Approach through a peaceful garden entrance with mature trees and lush greenery (season dependent) that flank the western side of the property where a stream gently trickles under a stone bridge behind the trees.

All our properties at Lower Mill Estate, The Cotswolds and Silverlake, Dorset have strict rules to ensure a family friendly atmosphere. Our properties must strictly be used for holiday purposes only and not for working in and or using to commute to and from a place of work. GROUND FLOOR
Step inside and feel immediately at home as you are greeted with a tastefully decorated entry table with a large mirror, a place to leave your keys and truly allow your holiday to begin. This entry hall also features a downstairs toilet and ample storage for shoes, ideal for larger gatherings.

From the entryway, pass through the inviting double doors, and be greeted by a spacious and light open plan living area with glass windows and doors that span the entire length of the house. An impressively long dining table, perfect for hosting gatherings of up to 12 guests, sits under a full height central atrium awash with natural light.

Adjoining the dining area, you will find a sleek kitchen with granite worktops is a culinary haven. The kitchen houses plenty of bin options for the eco conscious recycler and features high quality appliances such as a double oven, integrated full-sized fridge and dishwasher, induction cooktop, coffee machine, and a convenient Quooker hot water tap. Whether opting for a hot brew from the tap or preferring a good old-fashioned ‘cuppa’ made from a kettle, this kitchen is abundantly stocked for all your entertaining and culinary requirements.

Off the kitchen you will find a butler’s pantry / utility room, offering easy access back through into the main entry hall. A handy space when catering for large groups, this room is fully equipped with a separate washing machine and dryer, additional fridge freezer, microwave and extra bench space.

Completing the ground floor experience is an inviting and cosy lounge area, where conversation flows effortlessly, and entertainment thrives. To your right, you’ll discover a tastefully decorated bunk bedroom with pull out trundle bed underneath, adorned with bright artwork, colourful drawers, and a bookshelf housing a small collection of children's stories, along with space to also bring your children's own favourite books.

Continuing on this floor, you’ll encounter a twin bedroom – a tranquil space that offers stunning nature and lake views. The sliding glass door opens onto the first-floor deck, where comfortable seating awaits to soak in the breathtaking vistas.

A family bathroom, complete with a shower over bath, caters to the needs of guests with simplicity and ease.

PROPERTY SPECIFICS
The property is NOT pet friendly but the owners reserve the right to bring a dog with them when they stay.

There is a boundary at the rear of the garden, identified by shrubs and trees. Access beyond this boundary is prohibited as it belongs to the neighbour.

One designated parking space – please use the overflow car park for additional cars.

Not all properties have direct lake access even though they are listed as lakeside. If you are unsure whether this property has lake access please check with our team.

Please be aware that the vegetation surrounding the property is subject to change according to the time of year. This may mean that the views represented in the photos above may vary depending on the season in which you stay with us.

Normal check-in is from 4 pm. Out of peak season, early check-in of 2 pm may be available (at an additional fee). Please contact our office team to enquire.

Check out during off-peak dates is by 10 am on the day of departure. During peak dates (school holidays) check out is at 9 am.

£500 refundable damage deposit is due the week before your arrival. You will be contacted regarding this.

Travel cot and highchair are available for £10, subject to availability. Please advise at the time of booking. Guests to provide their own linen and mattress for the travel cot.

There is a strict 11 pm noise curfew on the estate.

There are 3 electric vehicle charging points on the estate that operate on a first come first use basis.

All our properties are non-smoking.

SEASONAL CLOSURES
Somerford Lagoon Lake is closed from October – March due to nesting birds. The nearest canoe launch point is located near Mill Village as marked on the Estate Map.

The Somerford Nines (Clearwater 1-9). The private outdoor pool closes after the October half term and does not re-open until Easter.

The outdoor Mill Village pool closes after the October half term and does not re-open until Easter.

The Miss Mouse Trail, run by the activity hub closes for the winter months. This is from 1st November to the Easter holidays.
