Welcome to Frippin’ Point—a spectacular 5-bedroom, 5-full bath and one 1/2 bath custom built home that can easily accommodate 12 guests, making it ideal for families or large groups. Enjoy spectacular marsh and ocean views, a screened-in patio, and 360-degree views from the widow’s peak—and the beach is just a few steps away!
Entrance to the home is located via the front door, where you’ll find a small foyer, and access to the garage. To access the main floor, you’ll go up two flights of steps to the main foyer. Here you'll find a half bath with doors that open to a small balcony that overlooks Tarpon Blvd.
The open plan living area is located on the main floor. Here you’ll find a stylish living room with a vaulted beamed ceiling and an abundance of windows that allow for brilliant light to enter the space, while also showcasing spectacular views of the beach and the ocean. The living room comes replete with a sizeable sectional sofa, an armchair, and a large flatscreen TV—ideal for movie night! Access to a lovely screened-in porch with outdoor seating. Here, you can delight in spectacular views of the ocean and inlet while dining al fresco!
The living room flows seamlessly into the very well-equipped kitchen, where you’ll find everything you need to create meals for a crowd. The kitchen boasts granite countertops, high-end stainless-steel appliances, and an island with a double sink and dishwasher, along with 4 bar stools. Guests can enjoy their meals at one of two dining tables adjacent to the kitchen.
At the end of the day, guests can get their rest in one of 5 well-appointed bedrooms—each with their own en-suite bathrooms:
The king-sized primary bedroom is situated on the main floor and comes replete with access to a screened-in deck with impressive marsh views, a small office area, and a flatscreen TV. It features a large en-suite bath with a spacious closet, dual vanity, a small room that houses the toilet, and a walk-in shower.
You’ll find two additional bedrooms down the hall from the primary bedroom. The first bedroom comes replete with a king-sized bed, marsh views, a flatscreen TV, and a bathroom with a shower-over-tub. The second bedroom features a king-sized bed, a flatscreen TV, views that overlook the street and the ocean, and an en-suite bath with a shower-over-tub.
There are two additional bedrooms on the second floor. The bunk room can accommodate four. It’s complete with a small desk area and flatscreen TV, along with a window that looks out onto the marsh. The ensuite bath has a walk-in shower, a dual vanity, and a separate room with toilet. The second bedroom on this floor features a king-sized bed, expansive marsh views, a flatscreen TV, and an en-suite bath with a shower-over-tub.
There is a washer and dryer in the hallway on the first floor.

The house was really nice. Had everything we needed. The amenity cards are a real pain. The service at the restaurants was awful.

The owners have done an outstanding job making this rental as family friendly as possible! I asked some questions, but I feel if the amenities were all listed this would make the property an even bigger PLUS for families. Items like 3 roll away single beds and Pack-n-Play for infants.
I would also let them know that the elevator is not available to renters just like the golf carts were not. We fully understand, but the elevator would be a big sell for taking all your stuff up and down even if people were not allowed. Cleaning supplies and spices are very limited as they should be. There is a variety of sand toys and beach items that have been left by other renters, you may want to say "limited" amount of toys, that would have also helped.

Our neighborhood group of five couples travels to a different destination each year. This was our first time at Fripp Island and The Frippin' Point house could not have been better. It was the perfect space for a group of ten adults. There were large enough tables for dining and game playing. There was also plenty of seating to relax. The kitchen was well stocked and the beds were dreamy. We loved the location of the home because we had views of the bay and the marshlands. We have never booked the same location more than once, but this year we are making an exception. We have reserved Frippin' Point again for 2023!
