There was no where to have breakfast we had to go to the cafe on the corner which was very unclean there where snail trails all over the carpets the carpets were all dirty it was the worst place I have ever eaten at discusting

We had a ground floor room which was nice and clean but didn’t have an outside window which was a bit strange. The included breakfast was actually in a cafe next door to the property. Good location for the Open Air Theatre.

Booked as breakfast included but was told on arrival no breakfast is provided. No discount or refund for breakfast , just told no , we don’t do breakfast.
Basic room , shower was very hot and not powerful at all , it was a mission trying to use it without getting burnt. Room clean enough and we slept ok . No parking , the street is crammed full of cars , we got lucky squeezing into a spot down an alley but it’s not ideal. We booked for location for the open air theatre , it’s perfect for this only 5 minutes down the road.
It doesn’t really seem to be a manned hotel , I texted the guy with our arrival time and he was there to give us the keys but we never saw anyone after that.
We wouldn’t book this place again purely for the breakfast issue

Didn’t quite live up to the rating in our opinion. Building and room had a musty, almost damp smell to it.
Breakfast is at a cafe next door, which was good but you only get a £5.50 limit. A small breakfast is £5.50 which means you have to pay for your drinks. Breakfast should always include a cuppa!!
Shower pressure in room 5 was borderline awful.
Host was a nice chap.
All it all, it wasn’t unpleasant but will try elsewhere next time.

New owner with a few teething problems but soon resolved in a timely manner

New owner from late July/early August. No owner or manager on site. Check in requires phone call to owner who will arrive in 10 minutes to let you in. Kitchen being refurbished so no breakfast. Breakfast at nearby restaurant is partially subsidized by owner if you had paid for it at The Meltham.
Fire alarm doesn't work in all rooms - we had a false alarm which took 20 minutes for the owner to respond and turn it off - no Fire Department response.
Our room was cleaned on the first 2 days but not on the 3 remaining days. Only soap in the room was one small bar. Shower never worked properly despite owner's attempts to correct. Towels very poor quality and were replaced only when requested.

Clean & comfy, wasn't anybody around to get any milk, or extra tea or coffee. A hairdryer would be a big bonus in the room, otherwise a comfortable stay.

A good experience overall. The B&B had just been acquired by a new owner immediately prior to our arrival and so some of the signage around the premises wasn't up to date and a couple of things were unusual. Breakfast was at the cafe next door, with a set budget which we could pay above if we wanted more - this was actually quite flexible and worked well for us, although we couldn't have breakfast until the cafe opened at 9am which meant starting later on our day than we would have preferred. We also did not have WiFi throughout the visit as the password had changed and we weren't given the new one despite requesting it, which was the only real issue with an otherwise comfortable stay.

The hotel was ok, location was good. Breakfast was at a run down cafe at the end of the road. We had an allowance of £5.50 each to spend there each morning.

The description is misleading. There is no bar & the breakfast is served at the cafe up the road. You can spend up to £7.50. The people who let us in acted surprised to see us & there was no one around for the majority of the time. No one to take the keys back at checkout time.

Meltham House is a fantastic base to travel the East Coast and the premises itself was as good as anywhere I have stayed before. The facilities are great and the owner if very friendly and helpful. I will return.

The room was lovely and spotless and very comfortable the bed was also comfortable the hosts Alison and Marc were very nice and couldnt do enough the breakfast was very nice and we would definately return.

An excellent place to stay, clean and friendly and a short walk to Peasholm Park, the Open Air theater and North Bay Beach. The roads are wider in this part of town and you can park for 3 hours on the street with a disc, or all day with a scratcher card from Alison.
Room 2 is a well-planned and decorated double twin room with a spacious bathroom. There is a large tub and an easy to operate shower.
The breakfast was excellent.
If you have children with you, there is a games room in the basement to keep them entertained.
A folder of places to visit is provided too.

Liked my stay at the Meltham, only gripe is with Expedia - who failed to get the property details right. Stated 'no pets' yet found to allow them - this is a serious failing as I have a very common pet allergy - which could put me in hospital. Guest house fortunately put me in an upstairs room away from problems and I accept it was not their fault. Expedia - time to get your act together!

This was a lovely guest house in a good location. The owners were very happy, jolly and welcoming. We had a nice sized room and bathroom with a good selection of teas, coffees and a kettle in the room. The lighting options were awesome. (So many places seem to have dim lighting!) The wifi was excellent and there were lots of power outlets and a fan. Everything was well thought out to meet a guests needs. We had an excellent Full English breakfast each in the morning with plenty of tea. The only 'bad' thing we had was we had to park a couple streets over due to a huge concert being in town that night. The owners gave us a parking disk to put on the car dash and it was free to park there overnight. More inconvenient than 'bad' as we had a lot of baggage and it probably isnt that bad on a normal night in town. After we checked in we took a lovely walk along the seafront which was an easy walk away. We also found a lovely pub just up the road. We would definitely stay here again. Thankyou!

Our comfy room was ready, so we checked straight in. Alison was really helpful with LOADS of useful tips about the area. Great value for money, everything we needed was provided in our room (as well as toiletries, sewing kit, shower cap) tea, coffee and biscuits. Lovely breakfast (fruit and cereals followed by a tasty full English). A really good B and B, easy walking distance for our overnight stay after the Open Air Theatre concert. Thanks!

Next morning breakfast (which was conveniently pre ordered) was plentiful and very nice also staying were other guests who had been to the same Jane Mcdonald concert the night before so some pleasant chit-chat over breakfast.
