Very cute and cozy. Walls are quite thin, you can hear other people’s TV at night time. Ideally located, close walking distance to main street.

After checking in around 4pm discovered Roku TV did not work. No front desk so called number given by Inn and talked to lady about no TV and she said she would get back to me. She never called back and avoided my text, so we did without TV that night. I reserved this joint assuming the TV worked, otherwise would have chosen elsewhere. We love TV and expect it to work, and resent the lady did not fix the problem or call back. Otherwise it was acceptable for the cost.

The place was so cute and clean. Perfect area. The only problem (which is not a negative about the actual property) is that the upstairs guest the night we stayed came in at 2:30am and stomped around for about 30 min. Maybe large area rugs upstairs could help the noise for the first floor guest. Would stay on property again.

I absolutely loved staying at this amazing place. I was right in downtown Greenville and being able to walk everywhere and know I could just walk back to this cozy house was perfect for me. The bed was super comfy and I would love to find places like this to stay in other cities. Thank you. I loved my room and the entire property.

I liked it was within walking distance of things to do. There was no plug near the bed. (Goat room) The pillowcases looked stained. Floorboards could be wiped down in the bathroom. The rug could have been vacuumed better as well. Just minor details that can make it spot on. Overall it is a great concept. The house was cozy.

Well stocked breakfast items, especially for self serve. Keurig in kitchen and in each room. Bathrobes in each room with plenty of towels and blankets. Very clean and newly renovated. Great to have a front porch and two back decks to enjoy. Would be great to have owner answer the phone rather than just text and email. The double owl room has a very squeaky bed. Need to repair or replace.

Echoing a recent review, I booked the place on hotels.com, which only showed an optional and a refundable $10 cleaning fee deposit. However, the manager really wants this $10 cleaning fee, which they insist is mandatory, contrary to what is stated in the listing. There was no employee at the property, so check in was done via a long and confusing email that links you to their own portal, which was not user friendly and took me a while to figure out what to do. In addition, I thought the $10 cleaning fee was settled when I e-checked in. Anyways, later in the evening while I was in the middle of an event, I got a text from the manager stating that I haven't paid the $10 mandatory cleaning fee yet, and if I don't pay it soon, they will remotely disable the electronic lock in my room. Yikes. Later texts from the manager were oddly antagonistic and snarky. Observations: 1. If they really wanted the $10 cleaning fee, why don't they build it in the room fee or charge it when I initially paid for the room?; 2. I paid for my booking on Hotels.com, and making me use their own user-unfriendly internet portal to pay hidden fees seemed unusual; 3. Making veiled threats via text was pretty unprofessional; 4. There's no way this property deserves its high rating due to its amateurism. Management of this property does not meet the minimum standards expected of listings on Hotels.com/Expedia. Overall, I found my stay odd and uncomfortable.

Clean, cute, and well-maintained. But very difficult I couldn’t even get in the building. and yes I did receive an email but who reads emails? You have to put your palm print on the door and put in a code that is not too easily found on the email. Very unsanitary as they don’t even provide hand sanitizer. I finally got in the building. I have bad knee and carried my luggage up the stairs only to find I couldn’t get in my room, there is no one there to answer the call they did answer texts but kept saying check out isn’t until four check your email. I left my luggage sitting outside the room because my knee is too bad to carry it up and down again so I had to come back after 4 PM. The email states that there’s a thermostat for the upstairs by the door. I didn’t see one and it was like a meat locker in here when I woke up way too cold to take a shower after about 40 minutes I got a text that they raised the heat. Another guest that I talked to said that he even complained to hotels.com. And he saw a review that was similar to this. I do not understand why this place gets such high ratings.

This was the weirdest hotel experience I have ever encountered. You apparently owe an extra 10 bucks upon arrival. If you are unaware and don't pay it they start hassling you for it at 1am. If you don't read your 1am text, then they turn off your room access in the middle of the night.
I booked through hotels.com. Prior to the unassisted check in I received a very long email that provided me with my key code. It had a large amount of additional information included in the email and since I was only staying 1 night I just glanced it over. Well, apparently buried within the extensive email is the fact that you owe them $10 extra dollars.
So, I went about my day ignorant to the fact that I this $10 charge was looming over me.
At 12:50am I received the first of many text messages hassling me for the $10. Another 1am text then starting up around 8am 6 more text messages in an hour. My phone was on silent so when I looked at it at 10am I was flabbergasted by the unbelievable amount of text messages for the extra 10 bucks.
I wrote back "Jesus ok" to let them know that the funds would be paid through their system post host and was told not to get snippy and that my key pad entry had been deactivated in the middle of the night due to non payment.
What kind of unprofessional Mickey Mouse racket handles their business in such a super strange and simply dumb way.
P.S. the walls and ceilings are paper thin and you can hear all the other guests every movement so it was a terrible.

Really enjoyed our stay for a few reasons. Place was clean and comfortable. Shared kitchen was nicely stocked with coffee, bagels, muffins, eggs and bacon, milks, etc. So nice to fix a decent breakfast and not have to pay extra or eat a lousy "continental" breakfast. Loved all the local cycling info. It was also super convenient to the downtown main street drag so we didn't have to use the car. A nice alternative to a B&B outside of town or a chain hotel. Recommended.

I was very excited to stay at this property. It looked charming and fun in an excellent location. What occurred was so out of the ordinary for the hospitality industry that I still can't entirely believe it.
This "hotel" is either some kind of fraudulent scheme, or the people running it have no idea how to treat other human beings. You need an access code to enter your room, sent via email. We never received a code. When someone claiming to work at the inn finally texted us hours after check-in, they refused to provide the code and taunted us about our predicament.
I can't stress enough that staying here is a horrible idea. Don't do it. Don't give them one dime. You're better off throwing your money in the trash. I'm convinced this is a scam and have reported them to the BBB and others. Just an awful experience for no reason at all. These people are running a con, or they learned customer service from the American psycho.
*Hotels.com finally provided us with other accommodations 6 hours later. I would avoid them at all costs too, which I know is very difficult these days. Horrible service and several disconnected phone calls.

It was meh. Room big but shower and bathroom vanity tiny. Super loud - can hear people walk up the stairs. Breakfast was bagels and yogurt (cream cheese please). About a 10-15 min walk to DT. I guess for the $ we should have stayed at one of the hotels right in DT...

I was the only guest the first night (only about 5 rooms). I got in easily per the door lock code, but I set off the burglar alarm and had no code to turn it off. I texted the emergency number posted in the kitchen, no answer. I called the emergency number posted in the kitchen, no answer. The alarm finally stopped. It went off again when I opened the front door in the morning. Same routine again when I tried all the contact numbers.
Then, I accidentally left my new phone charger after checking out. With little faith of recovery, I called and texted all the same numbers, and also inquired on the form on their website - no response.
Then very noisy truck traffic in the mornings. Dont plan on sleeping in.
Other than that, I found the place clean, trendy, and well located. Just hope that you don't need to talk to anyone at the property, and you will be fine.

This was my third time staying at the Swamp Rabbit Inn. There was a problem on my second visit with getting the key code, but this third time there was no such issue. Room was quiet, clean, and comfortable, and the inn is an easy 10-15 minute walk to downtown. Met a guy in the kitchen area who said he thought this was a B&B. It is not. It is a place with no staff on hand that has a large shared kitchen to go along with a handful of rooms. Great for solo or couple travelers, and I suspect it would be great for a large group or family who wanted to rent multiple rooms and cook in the kitchen.

The Swamp rabbit inn has all hardwood floors which is a must for people with sever allergies. It's in a wonderful location. The shared kitchen space is nice. The inn was very clean. My only two criticisms: one is the unpainted patches in my room and bathroom. The second is if you stay on the first floor prepare to hear every movement you upstairs neighbors make. Next time I stay here it will be in the top floor.

Inn was cute and located near the Swamp Rabbit Trail, Fluor Field and restaurants in West End. Also easy 5 minute drive to many other restaurants. Room was comfortable although toilet/shower room was very cold so we left the door open for heat. Instructions for self check-in were clear. We would stay again.

Such a cute B&B. They had the fridge and pantry stocked with all of the breakfast essentials. They text you a private access code to enter the house and enter your room so we felt very safe while staying there. Quick 10 minute walk to downtown/Main Street.

It gives me no pleasure to write this, but traveler beware, especially if you've stayed here before.
This is a "rooming house" with no on-site help. You're supposed to get an entry code on the day of check-in. Sometimes third-party sites muck up the email, but I'd had this problem before at this place and had sorted it out with the property manager, who emailed me directly.
This time, I messaged her a couple weeks out to please email me directly - no reply. I did receive an email that said "Door Code: [BLANK]" Messaged her day before - no reply. Texted and called DAY OF, several times - no response until *after* check-in time when I threatened to contact hotels.com to cancel my booking.
A similar thing happened to a guy staying that same night, and I saw a couple recent Yelp reviews with similar stories. I don't know what's changed - it's the same property manager. I will not be staying there again and will probably have to Airbnb.

This was my second stay at the Swamp Rabbit Inn (I had no issues on my first visit) and I still love it for its comfort, simplicity, and convenient access to downtown Greenville. That said, the Inn and Hotels.com need to work better together to avoid confusing guests. When I arrived, I had not yet received the access code for the Inn or my room and met another guest who was experiencing the same issue; later that evening I met a young couple who also were experiencing the same thing. When I called the owner to ask for my codes, she put the blame on the "third party" (i.e., Hotels.com). I told her I wasn't interested in assigning blame and simply wanted to get in my room. So, be forewarned: You may have issues getting the codes to get into the place!! Figure this out, people. It ain't that hard!!!
