Being in the Bluffs means you're steps away from the best Newport Beach has to offer. Fashionable shops. Wildlife reserve. Beach going. Casual food and high end restaurants. Newport Beach has it all.

SUITABILITY:
Our home has been remodeled a few years ago. We have put beautiful new hardwood floors, brand new appliances and high end materials. We are seeking renters who will treat our home with respect and take care of it as we would if we were there. It is an adult home and may not be suitable or fun for children. Absolutely no pets and no smoking.
Our neighbors are a retired couple and will not tolerate a lot of people or noise. We would like to respect their wishes. The HOA is very strict on their rules and will fine groups that are in breach or causing disturbances.
TV:
Antenna provides access to most local channels. Our television also supports streaming through Netflix, Amazon, Hulu, etc. - if you have your own accounts.
KITCHEN AND DINING:

Available around the property: 5 HOA Communal Pools- nearest is ½ block down on Vista Cajon
Beautiful greenbelt with extensive walking paths and access to the Back Bay nature preserve. Neighborhood is adjacent to Newport Tennis Club and Eastbluff Shopping with a grocery store, CVS, bank, restaurants and convenient care.
Tenant’s use of the pools (as well as any other common amenity) is subject to HOA rules.
OUTDOOR PROPERTY INCLUDED:
Available in the property: Front patio furnished with couch, table and chair. There is also a fountain. If Tenants wish to use the fountain they should maintain sufficient water to prevent burning up the pump. Back patio furnished with umbrella table and six chairs. BBQ grill. Tenants are responsible for maintaining the plants in the patio areas.

No driveway parking or street parking is allowed in the subdivision. There is 1 spot in the garage. Street parking is only permitted on Vista del Oro very close (30sec walk - but is approx. 300-500' from the home).

RENTAL TERMS AND CONDITIONS
Definitions:
"My People". Shall include myself, my spouse, legal partner, guests, invitees, licensees, children, wards, heirs, assigns, personal representatives and estate, if any.
NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.
- All rentals with 28+ nights require a rental agreement signed naming and identifying all adult occupants (must present valid ID).
House Rules
By agreeing to the terms of this booking we have created a de facto rental agreement. As such, these rules provides for the number of occupants you stated and confirmed with us.
1. Our check in (4pm) and check out (11am) times are strict. We are not able to make exceptions for either later check out or earlier check in. For tenants that stay past or arrive earlier than our posted times, we will deduct/charge $50 for every 30 minute period. We do this because our home and our staff requires the full block of time to properly survey, clean and prepare the home before and after each tenant. We also do this as our liability policy does not cover times on site outside the language of our policy, unless we give authorization. This is non-negotiable and we appreciate your understanding of this clause before booking our home.
1a. No additional overnight tenants are permitted. Further information below on violation of this provision.
2. We have created a beautiful environment for our tenants. Please treat the home and its contents kindly and gently and keep it clean:
a. Please do not move furniture.
b. Restrict food to kitchen and dining table(s) and outdoor dining table– We deduct for damages and stains.
c. Please keep shoes, luggage, dirty/sticky hands, juice boxes, sun block, crayons and other items that stain off furniture and beds.
d. Flush toilet paper only. Use waste basket for other items.
e. Only small amounts of table scraps can be put in garbage disposal.
f. Please do not bring the beach back into the home with you. Please use the pool / showers or beach bathrooms to properly prepare your little ones for returning to the home. Including sun tan lotion bodies and sandy feet and clothes.
3. Tenants are responsible for charges for plumbing services to rectify clogs and dysfunctions due to improper or excessive disposal of items in toilets, sinks and garbage disposals.
4. Please conserve energy and turn off the HVAC system(s) whenever you leave the home.
5. This is a non-smoking property, inside and out. Please respect a 20' off-the-property-rule. Any evidence of smoking will result in at a minimum $1000 damage claim or loss of security deposit to cover deep cleaning and smoke removal.
6. We love animals, but they are not allowed on the property. Any evidence of pets on property will result in at a minimum $1000 damage claim or loss of security deposit to cover deep cleaning and smoke removal.
7. Our locale has a noise ordinance to ensure quiet enjoyment by all residents and imposes a $500 fine for violations. Please observe the following: a. 7am-7pm = no more than 55 decibels (discussion without yelling) b. 7pm-10pm = no more than 50 decibels (quiet conversation) c. 10pm-7am = no more than 45 decibels (whisper). Also, our neighbors are keen observers. This is not the right home for you if you plan on late night gatherings, dance parties, pillow fights, gymnastics or any other behavior that would lead a reasonable person in the unit below you to be annoyed or angered.
8. A condition for the return of your security deposit (in the event we take one) is that there is no complaint of noise, misconduct or criminal activity in which a member of your party or your group is the subject of the complaint. We withhold repayment of security deposits for 10 business days to ensure all compliance.
9. No parties or events including but not limited on the property without prior written consent of owners or manager. Additional charges will apply. Additionally no Tenants other than the ones approved at time of booking (including any amount over the booking size) shall be permitted on property without express written authorization by owner. Any evidence of an event or additional Tenants will result in at a minimum $2500 damage claim or loss of security deposit to cover property inspection, liability analysis and coverage, deep cleaning and other property related items concerning use and safety inspection.
10. Intentionally omitted
11. The trash containers are enclosed along the property. Please deposit your trash there prior to departure.
12. As a courtesy to other Tenants, please clean the outdoor grill and tools immediately after each use.
13. We have provided high quality bath towels and bed linens. Please do not clean or mop up spills with them. Do not remove them from the property.
