About this house rental
This unique place has a style all its own. Located in Daytona Beach Shores, the home is 5 minutes from the action of Daytona Beach, a 5 minute walk to the beach, parking for 4 cars and fully stocked. Enjoy a rainy day in the playroom with billiards, foosball and games. Outdoor hang out area with fire pit, front porch area and six TV's make this an easy getaway for any group. Near dining, shopping and mini golf.

Vacation Rental Terms and Conditions
SECURITY DEPOSIT. In lieu of a security deposit, at the time of the booking, guest shall be required to purchase rental coverage for the duration of their stay. The guest is held financially responsible for damages to the Rental Property, whether made by themselves, their family, and another guest in their group or invitee.
POSSESSION. Guest shall be entitled to possession on the first day of the term of the booking at 3pm (condos) 4pm (houses), and shall yield possession to Manager on the last day of the term of this Booking at 10am, unless otherwise agreed by both parties in writing and early check-in or late check-out fee paid. At the expiration of the booking, guest shall remove its goods and effects and peaceably yield up the Premises to manager in as good a condition as when delivered to guest.
MINIMUM STAY. The guest will be required to pay for the booked dates. Guests wishing to extend their stay may do so by contacting the Manager and paying additional fees if the unit is available for extension and the guest has abided by all rules.
USE OF PREMISES/ABSENCES. Guest shall occupy and use the Premises as a dwelling unit. Guest shall notify Manager of any anticipated extended absence from the Premises not later than the first day of the extended absence. Guest will maintain the premises in good order and appearance including keeping the premises free of trash and garbage. Reasonable wear and tear are the only exceptions to damage to the premises. Booking guest agrees to be the primary occupant of the dwelling during the entire period of the rental.
Guest may not use the premise for commercial or event purposes. No commercial photography or filming is allowed on the property. Guests booking units that may allow small weddings or similar must notify Manager upon booking, pay additional fees and disclose all requested information to Manager. In the event a guest hosts an agreed up event but does not give accurate information as to the time of the event, number of guests or type of event, booking will be cancelled and guests immediately evicted. Any agreed upon event must be paid no less than 7 days prior to event. Manager has the right to deny any event request for any reason.
Guests may not hang towels over outdoor railings, erect tents or banners or do anything else to make property look less appealing to neighbors. Guest agrees to lock all doors and windows when they are not at the property.
Due to the COVID-19 pandemic, Guest agrees to adhere to all guidance from the Centers of Disease Control and Prevention (CDC) on COVID-19 and any local and state regulations. Local and state regulations can be found on the local public health department website.
OCCUPANTS. No more than the number of person(s) entered in the booking may occupy the Premises at any one time unless the prior written consent of the Manager is obtained. All guests over the age of 2 are counted towards the maximum. Any party falsely representing the number of people, or exceeding the maximum may be subject to immediate eviction without refund. All guests over the age of 15 will be required to provide a copy of a government issued ID.
For properties that allow pets, pets are only allowed if approved by Manager. All pets must be disclosed to Manager within 24 hours of booking, or if booking is less than 24 hours from booking time then at the time of booking. Guest must pay any required pet fees no less than 7 days prior to reservation start. For bookings made within a week of reservation, fee must be paid same day as the reservation is made.
Guests must be 25 to book (or the specified minimum age to book as noted on the booking site). Guests under the minimum age must be accompanied by a legal guardian or parent. Guests over 25 may not book a property for the use of a group under the age of 25 (ex: a mom or aunt cannot book a unit for a group of high schoolers where the parent or legal guardian will not be present).
FURNISHINGS. The unit is completely furnished and stocked. Guest shall return all such items at the end of the stay in a condition as good as existed at the beginning of the booking, normal wear and tear excepted.
PROPERTY INSURANCE. Manager and Guest shall each be responsible to maintain appropriate insurance for their respective interests in the Premises and property located on the Premises. Guest shall also maintain any other insurance which Manager may reasonably require for the protection of Manager's interest in the Premises. Guest is responsible for maintaining casualty insurance on its own property. It is recommended that travel or vacation insurance is obtained by the Guest. Manager requires unit insurance coverage purchase at booking.
NON-DISTURBANCE CLAUSE. Guest and their guests shall not disturb, annoy, endanger (fireworks) or inconvenience neighbors nor use the premises for any unlawful purposes. Quiet hours are from 10pm to 8am. Guests shall adhere to noise policy and shall interact kindly with neighbors. Guests understand that many units are in residential areas and will act with the utmost respect while at the premise or in the neighborhood/condo. Guest will not be heard using foul language, being rude, arguing or displaying obvious intoxication.
Guest will treat property with the same care as if the property was their home and will not hinder normal traffic patterns in the area. Guests will not do anything neither at the unit nor in the neighborhood/building that would cause complaints from neighbors, HOA or Condo Managers or police/code enforcement. Guest will abide by any parking restrictions.
CANCELLATIONS. (a) If the Property becomes unavailable to the Guest prior to occupancy, for any reason, Manager agrees to refund the full amount paid to the date of cancellation, and Guest agrees to rebooking any claims against Manager. (b) Cancellations from guest will be refunded as described on the booking site used by guest. Guest understands that use of OTA’s such as Airbnb frequently require the guest contact the OTA directly as sites like Airbnb hold the guests money and Manager may not have ability to refund.
Cancellations related to the COVID-19 pandemic are dependent on a number of factors including: local restrictions, origin of the guest, when the booking was made, and when local officials or the CDC declare an outbreak in an area. If the cancellation is related to COVID-19, please refer to the booking sites policy.
SMOKING. Smoking is strictly forbidden inside the Property. Smoking is only allowed "outside". Evidence of smoking inside the Property will result in immediate eviction and forfeiture of all amounts paid and will result in additional Cleaning Fee charges to Guest as Excess Damage Cost and will be charged against the credit card on file. Smoking near open doors and windows that leads to interior smell of smoke will be charged as if guest was smoking in unit. Please note, purchased damage coverage does not cover smoking and guests card on file will be charged $500 for damage and smoke remediation.
COOKING. Guest may cook only in the specific areas set aside by Manager for cooking. No open fires are allowed other than in the grill, outdoor fireplace, or in the stone hearth. The grill must remain in open area, away from trees, house, etc. All fires must be thoroughly extinguished before leaving unattended.
CLEANING. The property will be inspected and cleaned after departure. Due to the pandemic, the property will augment current cleaning protocol to account for the changes in cleaning in adherence to COVID-19 cleaning protocols. The cleaning fee includes laundry service for the towels and linens. Guest is required to leave the property in the same general condition that
it was received in by making sure that the dishes are washed and put away, and the house is generally picked up and ready to be vacuumed, dusted, disinfected and laundered. The property has been cleaned in accordance with WHO and CDC recommended cleaning and disinfecting standards.
HOT TUBS & POOLS. For properties with a Hot Tub or Pool, guest acknowledges, and is fully aware that the hot tub and/or pool can be dangerous and slippery. Injury can be caused by careless acts. The undersigned Guest and their visitors accepts and assumes all risks involved in or related to the use of the hot tub and/or pool. No lifeguard on duty pool. Guest will be required to never swim alone and children will always be supervised. Nobody that is unable to swim shall enter the pool or hot tub. No diapers or similar allowed in pool. No glass or food in pool. Glass or food in pool would result in an extra pool cleaning charge to guest.
HOLDOVER. If Guest maintains possession of the Premises for any period after the termination of this Booking ("Holdover Period”), Guest shall pay to Manager booking payment(s) during the Holdover Period at a rate equal to the most recent highest-posted rate preceding the Holdover Period. Such holdover shall constitute a month-to-month extension of this Booking. Guest are required to prepay and get reapproval to holdover.
CUMULATIVE RIGHTS. The rights of the parties under this Booking are cumulative,

We enjoyed ourselves so much! The house was the perfect size for the 6 of us. It was a great distance from everything we needed and wanted and communicating was quick and easy. We would definitely use them again.

We stayed here during our trip to Daytona for the NASP Archery tournament. We had 10 people with us and it slept all very comfortably. It is an older house and has the charm of a modernized 1950s beach home. Management/owners are quick to respond and so very nice. I would definitely recommend this house... possibly any other property they have, since they are very hospitable.

We really enjoyed our stay. Communication with the property manager was very good. House was very clean and had all the amenities you would expect. Short walk to the beach. Plenty of space for large families (we had two families). I would suggest maybe purchasing a larger dining table, but otherwise nothing negative to say!

Our multi-generation family's stay was good. There were minor problems associated with old homes that the property management company quickly addressed. The couch in the basement/1st floor stunk like pot, but we came prepared with Odo-ban, which helped a lot. The overall cleanliness of the house, furniture & sheets was good. The house was recently renovated to include walk-in showers (towel bars/hooks would be a handy addition) on all 3 floors & an updated kitchen on the 2nd floor. The house was originally built in the 1930’s & the old-house character led to many conversations about it’s history. The old sleeping porches (essential to surviving sub-tropical nights before central air conditioning) have been enclosed & showcase the original siding. If you look carefully from the yard, you will notice slight texture differences in the siding, which are fascinating details for those who love old houses. The 1st floor bedrooms are likely blissfully cool in the summer, however they do not have any direct heat during occasional Florida cold weather periods (like during our stay). If you love to snuggle under blankets, these 2 rooms are for you. This property might not be the best choice if your group includes mobility-challenged people, as you have to climb stairs to get to the 2nd floor living & bedroom spaces. The last 2 bedrooms/bathrooms are on the 3rd floor. A SpaceX Falcon Heavy launch happened while we were there...great views from the front deck. Overall, a great vacation.

I stayed at River Ridge Estates with my 17 yr. old son, 4 of his friends and 4 other parents. Overall our stay was fantastic! The house was clean and had everything we needed. When they were not at the beach, the boys mostly stayed down in the basement playing pool and hanging out... reminded me of a frat house down there! My only criticism (minor) is that the house looks better in the online pictures than in person. It is an older house that looks new in the pics. Having said that, we would definitely stay there again, and I don't think the owners are deceiving the public they just had a really good photographer!😜

The house itself is very nice. But the smell in the bottom 2 bedrooms was extremely bad. To the point of nobody could sleep down there. Which then put us in tight quarters upstairs.
I rented the house and gave up my spot upstairs to sleep at my home back in Ormond Beach, so i personally didn’t even get to sleep there at all.
The sheets were covered in sand, and we battled with bugs all weekend.
The house setup would of been great for everything that we were looking for, but I wouldn’t rent again.
As a group of 8 we were extremely disappointed in the property.

In town as an exhibitor for a convention. The property was as described, and the managers were great to communicate with, we were running low on propane and I sent an email at 9pm and immediately got a response. The property has multiple floors and bedrooms and enough space for our whole team. Would rent again, especially for a large group.

The space in the house is perfect for multiple families. Decor is so cute and the check in and out process is probably the best I have ever seen in almost 20 years of using VBRO!! The rental seems like it has recently been remodeled because everything feels fresh and clean. We will definitely be back!
