This lovely residential area is a stones throw from the best Edinburgh has to offer, local deli's and bars/restaurants are excellent. Take in a show at The Playhouse Theatre or Movie at the Omni Centre minutes walk away. If you have shopping in mind the new St James Quarter is only a 10 minute walk and has everything you could wish for in a shopping complex.

Fabulous 3 bedroom, 3 bathroom flat at the edge of the beautiful New Town, with a private entrance and free parking. Get blown away by this stylish apartment with its high-end finishes, just a stone's throw away from Edinburgh's heart. The property is very modern, spacious and very chic! It boasts a hallway entrance, three large bedrooms, 3 bathrooms, a fitted kitchen, and an open living and dining area.

Important information:
* Standard check-in time is 4pm onwards, and check-out time is before 10am.
* Please note there will be a fee for lost keys, £100 and £50 if you find yourself locked out. Get in contact with us asap and we'll get you back in the property as quickly as we can.
* We love our neighbours so please respect the building and be considerate when it comes to noise levels.
* My property is professionally cleaned and is set up to be remote access, ensuring there is no direct contact with anyone needed. The linen and towels are removed from the property after each stay and replaced with freshly laundered supplies. We also provide single-use and individually wrapped items such as shampoo, conditioners and soap.
* £100 charge if you lose the parking permit
* Travel cot available on request (additional fees), Please note that bedding is not included

IMPORTANT: On behalf of our host at Pass the Keys we require guest verification, which is provided by Superhog. Upon confirming your booking, Superhog will reach out to the lead booker through a secure link, providing detailed instructions for verification.

The online verification process requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.

Once verification is successfully completed, the check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.

Great location, 2-minute walk from the tram and between multiple bus routes. Excellent food nearby. Nice garden. 2 bunk beds, 4 single beds (that can be pushed together to make 2 king beds), and 2 couches that could be sleepers. Sleeps 6-8 total. The property could use a bit of upkeep, one shower leaks onto the floor as the seals are not fit correctly. Some major cracks on the flooring in the hallway. (As of July 2024) This property uses Pass the Keys as a screening/deposit service which isn't obvious in the listing. You can either pay an insurance deposit (which has a transaction charge) or buy their insurance, but either way you're paying extra. It also means you'll get automated texts from their phone system and can't text/call the owner directly.

We had a lovely stay. We were with my parents, who had difficulties walking far distances. This place was a great location for us to pick up public transportation, but it was also an excellent location for when my husband and i wanted to wonder into Old Town. Everything was clean and easily accessed. Thank you for your hospitality.
