Things to Know: A credit card is required for the $250 security deposit requested at check in. This is a cashless resort. A credit or debit card is required for on-site purchases. The fee includes numerous amenities including, premium WiFi for unlimited devices ($50 weekly value), unlimited use of arcades, gas grill and gazebo, DVD rentals, movie theater, popcorn, mini-golf, tennis, and kid's activities (crafts and games). I was seriously taking a big disa advantage of. This was not the propeo l wanted to stay in a single family house. They too my money n l ended up going to rent from someone else n l never got my money back

Walls are paper thin- we could hear every room in our building. Blowers woke us up early in the morning right next to our window...the check in office is a joke- 20 sales people trying to get you to buy into the vacation scheme. Very strange place.

Great location. Clean property. Didn't like the Timeshare style push at check-in. Last day plumming issue in building, but didn't affect our stay.

This place had everything. Very comfortable, clean and all the comforts of home. The bonuses were the on-site pool, mini golf, arcade and much more. We will be back.

Lots to do at the resort and impressive on the activities and grounds! Room was nice just dated and needs an upgrade. However, we would consider staying again.

Overall this was a most pleasant and enjoyable experience...your property was very secure.....I have one problem after paying my online chg ...when we arrived we were charged another 200.00 plus..which was not disclosed when making the reservation.....and we still have not received the refund of that amt as was stated.

Great resort, a perfect getaway for a couple days complete with lots to do on the property! We loved watching a movie, playing at the arcade, a game of putt-putt, and time at the pool, all at the resort!

Great Stay! Lots to do for anyone, Free Arcade, Easy check-in(go early if you can because everyone shows up at four, We got there at 2 and were in and out in 5 minutes)

After having our room changed twice due to the lobby, trash being everywhere and the rooms being disgusting, we were told by maintenance that the place hasn't been renovated since 1990. We finally accepted a room and decided to clean it ourselves. After the second day there, we noticed the refrigerator wasn't working properly. We adjusted the thermostat and it just got warmer. We were panicking because we just went shopping and had enough perishable items for the week. We contacted the front desk for service, we finally had a maintenance person show up later in the evening. He explained that the refrigerator doesn't have a defrost cycle. What? He offered to use a hairdryer to defrost it. He told me he was going to look for a heat gun at the main office only to be gone for over an hour. He left me to thaw out the freezer while he was gone the excess heat from the hairdryer melted the plastic inside of the freezer. We were like what are we supposed to do with our food?Another maintenance person showed up to assist. After analyzing the situation, we were told another refrigerator could be delivered in the morning at 9:00 am We received a call at 9:30 to see if we still needed a refrigerator. We replied of course. By 10:45 am the following day another unit was delivered by the assistant manager. Our frozen food was stored in another unit and returned later the next day. I was given two bags of ice to put the food in our cooler. Is this a joke!!! Horrible operation.

There was a problem with the check in process of them not seeing the reservation from VRBO. Took an hour to get it fixed. We had a few issues with a toilet and had to be moved but everyone was helpful with this. The amenities were great and would make us come back if the condos would be updated in the future.

My husband and I have stayed in a number of Williamsburg resort locations, and this location had our favorite grounds. It was an intimate setting with great opportunities for relaxation and straight up fun.:) We played mini-golf, had a Guitar Hero duel in the arcade, lounged at the pool, and enjoyed a movie night at the resort's cinema. We only had a few days at the location and we look forward to going back for a longer stay in the future.

I have to say that I was absolutely impressed with the resort itself! We were not expecting all the amenities! A very short walk from our 1 bedroom apartment. I honestly was not expecting all that was in the room. Nice bathroom with washer and dryer, mini kitchen, very comfortable King size bed! Two wonderfully sized televisions and pull out couch. NOW, I was expecting a whole other room for my kids to sleep in but that would have been a 2 bdrm accomodation. Either way it all worked out nicely. The arcade was AMAZING! The pool side bar was also very nice. Like I said everything was very impressive we will definitely be staying again. The check in process did take longer than we would have liked and was not expecting the "fee hold". Its kind of like when you reserve a car and there a fee held on your credit card until the car is returned and no damages or issues. So that is really all I have to complain about. The entire staff was AMAZING!!

I made my visit to Williamsburg for a few rounds of golf. Good for me, but not the people that wanted me to go listen to a sell job on the vacation resort. They were offering an 8 day 7 night voucher for the 45 minute sell, which soubds like a good deal for this location, but it could be used at others. The rental was very clean, spacious, and had a full service kitchen. I didn't get to use the other amenities such as the reataunt, pool or mini golf, but they looked nice. I normally just stay in a local hotel when visiting, I will hive this option a thought again in the future.

This was our second stay at Kingsgate. The rooms are clean and comfortable. The grounds are well maintained. The security of the premises is much appreciated. And all of the activities available on site are a bonus.

I think it is sad that I paid over $500 including an additional fee for cleaning upon departure and was still charged a resort fee upon arrival. If I had known this, I could have just gotten a hotel room. I believe in paying for quality and chose this place but did not realize I would need to pay more once I got there. While the quality of the room was nice, the billing and the issues at initial check in was not.

The amenities of the property make the trip worth it. Lots to do on property for the family, which was great. We first entered a room that smelled terribly of smoke, but the front desk immediately changed rooms and it was great. We had issues obtaining new bed linens that were clean, but overall we would stay again.

We are normally cabin in the woods types, so this was different. We liked chatting with other families around the fire pit at night, and I enjoyed peaceful early morning pool workouts in the heated pool! Hubs enjoyed pinball. We wished we had our grandkids because this is an amazing place for kids!!

The suite was comfortable and clean. We left time in our trip to relax and enjoy the amenities: the pool, arcade, and mini golf. The staff was very helpful and welcoming.

We were very disappointed to discover upon checking in that we were required to pay a daily fee for wi-if and activities that were specifically mentioned as included in the description of the stay. Also, there was trash that was on the common area of the three flights of stairs (there are not any elevators) that was never taken care of during our three day visit. On a positive note, the amenities that we essentially paid for twice were enjoyable the Sunday afternoon we used them. Not sure I would choose to go again at the higher rate in the summer season.

Location was great. In between the two places we had to be at for our daughters sporting events. Just the right size for my wife and I. Only issue I had was the bed was really hard and didn't sleep well. All and all loved the area.

We enjoyed the tranquility of the resort. Perfect time of year if you choose to avoid the crowds. The 4 star check in rating is only because there was only 1 concierge and we had to wait quite a while to get our room key.

Stayed here with my daughter while looking to relocate to Virginia. Didn’t get to do much site seeing but the property was clean and nice. I’d probably come back in the future to check out all the cool stuff they got going on.

My daughter is 4 this year and we asked her where she wanted to stay and she said the place with the big pool outside and the warmer one inside where we walk to our own apartment and there is a park! She may not know the name but she remembers the place! And yes we will be coming back this year!
