Quiet neighborhood on large lot with rural feel but close to food, restaurants, banks, gas station, and more. It's centrally located between Albuquerque and Santa Fe area. We're just north of Albuquerque so your drive to Santa Fe is a lot closer than if you were to stay in Albuquerque.

By booking, you agree to the house rules. No refunds to violators and may be asked to leave immediately.

-Cancellation request outside of policy window will not be accepted. Please purchase travel insurance in case of unexpected events.
-Booking date modification request outside of cancellation policy window will incur a penalty of $250. Fee must be paid prior to modification approval. Only one modification allowed.

-Check-in at 4pm, check-out at 11am.
-We treat the interior and exterior to keep out pests including ants, insects, mice, roaches and other pests. Our space may not be a fit for those who are phobic of these and other wildlife. No refunds will be granted because someone saw an ant, spider, a fly, a wasp, a mouse, a pack rat, a snake, or ants.
-Coyote and snake have been known to come on the property. Beware of coyotes and snakes and other wildlife around the house. No refund will be granted for wildlife found around the property.
-Beware of prickly weeds around the yard.
-No bookings allowed for locals or any guests that live 1 hour or less from the home.
-The number of guests entering the house must match the number of registered guests. Possible $150 fine per person if found in violation.
-Stairs on the property. Those who are prone to injury not recommended.
-Owner has pet allergies, no pets allowed. Fine of $250 per pet if found and deep cleaning fee of $230.
-No smoking within 50 feet of the home. Fine of $600 and any additional cleaning fees.
-No illegal substance on premises is allowed. $800 fine and any additional cleaning fees.
-No weapons or firearms allowed on premise. $800 fine.
-No illegal activity allowed such as drug use, sex work, procuring sex work, etc. $800 fine and possible deep cleaning fee of $230.
-Respect quiet hours.
-Septic on the property. Please take care.
-No parties, events, large gathering of 12 or more after 7pm. Violators will be fine $800 plus deep cleaning fee of $230.
-No urinating on the premises or any other areas outside of the bathroom. Fine of $600 fine and any additional cleaning fees.
-Tampering of locks or cameras will incur a fee of $600 per lock or camera including any additional damages.
-Please take care and do not move furniture. Any damages will incur a penalty.
-Lock all doors and close all windows when checking out. Any damages will incur a penalty.
-Non-Airbnb booking: Must complete Superhog damage protection screening within 24 hours of booking to have booking finalized. Superhog fees will apply. Otherwise, your booking will be canceled.




LANDLORDS LIABILITY. The Tenant and any of their guests hereby indemnify and hold harmless the Landlord against any and all claims of personal injury or property damage or loss.
