Located on 2th Street just a quick walk from the Balboa Pier, Fun Zone, & Ferry with Volleyball Courts and firepits directly in front you are never more than a few minutes away from the action! From our oceanfront home, you can safely walk or ride bikes anywhere on the peninsula. With more than 30+ restaurants & bars, shops, Duffy boat/jet ski rentals, etc. within a 2-15 minute walk, you will always have something exciting to do.
For those of you seeking a Daytime adventure, the Catalina Express, Whale Watching Tours, and Sailing Adventures all depart from the docks across the Street. For those of you with kids, the Balboa Fun-Zone is also just across the street making this home an ideal location for families.
For those of you wanting to Shop, you can hop on the Balboa Island Ferry and catch a quick taxi up the Hill to the Shops at Fashion Island.
IMPORTANT HOME NOTES:
- Must be 30+ Years Old to Rent
-Please review house rules regarding noise, day/nighttime occupancy, etc.
-High Chair & Pack n' Play must be requested 48 hours prior to your stay and are provided pending availability.
- Home has a complete set of stairs (1) in addition to a two-step threshold to enter the property. Stairs to the 2nd level can be challenging for some elderly individuals as they are quite steep.
- Portable freestanding 12,000 BTU AC units are available to rent at a fixed rate of $399 each for up to 7 nights. Max 3 units per house.
-The property has a small apartment over the garage not pictured in this advertisement. You do not share the patio only the laundry and 1/2 the garage.
-Oceanfront Patio is for your Sole Enjoyment.
- You are provided with the (1) Parking Spot in the (2) Car Garage. Although your Large Trucks/SUVs may fit, mid-sized vehicles are recommended. Garage dimensions are (78.5" H - 229" L - 92" W per garage stall)
- Laundry facilities are shared in the Garage.
- Noise from other units, neighboring homes, and beachgoers should be expected.
-Firepit must not be left unattended while ignited.
- City of Newport Beach Quiet Hours 10 pm - 7 am.
-No Patio Access after 10pm
- Upon completion of reservation tenants will be required to comply with the HOUSE RULES (including additional rules) outlined in our online Advertisement. Please review prior to submitting your booking.
-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.
- Upon arrival, the guest agrees to be greeted by a staff member to verify identification matching the primary reservation holder. The primary reservation holder must be present throughout the duration of the reservation. Any exceptions must be approved in writing by Tower 17 Properties & Management.
- Guests submitting a reservation the same day as their arrival date are advised to message Tower 17 Properties prior to submitting their request. Same-day reservations may be required to accept a later than advertised arrival time of 5 pm to ensure the completion of our cleaning and inspection process.
- Guests arriving or departing before or after designated arrival and departure times without written consent from Tower 17 Properties and Management will be charged a $299 fee and applicable taxes. Guests departing after 1pm will be charged for the additional nightly rate as advertised. If an unapproved late departure impacts the arrival of an incoming guest, the departing reservation is subject to penalties and fines including but not limited to the refund of the incoming reservation.

This property was just like the pictures. We were pleasantly surprised. Great location - action, but not too busy. Parking was a little difficult for guests, but it was a holiday weekend. Only issue we had is some of the blinds were broken. Would definitely stay here again.

We were disappointed in the house. The pictures online must be very outdated. The windows were so old, some don’t open. The mattresses were lumpy and one bed made noises every time you moved or turned over. The one I sleep in was so worn out, it was like climbing a mountain to sleep anywhere near the middle of the bed. The beach chairs were horrible, some were torn and they were old and dirty. The umbrella stand outside, half of it was cracked off, so it was impossible to move it on the patio for shade.The showers were old and totally outdated. The shower head in the upstairs bathroom has a leak and the head is about to spew open and break. The bedroom downstairs had an extra twin bed where a small side table should have been. We think just so they could say they could sleep more people. 3 people would not sleep or fit in that small room off the kitchen.The kitchen was very well equipped. The furniture was clean. We loved the firepit and barstools outside.
For the $900 a night charge, we expected better quality.

We had 3 generations coming together to celebrate our grandson’s first birthday. The beachhouse was perfect! It was in a great location, had a comfortable layout, comfy beds and well stocked kitchen. We played directly outside on the beautiful sandy beach, rode bikes and walked to restaurants and shops. Looking forward to coming back!

Clean, comfortable, plenty of room for 6, well-stocked kitchen, responsive, great location, quiet neighborhood, walk to shops/ restaurants. Upstairs King Bdrm is en-suite, the 2 Queen bedrooms share a bathroom. First floor twin/trundle room is en-suite. Surf can be loud at night and sometimes shakes the house - although did not affect our stay! Loved staying right on the beach and bike path/walkway!

Newport Beach vacation
The property is 10 min walking distance to Balboa Pier, Fun Zone, & Ferry. The house is well stocked in terms of cookware, dishes, towels, ext. They also provided us with Pack n' Play and a high chair, which was very much appreciated. Overall, house description and photos accurately describe what you are getting.

Great beachfront family property
Location was great; walk out to the beach, close to anywhere you’d want to go, but not so close that it was overly noisy. Had everything we needed to make our stay enjoyable. I guess one thing that would be better is if there were more bath towels. Also they had plenty of beach towels but they shed when you used them. But that’s a small complaint.
Property had plenty of room for our large party to hang out in and the back porch was an awesome place to visit and people watch.
We had a couple requests, like a repair to the shower head in one of the showers and the manager took care of it right away. Was very happy here and would definitely come back!

Boardwalk Fun!
We had a great stay here! The home is very nice with clean bedding and furniture. Two bedrooms have ocean views and the downstairs patio is fantastic. There are 3 showers which is great for getting large groups ready in the morning.
The boardwalk makes for endless people watching and for a fun environment. Walkable to restaurants, beach park, playground, pier, surf shop, small market, coffee, ferry boat ride, bars with great new patios and more. My car didn’t move. We had 2 garage spots and easy street parking.
Our extended family said it was the best Easter ever. Thanks for a great stay!!!

AMAZING STAY!!!
This is an amazing home, and is exactly as advertised. A very short walk gets you to the ferry to go to Balboa peninsula, and a short walk the other way takes you to the village. We loved every second of our stay here, and would gladly return.

Great Location
We really enjoyed the location and parking was not bad. We met the property manager during check in, but they didn't give us much information about the place. We called the property manager for info on wifi, washer/dry, etc. They never called back. We never found the washer and dryer. Great location, total beach house. They should spend more money on cleaning the property before new guest arrive.

STRESSFULL & FILTHY
When we first arrvived we saw a half empty bottle in the living room , the fridge was not cooling our food, the kitchen cabinets are very dirty! We were unable to wash or dry our clothes. The sheets and mattresses in all the rooms are very dirty and stainted with body fluids. WORST Birthday weekend ever !

Location, clean, super cute spot
Loved the location, the patio and the house overall. It does need some updating in the bathrooms. The bedroom downstairs is in like a closet very small and right by the kitchen. Bedroom upstairs is a tight squeeze but overall this is a cute spot.

Poor quality of equipment
We found that the refrigerator was not keeping the food cool . We had to buy ice to keep the important items cold. We also had the sink in the upstairs bathroom that was clogged and took a long time to drain. I tried to remove the pea trap under the sink and there was a lot of debris inside. Even after I did that the sink drained very slow . This was disappointing considering I was on vacation and not suppose to be doing handyman work.

Perfect Family Get-A-Way
We had such an amazing time with our family. The beach house is in a perfect location, beautiful views (especially from the bedrooms upstairs) quiet area. Awesome for families! Plenty of space, towels, kitchen utensils and cookware. And that fire pit table outside?! Amazing for those cooler evenings. We will be coming back! Thanks for the memories!

Vacation at 200 A E Oceanfront
Six adults and 4 1/2 yr old. One handicapped adult had downstairs bedroom. A helpful addition to bathroom there would be safety bars in the shower. I don’t think he took a shower. Upstairs accommodations were great. I suggest scissors be added to kitchen supplies. I was surprised lower bathroom was not separated from bedroom. I don’t remember how it was listed.

Great Family Vacation!
The location of this property is great! The beach view and the little local shops are amazing!
The house is a little bit older than I was expecting and could use some touch up with slip covers on the coaches and new rugs just to clean it up a bit.
We loved opening up the windows and letting the breeze come in! It was very refreshing. We were a party of 6 and it was more than enough room for all of us! The neighborhood was very safe for the kids and all the people we met were so nice! We took the kids to the pier and a little swim spot a couple of blocks down.
I hope we get to come back soon!!

The Perfect Place
We had a “just girls” couple of days at the beach and in this perfect house. Couldnʻt have asked for a better place to relax and have fun with our Hula Club. The house was clean and well equiped. Wifi wouldn’ connect, called the manager and some handsome young man arrived in no time and reset the modem. We certainly will stay there again.

Location! Location! Location!
I cannot say enough about this wonderful property! Eight of us (4 adults and 4 kids) stayed here for 6 days and if we had it our way we never would have left. The house was exactly as described. It was so spacious, well stocked with everything you could need, and clean. The beds were some of the most comfortable beds we’ve ever slept on. Every morning we sat on the patio with coffee while the kids played on the beach (the owner provided a whole bin of beach toys that the kids really enjoyed), and every evening we enjoyed the gas fireplace. The location was incredible! Beach views from the downstairs and ocean views from the upstairs bedrooms, and of course, nothing is better then laying in bed at night listening to the sound of the waves. Everything from restaurants, shops, the marina, and even sunrises on Balboa Pier were within walking distance. I highly recommend Balboa Donuts for the softest, freshest donuts and is just a five minute walk from the house. This is an excellent property for one or multiple families, as there was plenty of room for everyone to spread out and have their own space. We cannot wait to return to what felt like our home away from home.
