Where do o start.
Booked for 2 nights.
As a contractor, I work all over the UK staying in hotels, so ive been in good and bad places, but this by far has been the worst, tiny room with a micro bathroom.
Smoke detectiors with no batteries in and the battery slot still open with cob webs on it is boon open without batteries that long.
The beds and blankets were damp, we slept in our own sleeping bags (something we've never done before)
The shower worked in the evening, but didn't work in the morning??
Leaving at 5.30 am for work, had to use our phone camera light to find our way to where our van was parked, and that too was a mission as the carpark is in complete darkness and small, so hadto do a 10 point turn to get off it.
The only positive i can take away from this stay is the toilet was clean.
This place is in need of a massive refurbishment.
This is the first time I've left a review of any of the hotels/properties and air B&B's

On arrival we had to wait until 17.00 as the room was not ready. The room was dirty, with bottle tops from previous visitors behind the bed, dirt on the skirting boards, mould all over the room, the battery removed from the smoke detector, the bed was damp, there was vomit just outside the door. The whole stay was terrible. We slept in our clothes and did not take a shower due to the uncleanliness of the room.

For the price i paid which was very low it was most satisfactory. The owner was extremely pleasant and chatty. Everything worked fine and the bed very comfortable.

This accommodation was little more than a shack. My summerhouse was cleaner. Absolute disgrace, so much so my husband ordered me to leave. I cannot describe just how bad the property was. Cobwebs, shower held together with tape, the promise of the room smelling of fish later that night. The door barely closed and had daylight shining through. It felt cold and damp. There was no 'garden view', more a high level slit window to nothingness. This place was beyond terrible. Such an upsetting experience that will be reported to environmental health and the fire brigade. Could not believe it when the owner said 'no homeless or immigrants here's. What an outrageous comment to make.

I dont want to be demeaning or condescending but there is no choice.
What you are getting for your money is, it appears, a converted stable block that may or may not have once belonged to a lodge house nearby.. To say the property is tired would be putting it mildly, there is a prevailing musty odour to the room in which I stayed and presume is also present in the other 3 rooms. I imagine there is no insulation as the room was fairly cold for the middle of June on a mild day.
When i was much younger i have on occasion squated in the east end of london, the principle of which was to find an empty council property in a run down area that you could put some effort into to make habitable.
I wouldnt have squatted in this shed

Friendly host who came out to direct us in off the A435, as the turn into the drive is very sudden and easy to miss, can be quite a challenge with traffic whizzing along at 60-70mph!

Stayed hete a few times now, suits me fine as its quiet and secluded. Not for everyone but meets my needs.

Very pleasant & chatty host, the small room was clean and the bed comfortable. Unfortunately the night was warm and humid which made the room uncomfortably hot, this problem was compounded by insects which swarmed in whenever we opened the very small window. The TV remote didn’t work (suspect the batteries, but we couldn’t check as it was screwed shut) also the smoke alarm battery hatch was open, revealing that no battery was fitted. We couldn’t set the shower temperature (scalding hot or stone cold) despite following instructions given by the host.
The weather was exceptionally hot that night, had it been normal September weather, I’m sure that the room temperature would have been perfectly OK and the stay good value, given the price paid.

Quirky but great accomodation. Quiet but close enough to the M40 for driving - very clear instructions given about how to find property. Room clean and well kept with great bed, bathroom (shower), and also mini fridge and microwave. Friendly chap checked us in and out :)

Issues with hot and cold water supply due to the very cold weather, cold supply froze, and needed to sort timer so had hot water, that was until the cold froze and eventually had no water.
Howling gales meant that the wind was penetrating through the door gaps, which in turn meant the room was never very warm, but only had initially 1 small oil radiator, the quilt was a bit thin for the weather as well.
Bit tricky getting into or out of the drive which is onto a dual carriageway just before a slip road.
On positive side the provision of a microwave and fridge proved very useful as there is not really (due to weather) anywhere local enough to walk, not that driving was an option with all the snow we had, so all in all unfortunately not a success.
In better weather would I am sure be more acceptable.
Note; did not try the breakfast or the WiFi which are all additionally chargeable.

Fantastic service including an airport pick-up (at a very reasonable charge). Extremely friendly, helpful and accommodating host which made our stay. Not the easiest of locations to get to, which was why the airport pick-up was much appreciated.

Upon arriving to the B&B, I was greeted by the owner who showed me to my room. When entering the room, the power to the building tripped, which was reset by him.
The bed was comfortable and the washing facilities clean.
As I was in the area for work, I went to work (nights), leaving the accomodation. Upon returning in the morning, the driveway entrance and parking was a little tight, due to the site being situated on a dual carrigeway.
Having a shower in the morning was alright, but upon hearing other guests starting to use the shower facilities, the shower became very week in strength, almost to a dribble.
Sleeping during the day was not a problem, but if the same scenario was for a light sleeper, they would have difficulty due to road noise.
Waking up around 1500hrs, I watched TV and relaxed, until approx. 30mins later the power tripped out again.
All in all, the place was of an average B&B, but would not stay there again.

I can say Avonhill B & B was a lovely stay. The room was a twin room but had been recently decorated and was a lovely room. Well recommended to anyone in the area either in Redditch or south Birmingham

I thought the road access was very dangerous. It was direct onto a dual carriageway with cars coming past at 70-80mph.

I would not recommend it. The access drive is direct on to the A38 dual carriageway with cars doing 70-90mph. Not for the faint-hearted when turning in, and positively dangerous when coming out.
