Fifth weekend stay here in 18 months. Now rebranded as Orange Grive Hotel. Preferred the former name of Coldeast Mansion. Same owner. New branding.
Paid for room on Hotels.com and got the best rate compared to other apps. I was asked to leave a credit card number and stated it was policy for charging items to room.
Bedroom was clean and fresh with windows open (November 2024). But a very squeaky bed. Comfortable but very noisy.
No aircon. Very small panel electric heater.
And old fashioned single glazed windows.
Third time allocated this suite which is lovely and third time I have had that suite. But dank bathroom smell. Toilet had faeces mark on base of pan from previous user. And bathroom sink was blocked l. I reported bathroom sink on a previous stay. And was disappointed tonsee no improvement.
Combined shower and bath. But anti slip stickers on bath are tired and lifting. So bathing felt like I was on sandpaper on my derierre. And shower temperature varied from Antarctic to volcanic with no happy medium. Perhaps new shower valve needed.
Overall beautiful building in lovely surroundings. I will definitely stay again as I love this hotel.

My stay here was an amazing experience. The restaurant offered service on par with what you would expect from a hotel, and the staff were exceptionally friendly and made a lasting impression. While the cleanliness of the room and the lack of transportation options could be considered minor downsides, the room quality was still reasonable given the price. Since I was already aware of the isolated location, it wasn't an issue for me.

Absolutly would stay here again. So quite and the bar menu is brilliant staff are fantastic. Breakfastva touch on the expensive side and got charged for a take away coffe in the morning. Little things you learn make one in the room next time.

Found ants in the room and the room I had was next to the delivery access so spent most of my time listening to vans reversing

Check in haphazard with no staff at desk (twice on 2 separate occasions)…rooms a bit grubby where marks/spills have been missed.

Terrible! Worst experience in a hotel ever!
The outside building and front look nice but it’s a facade. Our room was on the backside, you have to pass a trash area and an ugly fence to get there, feels like you are put behind in a shed somewhere. The stairs up to the room were dirty and worn out. A dirty cleaning towel lying next to our door. The whole room was worn out, paint coming of etc. The bathroom so small you couldn t use the sink when you had the door open. The shower was broken, leaking water out of the pipe at several places. Had a horrible experience with my toddler using the shower when the water turned freezing cold suddenly, I was lucky I got him out just before the water got burning hot out of nowhere! The bed was so bad we couldn’t sleep, like cardboard with iron feathers sticking into your back. The people next to us said they slept in their car?!, which I couldn’t believe at all but that changed after we experienced the bed ourself. We booked the room also for the washing machine but there was no cloathing hanger, which they couldn’t provide when we asked for something to hang our clothes on. We asked to use a freezer for one night for our coolpack, that was not possible.
One night the fire alarm went on out of nothing (and for nothing).
When checking out they had charged food we didn’t order and we had to wait a long time before the came back and said the made a mistake. There are even more things that don’t fit in this box! Make sure you don’t go here!!

We had a wonderful 14 day stay in a 1-bedroom apartment on the top floor. The area around the Mansion is beautiful, walkable nature parks and fields. It is very quiet and secluded in a safe, clean area close to shopping and eateries. The restaurant at the mansion - Becketts was such a bonus to our stay. Everything we ordered was delicious and the Full English Breakfast was a huge hit for my husband, and I really enjoyed the Avocado toast and then there was the dessert case...so yummy! The room was clean and well-appointed with everything we needed. The staff members were all very nice and accommodating. The team of Management were spectacular and treated us with great care and respect. We are planning to return here on our next visit, and we highly recommend to anyone looking for a wonderful place to stay either short or long term.

The Mansion looks very impressive and lovely grounds.
The staff were attentive.
We stayed in a self catering apartment. The apartment was large and the bedroom was large and comfortable. However the living room requires some care and attention. The heater had paint coming off and the paint flakes were over the floor. Sadly not a great first impression. The heating was not on when we arrived in the apartment which was not great as the room was very cold.
The food was delicious and a reasonable price.
I would love you stay at the mansion again however I would book a room in the main building.

Reception team at check in were extremely helpful. The room was very big, lovely views of the grounds and most importantly was clean.
Bar team were quick, friendly and efficient.
Check out was easy and hassle free.
We walked around some of the grounds in the morning which were beautiful.

Only down point but personal preference could have done with a heavier duvet

Amazing and lovely place to stay.
Bar staff seemed absent. And got bored waiting for someone to man the bar. Friendly reception and night time security staff. And overall feel good factor and enjoyable stay. Lovely bedroom. Dull bathroom with unpleasant smell.

We thoroughly enjoyed our stay. Our relatives live locally, so we will definitely come and stay again. Very friendly, helpful staff. My only slight ‘critisisiam’ if any, would be, the slightly scruffy table and chairs in the room. Thank you and happy Christmas

this property is beautiful. Our suite was lovely, beautifully finished. BUT we were given a basement studio suite. It was so noisy it was difficult to sleep. If it wasn't the ventilation equipment it was steps overhead or maybe the barman putting the empty kegs outside on the pavement. It was very noisy. Make sure you know what you are getting. If someone books a suite with cooking facilities and a table, you might want to have two chairs at the dinning table not just one chair.

As said, we had tickets for England v New Zealand ODI Cricket and the location for the Ageas Bowl was great. The mansion looks as good as the photos and the stiff were very, very helpful. Although we didn't ask for it we were offered a different room for our second night due to the doors banging all night in the basement. Plus they included free breakfast in the morning. Our only complaint was the tv systems in the rooms. No terrestrial, no Sky only digital channels. On Saturday England football and rugby teams were both playing but in order to watch we went to a sports pub nearby which actually turned out to be a better alternative for us.
Hotel staff were very good, hotel grounds were lovely, but the two apartments we stayed in looked and felt a bit tacky and in need of a bit of paint here and there.

We had difficulty finding this hotel. It was dark when we arrived and the Sat Nav took us to the area, then stopped! We phoned the hotel and we’re given instructions on how to get there. Our room was large and well appointed. The bed was comfortable and the grounds were lovely. Parking was free. The only disadvantage was that it wasn’t well sound proofed. We were in a basement room and could hear people walking and talking above us. If staying again, I would ask for a room at the top of the building!

Beautiful surroundings, beautiful hotel, very old building. really well done for the upkeep. The only downfall is that the bedroom had been patched painted so I can see the squares in the paint work that was the only downfall but overall experience great for definite stay again.

Book me and my partner wholeheartedly agree that this is the best hotel that we've ever stayed at. And our rating extends not only two the building itself but also the staff, the food, the atmosphere, the price pretty much every part of this hotel is an amazing experience you will not regret buying a couple of nights here my girlfriend and I bought two nights original and then ended up staying five. At first you'll be greeted by a very confusing way to get into the grounds of the hotel but as soon as you see the gargantuan Victorian building you'll forget about the confusing Road surrounding it and completely fall in love with both everything that is around the hotel and everything that is in the hotel itself.
One member of staff to note is Faye. supervided not only some of the most perfect customer service skills I've ever experienced but also was able to make I feel welcoming in an environment which originally we didn't as we felt that we were not rich enough to be in this hotel. I found out much to my shock that Fay had only been working at the hotel a couple of weeks by the time that we have joined the ranks of their customers but that did not stop her from being one of the best parts of our experience here. 10 out of 10 top marks this hotel is pretty much as close to perfect as you will get :)

We had an amazing stay. Room was comfortable and beautifully decorated. Staff were helpful. Plenty of choice for breakfast which was delicious. The house and grounds are stunning.
Only downside, a few stains on the carpet in our room.

Weren’t shown to our room when we arrived, despite a very complicated route to the room. On our first night, we were woken up several times late in the evening by people around the property. I didn’t realise it was party environment when I booked. Staff could only say “sorry”.

The restaurant was the best English food we’ve ever had. The architecture and grounds were stunning as well.

This was not the place we thought it would be from the pictures. It looked fine, but when we got there we found it was rather souless and arid with little decoration. for instance the lounge had no pictures so it did not look very welcoming.
Having said that, the staff were excellent, very friendly and professional, you couldn't have wished for more.
We had two breakfasts, which were quite expensive and fine, although no cereals, yoghurt, fruit etc were available unlike most places. We had one evening meal which was only average, the chips in fact were less than great.
The room was big, indeed, but grey and souless, and the bathroom in need of some refurbishment.
Overall, not to our taste although it did seem very popular with many clients.

Hotel looks very impressive from the outside.
The rooms require a revamp as they are very tired, bathroom door would not close due to the floor tiles. Shower has no pressure. Banging of doors, continious talking and rubbish being emptied just below my bedroom window until 12am.
Will not stop here again.

It is a lovely place, the staff is amazing. Very friendly and service minded. The breakfast was delicious!
But, the room is very cold, only kne radiator for multiple rooms, old windows letting in all the cold. Worst was that there were no heating or power outlets in the bathroom. Super cold! And a very big spider lived there...
I ate dinner one evening at the mansion, it was not worth the money. Minute steak and some fries for 20 pounds. Took 5 seconds to eat. No taste.

The building is very impressive from the outside but internally it was very cold in all areas, including the bedroom. The windows (4 in all) in my room were extremely draughty with a gap in the bedroom almost an inch wide. I had to try to stem the cold air blowing through it with a bath towel, which didn't really resolve the issue. The pillows were the thickness of paper and all the furniture was cheap and unstable. I had to try to level the table provided with a magazine to try to stop the rocking of it. Very dated bathroom and all around in need of modernisation as very basic compared to other hotels I've stayed at.

Such a beautiful place to stay amazing apartment and staff couldn't have been more helpful, food was delicious and great for gluten free thank you can be so tricky. Pods were cold but the service was excellent. Well worth a look for a stay or meals. Full of character and do welcoming we didn't want to leave.

Property was unique but bathroom tub was scary for getting in and out. My husband broke towel rack because there were no grab bars anywhere.
