Great patio area with pool, outside games, grill and TV, ready to be enjoyed by our guests.

- USE OF POOL: The property is not staffed. The guest is responsible for their own safety. Owners and management are not responsible for any accidents or injuries.
- Please do NOT remove the vacuum from the pool as it will damage the pool pump, and if replacement is needed, it will fall on guest.
- A propane grill and tank are provided, and we refill the tank periodically. However, if a guest encounters the propane tank empty and wants to use the grill, the guest will have to refill or exchange it at Circle K or Walmart, and we will reimburse it. We personally like to go here, and the exchange of a tank is about $14. Firewood for the fire pit falls under the same guidelines.

1. new (on platform);
2. local to the area, and;

- We ask that you please respect set check-in and check-out times. There's a good chance that someone left the day of your arrival as well as will be checking in on the day of your departure. We need the full amount of time for turnover.
- By booking this reservation, you agree to pay a $100 fee if guests haven't checked out the property by 11:30 AM. ($50 additional for each half an hour thereafter).
- We will accept 1 dog maximum with a pet fee of $200 (no other animals sorry). This must be paid up front and aware to us prior to your stay or reservation is void with no refund (you must bring a kennel to place the dog in that way the pup is not roaming freely while you are gone). This is to minimize the risk of damage to the furniture. Guests must clean and pick up after your pet. (The Pet fee isn't an additional cleaning fee. So if there's additional cleaning needed to be done, there may be extra charges = leave the place as if there were no pet there.)
- (If) Emotional support animals will have a pet fee of $150.
- We cannot accept deliveries on your behalf as we lack mailbox or secure receiving facilities. To ensure your items arrive safely and on time, please have them sent to your home address.
- NO smoking inside the home or within 15 feet of any windows or doors. This impacts future guests' stays and there's a fine of a minimum of $750. (Person that books agrees to this minimum fee as it represents their entire group.) If you plan on smoking outside, please dispose of any butts in the trash or there is an additional cleaning fee.
- Please do not throw any solid food or oil in the sink to avoid clogging. Violation fee: $250.
- The city trash pick up comes every Monday. It would mean the most to us if you could take it out on the street anytime on Sunday.
- If any House Rules are broken, you agree to forfeit the entire reservation amount + additional fees (most notably quiet hours, disturbed neighbors, reported party, more than max occupancy of guests at property, unauthorized guests, additional vehicles that were communicated prior).
- Check in is at 4pm. There seems to be a glitch on Airbnb where you may be able to select a check in time. Please assume and expect the check in time to be always at 4pm.
- This house may have a BBQ grill, and the cleaners brush the grate/coils of the grill. However, it is not deep cleaned for every arriving guest. If you plan to use the grill, please use the provided brush. If it's missing, kindly purchase one from the store, and we will reimburse you. Alternatively, please message us, and we will deliver one.
***WHEN YOU CHECK-OUT***

- HVAC companies recommend setting a minimum temperature of 80 degrees Fahrenheit on the thermostat to avoid freezing up coils and other potential damage to the AC unit. We have experienced many urgent repairs within the last few years that would have been avoided by implementing this earlier. We do not want you to experience AC problems during your stay so we have implemented this recommendation.
- Please keep in mind if something is not to your satisfaction, please let us know upon the day you check in. We will make sure to make it right. We cannot control acts of nature and occasional things breaking or needing service such as HVAC, water heater, power going out, etc., but we do promise that we will act on it immediately and find a resolution within 24 hours of your notice. That being said, we do not offer any discounts or refunds if these things happen and if they are fixed within that time frame.

We booked this trip to attend the NCAA final four in Glendale. The location of this home was perfect for that as we were 15 mins from the stadium and Westgate.
The reason I ranked it so low is because it’s not a very well maintained property. The outdoor pool area was a bit dingy and not well kept up. Ping pong paddles were broken, corn hole bags were missing, pieces of the big connect four were gone. If I would have had an outdoor broom and some gloves I would have cleaned it all myself. The grill was not cleaned so we had to clean it before we could cook on it.
The beds were some of the most uncomfortable I’ve ever slept in. The towels were all stained and very few were available for our five night stay for four people.
The neighbors dogs barked all day (and yes I know that’s not the hosts problem). You couldn’t be outside without them barking, which doesn’t make for a relaxing time.
I had to organize the game closet just to find games to play but majority of pieces were missing.
The host was very kind and for the most part, easy to get ahold of. We did have to wait over night before we were given the WiFi code which was a bit frustrating as that should have been provided during check in.
The living room area was fine and the kitchen was decent and had the majority of tools we needed to make a meal.
The smell when we first got there was horrible but eventually dissipated once the air was turned on. The closet in the master stunk so we kept the door closed.

We were staying due to having to attend a funeral and had gotten to the house at around 5pm and didnt have any information to check in. Had plans to cook dinner, as our family going out is expensive, but ended up having to go out as we didnt have the code. The house was dirty, there was poop on the counter in the bathroom, we had to clean dishes before we used them, my husband had to change the lights in the kitchen, as they were blown out. There were fries on the floor from the previous guest, lights out in the master bathroom, and the fan in the main bathroom didnt work. We stay at alot of homes and this is the first time we have encountered a negative experience. I contacted the number on the listing and tried to let her know what we experienced, I was told that she would contact us right back. She never did.

This was an amazimg place to stay, and ot was very affordable compared to eveything wlse in the area. The house had pretty mich everytjing you could think of to keep yourself entertained. The pool was very clean and comfortable. I would recommend anyone lookimg in tjis are to take this over anytjing else. Tahnks guys!

A lot of the light bulbs are out so light fixtures were not able to be used I.e master bath, living room and outdoor string lights Very clean and comfy beds! Not in a super great neighborhood

My family members have bug bites on them from sleeping in the beds,The owner has bad communication skills it took me an hour to get in contact with him for the code I had to call customer service and when did get in contact with owner he claimed it was not him and he hung up in my face.My main problem is the bugs.
