and will have an outdoor stairway to the pool area. The casita is next to the carport area. Additional bedding is provided in the garage with 3 hideaway beds. This home has the luxury of sitting poolside and enjoying all of your tv needs from the outdoor tv, especially for those avid sports lovers.
Of course there will be a fully furnished kitchen with all the basic needs, full size washer/dryer, TV’s in every bedroom, living room, and two in the cabana area. The guests will have 3 refrigerators. Guests will have a covered carport and driveway for their use on the back side of the house, as well as a wrap around driveway on the side of the house.
Conveniently located in the Concan Country Club, you are also close to the House Pasture Restaurant and Music Venue, Garner State Park (15 minutes), shopping, and dining. The Frio River is a short distance from the house (6-7 minute car drive), public river access.
To help keep the cost of your rental down, we do offer our guest the option to bring their own Linens and Towels. We do offer the option to rent them at an extra cost. If wanting to rent linens and towels for your stay, please allow us 4 weeks prior to arrival notice. Make note that we do have a limited supply and cannot guarantee we will have lines and towels readily available.

PAPER GOODS: Paper towels, toilet paper, napkins, paper plates, plastic cups, plastic ware.
SOAP: Dishwashing, laundry and hygiene products
BBQ: There are BBQ cooking utensils, but remember to bring charcoal/lighter/matches.
Your kitchen is complete with dinnerware, silverware, glasses, basic cookware, coffee pot, microwave, pots & pans.

The house and layout was great. However there were some issues.The house was missing some important items. There was no mop or broom. The kitchen was lacking paper towel holders for the kitchen and pool areas, no measuring cup, minimal dishes and pots and pans. What pots and pans were there were old and worn out. There were no fly swatters and in this part of Texas during the summer if you BBQ there are going to be flies! The internet was only in the main area and not covering the entire property and additional rooms. With 6 young men they could not get internet except inside the house. The vent hood is not working which is important for frying bacon for breakfast.Most of the dishes were dirty or greasy and had to be washed before using. House of this caliber should be more appointed. The outdoor seating cushions were worn out and should be replaced. All and all I would give the home a thumbs up for the layout. Only missing minor details and yes I would stay there again but probably bring my own stuff.

We take an annual trip to the Frio river every year with our college friends and FrioRitas was hands down the best place we have stayed thus far! House was very clean and although we did run into some minor issues with the home, all of our concerns were treated very quickly and did not interrupt our stay. We would definitely rent FrioRitas on our next trip to the Frio!

Cool house. Didn't like all the stairs after a couple trips up and down putnin the sun. Fought with the living room tv multiple times a day everyday to stay connected to wifi yet the outside TV had no problem even that far away. Other than that everyone loved it. Pool bar was a hit. Was used all day everyday.

Wow! We've been coming to the Frio for 40+ years and this was our favorite home we have ever stayed in. Nice family area and super outdoor area around the pool, covered patio, etc. Extra privacy was nice too. awesome property, and a great setup for groups. Rooms are all separate from main living area so no one sleeping gets disturbed. One critique would be linens, but more importantly, no paper products are supplied. Be sure to bring paper towels, toilet paper, trash bags, heck even dish towels. overall great and will be back!

This was our third year staying at this property. The house was clean as always but the pool was murky when we arrived and full of hair and the patio was covered in hair. When the pool guy came, he added chemicals and left, the pool maintenance and patio areas seem to be neglected. The patio drains were clogged so the pool water that was splashed out stayed on the surface causing it to be slick. We still had a great time!
