Property is in a nice location.
It is need of a lot of work. It’s in a very sorry state but will be nice if some renovations were done and finished. It was like being in a half finished project. Overpriced for what it currently is.

Convenient to our family garden party location.
This former stately home has fallen into severe disrepair by previous owners and the current owners appear to be in the process of renovation works. We were informed at 4 PM on the day before our arrival that a serious plumbing leak above our ensuite bathroom had caused damage and we were unable to use the room.
The owners offered to cancel our booking but as this was last-minute and the Silverstone Grand Prix weekend, we were unable to find alternative accommodation. The owners therefore allowed us to use at a discount' their staff rooms (which were also in terrible condition and suffering severe floor settlement and draughty windows) on the top floor where repair men were working on the ancient plumbing. Shared toilet and basic shower facilities were available on the first floor, which again were extremely basic and accessed via two staircases. We never inspected our previously booked ensuite accommodation. This appeared to be accessed via a previous tradesman rear entrance!
We do not consider this is suitable accommodation for letting at the moment without thorough renovation works completed to a high standard and all health and safety matters attended to you.

Bed was really comfortable and helped to get a good nights sleep. If I'm honest this is a place to sleep rather than a place to stay. Access to the property was straightforward too which helped at night. The room was massive and the en-suite was up to a good standard.
It's a shared property but nothing gave us the feeling of being vulnerable, which I was initially worried about during our stay.
This property has great potential and I'm sure future stayers will be getting a better and better experience as they invest in the rooms.
With the wallpaper peeling off the walls it felt like living in the room of the elderly lady of the manor in her last days. That's not usually what I seek out for B&B/Hotel stays but some genuinely might!
The room was a bit musty and the old wiring around the room with service bells made it feel a bit like squatting a derelict building. The TV kept dropping off the internet - that was after I had to work out which cables to connect in to get it to work.
We had a kettle but no mugs.
With the size of the room it would be easy to get some extra furniture like end tables, make a living area for the tv and even a wardrobe rather than a distant clothes rack.

Very interesting building, my room was enormous and had everything I needed. The somewhat distressed state of the decor and building generally did little to distract from a pleasant if short stay.
Nothing lessened my enjoyment of the overnight stay.

Owners are friendly
Room and bathroom not clean, appearance of black
mould in carpets, guests cannot lock their bedroom doors (!), peeling stained wallpaper, large cracks in walls, hair in the shower, stained towel… we would not stay here again. This is an old house which would have been beautiful once but is clearly in desperate need of a serious amount of maintenance inside and out - it feels very neglected. The windows could not be opened and frames were rotting. They obviously rent a range of poorly furnished rooms out cheaply but the offering is a basic room for hire and does not nearly meet today’s standards and expectations as a guest house.

The house is over 400 yrs old the present owners are in process of restoring the cottages that come with the house , n the interior is amazing ,all original fixtures n fittings , only one niggle thing wrong ,could do with 2 pillows n not one .the bedroom was massive

Location perfect for my needs. Huge room. Pleasant garden. All well secluded from the road. Great for a simple overnight stopover
The price is at the very bottom of the market so one has to acknowledge the environment is far grander than the price point. My disappointment was that I could not get the tv working on any but one 'channel' none of the normal channels from BBC/ITV/C4. I certainly dont wish to log in and register to watch an hour or two of TV. Shower takes an absolute age to start running hot, and is rather feeble, presumably a very long run from tank or Combi? Empty chocolates box or similar left in one of the window boxes, and a cardboard box wedged in between wardrobe and wall. Both minor housekeeping issues, but there must be somewhere else to put the box contents? Not an issue for me, and I did know for this visit, but I dont recall with either stay booking it being obvious that breakfast is NOT available? I appreciate that the entire site is a work in progress, but just some small work to tidy freshen the room and especially bathroom would make a viable move up to a new pricepoint perfectly ok with me.

Nothing worth noting.
The idea of booking a room for 3nights in a 300-year-old building is intriguing and alas turned out to be truly negative. This review ignores the extreme heat at the time and is intended to advise future bookers. The room is huge, but the décor is very variable from OK to tatty. Windows are broken/stuck. On day2 I found a useful box by the window with the broken sash cord and clearly it was handy to hold the window open a little. There are no bedside tables nor bedside lights. There is a comfy sofa and a standard lamp. The main room light had 3 bulbs out of the 5 sockets and was controlled by a pull switch over the bed. It was too bright to read in bed before sleep. There is no information inside the room such as Wi-Fi code, fire exits, who lives there, where to go and eat locally or anything that any host should normally put in a folder and might be described as both a welcome and a guide. There is coffee, tea, and sugar and one mug alongside the kettle. Milk was absent, was promised but never provided. There was a small too noisy camping fridge in the room and any way the milk didn’t arrive. The ensuite bathroom is also huge and a mix of new and old with unfinished décor. Only one medium sized towel, one glass with either soap or candle wax in it that needed cleaning before use, some soap and basic handwash. Not as listed on Booking .com. On my return at night, it was quite hazardous for a stranger hence my advice to take a torch. Security lights are inadequate and in total darkness there are small steps to trip on. Then on opening the door there is a curtain drawn across the entrance! This may be the norm for the family, but they had a guest. Yet another small barrier to hospitality.During my stay the the room was not serviced in any way. I was disappointed by the lack of warmth or welcome and at £60 a night! This property called a homestay is simply not ready to take bookings. After nearly 20 years of using Booking.com this is my worst experience.

No breakfast taken, great location for me, gentle walk through woods, over the river and through the and cemetery to a great pub in the evening. Nice peaceful gardens, quiet as set back in its own grounds.

There was no breakfast . The location is OK. The price was reasonable considering the quality of the accommodation.. The parking is good. The place is quiet.
For this price do not have high expectations. Go as late and depart as early as possible, do not look round, From autumn the room will be very cold.Huge room single glazing, one radiator. Host can place a small table and two chairs.The mirror in the baths was not clean.The shower did not drain well.There was no shower gel. The wall besides the shower cubicle was terrible. There was a cabinet in the bath full of samones cloths.
All in all for someone with low budget short stay will be OK.
