Located in the leafy and quiet Edgbaston, you will enjoy the comfort of living in one the most exclusive Birmingham neighborhoods. The property totals 4 double beds, and is perfect for larger groups of contractors or families, having an array of communal spaces that can be enjoyed together. You will also be minutes away from Brindley Place, The Canal Side and all popular restaurants and bars in Birmingham.

The kitchen is fully equipped for those who enjoy cooking at home. Additionally, we provide complimentary WiFi, bed linen, towels, toiletries and Netflix, all free of charge. You will also have access to a 50” Smart TV, so that you never miss out on your favourite shows.

This property comes with free on-street parking, if you arrive by car and require a parking space.

We provide full access to the house and facilities via self-check-in.

Prior to your arrival:

All guests must provide proof of Identification i.e passport, driver's licence, pay a refundable damage deposit fee & sign the Terms & Conditions.

During your stay:

1. There cannot be any more than the confirmed guests in or on our property at any one point, this will be a violation of our occupancy limit and violation of this will lead to the immediate removal of all guests without any refund.

2. All guests must respect our community guidelines:

No Parties/Gatherings that exceed the maximum number of guests
No Smoking
No extra guests

3, Please respect the neighbours and keep the noise down after 10 pm.

4. We would prefer if you could:

Use indoor shoes/slippers
Treat the flat as if it were your own
When leaving the property please make sure you lock the door and all the windows

5. This is a self-check-in property, by booking this property you certify that you are willing and able to follow the instructions that you have been provided.

6. There will be a fine of £50 for smoking, this will be applied for each day of your booking.

7. Check out is strictly 11 am, a charge will be applied for any unauthorised late checkouts.

8. You are responsible for any damages caused upon your stay by not following house rules. You are also responsible if the damages cause any upcoming guest an inconvenience. You will be liable for any refunds given to any guests due to any negative experienced caused by your damages.

9. You must pass our verification process. Failure to do so will result in us declining your booking.

10. You agree that your booking this property in goodwill with your host and you will not attempt to damage your hosts business if you lose a dispute.

I have been corresponding with haus, directly to request a refund as the property was not to standard and had several incidents and one that could injury. I have cut and paste a summary of my complaint with them this far. Please can you take this further with them as the booking agent. Firstly, I did not receive a confirmation of my pending stay until the day of arrival at 11:46am, details were sent to me, only due to me making contact via message and telephone. Subsequently my friend and I had to rush the preparation of arrival, as we both had to travel nearly two hours to the property and had not even been given an address to travel to, until the 11:46am the same day. Once we arrived at the property it had obviously not been cleaned, as there were ants in the entrance hall, living area and kitchen. The floor felt dusty under our feet as well as the general house cleanliness was not adequate. We called you on our arrival asking for the location of the properties free parking (that was not made clear and not obvious , there was no drive and the road at the front had a single yellow no parking line. We also asked for the ants to be removed and the area cleaned. The maintenance man arrived around two hours after contact and placed two ant stop poison disks on the floor. There was no follow up cleaning done, we had to purchase ant killer to remove the live ants and a mop from the shop next door as the mop at the property was not fit for purpose and extremely dirty. On day one of our stay 2nd June 2022, we noticed that the kitchen door was unstable and the hinges were coming away from the frame, this was very worrying as the door was partially glass, and four children accompanied us on this trip so potentially there could have been a very serious accident, I screwed the hinges into the correct location to secure the door for the short term. On day two of our stay 3rd June 2022, we called you to report an accident in the property, one of the guests (child – 9 years old), , was injured by the wardrobe in one of the bedrooms which was unstable due to the back being unattached and one of the shelves, unsecure and fell down and hit the chid in the face splitting her lip. During my call, I reported the incident and was not given any formal procedure or process for reporting an accident and the process for any follow up. I had to request that someone came out to secure the wardrobe and door, which I believe to be very unprofessional
