When you think of Cape Cod, thoughts often fly to the beaches with the ocean and its rolling waves, swimming and sailing the ocean, fried clams and lobster rolls - and the Kennedys. When the Kennedys needed to get away from the hectic world of politics for some peace and quiet, there was one place they always went to: Hyannis Port, Massachusetts. This Cape Cod destination has a rich history that first began in 1928, when John F. Kennedy's parents purchased a family home in the area. After JFK, his brother Ted, and his sister Eunice purchased the three surrounding estates, the Kennedy Compound was officially born.

This 19th century home is located steps from the ocean beach at Eugenia Fortes Beach on Nantucket Sound in the heart of the affluent summer resort community of Hyannis Port on Hyannis Harbor. But being situated around the corner from the famous waterfront Kennedy compound is just where the story of "Little Cozy" begins in this private and exclusive neighborhood.
Eugenia Fortes Beach is clearly visible when pulling up to the house, so it is easy to see how one can enjoy a coastal, beach house vacation at "Little Cozy". Open the front door to "Little Cozy" and you know the home is aptly named, with its warm, welcoming light-filled rooms and its wide plank wood floors evoking the cozy appeal of a gone-by era and historic charm in most rooms.
Relaxing is the destination here: sunny days with sandy feet spent at the beach and then walking home to a large, fantastic grass-covered yard for playing games, a deck for grilling and chilling, or just kicking back and cozying up to a book at the end of the day in the living room. Enjoy the feel of ocean breezes on your face. Slurp popsicles in the yard. Have two - you're on vacation! If you're an early riser, walk on the shore of the beach and catch a different spectacular sunrise every day. Bring your bikes! My wife and I plus our adult son and his dog stayed at the Little Cozy Beach House for five nights over Memorial Day weekend 2023. The home was meticulous and we enjoyed every aspect of it. There are 3 bedrooms upstairs and a living room plus family room on the first floor. We hosted some friends and had plenty of room. The outside deck is an outstanding place to enjoy morning coffee. It gets full sun and also has a high quality sun umbrella. We had beautiful weather so we spent a lot of time outside. The location is very close to a nice beach and we walked for miles around Hyannis port as well as to Hyannis itself. We highly recommend this home!

We had the perfect stay at little cozy in Hyannis , the location was perfect, the home was clean and the property manager was accommodating , We can’t wait to come back next summer !

We rented the property for 5 of us as an official birthday getaway to the Cape. “Little Cozy” was gorgeous! Clean, well appointed and in a beautiful neighborhood in Hyannisport! The property manager and owners were communicative and we had zero problems! The house was stocked w toilet paper, paper towels, linens, bath towels. AC was available if needed but the ocean breezes kept us cool…. I can’t say enough good about our whole experience!

So much potential
Let me start with the good.
Good location - quiet and little traffic
Property manager- very responsive and easy to deal with
House - nice layout and well appointed with basically everything you need. Landscaped well.
The issue we had with the house has to do with the hvac. The upstairs bedrooms had portable units. Kept the rooms cool but the db rating is way to high and would not be good for light sleepers.
There is no hvac downstairs which can be an issue if the temperature rises in the late afternoon. We found some fans in the closet and the property manager brought over a couple more which helped move the air. But in the end moving hot air is still hot air. We live in an older home so can appreciate the craftsmanship that goes into these older homes. A mini split system or inverter window units can help resolve the hvac issue. It’s a great house, just need to improve the hvac in my humble opinion.

Great family vacation!
Our family of four had an amazing time here. It had everything we needed for a summer getaway, and the location could not be better. We look forward to returning again in the future!

The best intermediate house in a Big Fancy Neighborhood!
Wow! We really enjoyed our stay here! First things first, The hosts were wonderful, communicated well and even left a nice note and some "Cape Cod" chips! The house itself is very clean and well maintained. We appeared to be the first renters of the season, so we witnessed some of the maintenance first hand. No need for AC during our stay, a nice gentle breeze throughout the house kept us comfortable. 5 people across three bedrooms was plenty comfortable and Netflix on a big screen during a brief rain was nice! We enjoy the ability to prepare our own food in the well stocked and perfectly usable kitchen. I even used the small grill outside! A wonderful deck for enjoying coffee in the morning sun and avoiding the afternoon sun for a cool place to hangout in the evening. The neighborhood is amazing! Lots of big beautiful homes, and beach access at the end of the block! Definitely the best value in the neighborhood! We couldn't have asked for anything more! A nice quiet neighborhood, with pleasant neighbors made for a very family enjoyable stay. Although the youth staying in the house immediately next-door were occasionally ruckus in the middle of the night, it didn't last long and they were just partying for Memorial Day Weekend creating no harm. We'll definitely look to stay here again!
