Welcome to the Locktender Cottage! Unique, family-friendly and easily located. 7min to Mohonk Preserve, 16min to Minnewaska, 16min to New Paltz, 16min to Kingston.
Enjoy the ultimate Hudson Valley experience staying at our 1860 cottage located in the historic hamlet of High Falls, NY. Access backyard trails to the Rondout Creek and waterfall. Walk to restaurants and shopping. Explore history across the street on the 5 Locks Walk.

Fun fact: The cottage originally served as the residence for the Delaware and Hudson Canal “lock tender,” an officer in charge of maintaining the canal locks and checking permits. As it was once a stop for many boats making their way to the Hudson River, we hope the cottage becomes a destination for many travelers yet again.

Arrival:
Our cottage is located in the heart of High Falls and easy to find. You will be delighted to hear the waterfall behind our property as you unload your car. Easy self check-in with front door keypad entry.

First floor:
Step into our home and you’ll be greeted by eye-catching details, bold patterns, and an eclectic array of antique furnishings. The parlor is our main living area. There is plenty of space to sit down and relax. Choose between two antique velvet sofas, one with an upholstered footstool, and a wooden chair with upholstered cushion. The glass coffee table offers enough room to break out the board games. The cottage is stocked with playing cards, Connect Four, backgammon, checkers, chess, and if you are up for a challenge, a 1000-piece puzzle! In the mood for a film? There is a big screen television on the wall connected to the internet. Easily log into your favorite streaming apps like Netflix. If there is a musician in your group, guests are welcome to play the Baldwin piano.

Guest bathroom:
Modern meets classic in the first floor bathroom adjacent to the parlor. Featuring a beautifully tiled walk in shower with new faucet and hand shower. The vanity mirror has ample storage space for toiletries. Black washcloths for makeup removal are provided. Guests are welcome to use the Public Goods shampoo, conditioner and soap. The closet has hangers and is the perfect place to hang any formal clothing you brought along for the trip. The iron and ironing board are stored in this closet as well. There is an individual heating unit for this bathroom that can be adjusted manually.

First floor bedroom with ensuite bathroom:
The first floor bedroom boasts a king sized bed with beautifully patterned quilt and pillows. High ceilings and a room full of windows allow lots of natural light. Windows are dressed with blinds and curtains for those who prefer a dark room in the morning. An antique dresser is available for clothing storage.

The ensuite bathroom is convenient and private. Take advantage of the deep claw-foot tub for a restorative soak after a long day exploring the Hudson Valley! We provide Public Goods body wash, shampoo and conditioner, as well as black washcloths for makeup removal. Marvel at the thoughtfully curated parlor hanging featuring gold-framed vintage artworks.

Second floor:
Head up the newly carpeted stairs to the suite area, featuring the kitchenette, dining and lounge area, and guest bed.

The kitchenette is equipped with the essentials to help make your stay more convenient. The mini fridge (with a freezer) is perfect for storing leftovers, beverages, and snacks. The microwave, oven and stove are great for fixing up a quick meal. The Nespresso machine provides delicious and easy morning coffee. Coffee pods are provided for guests. There is plenty of dinnerware and drinkware, and other kitchen tools including utensils for the grill. We provide sugar, olive oil, salt and pepper for your convenience.

The dining area is a great spot to have your morning coffee or an afternoon snack. The upholstered chair and ottoman offer a comfortable nook for reading, or to check your email. We have provided a Wi-Fi connected HP printer for guests to use if needed. Print easily from your iPhone or other device. The printer also has copy and scan capabilities for those with remote working needs.

The queen-sized guest bed sits at the back of the suite. There is ample overhead lighting and a stylish wall sconce for bedtime reading. There are multiple drawers and an open shelf to store clothing or other items during your stay.

Outside:

The cottage is framed by mature trees, wildflowers and blooming perennials. In the front yard there’s a small dining table with an umbrella. Plush chair cushions are located in the storage bin next to the table. Guests are welcome to use the propane grill. Turn on the string lights in the evening to complete the magical cottage experience!

The backyard offers another dining table that can accommodate larger spreads. The retro Coca-Cola standing cooler is perfect for those summer beverages. Solar string lights illuminate the area, as well as solar motion lights. There is a brand new playset installed for younger guests. Light up the bonfire and make some s’mores! The Solo Stove is designed for easy fire starting, producing minimal smoke and ash buildup. Firewood and firestarters provided.

Running along the east side of the property is a pond (the remnants of the Roebling Aqueduct Suspension Bridge), designed by the same engineer as the Brooklyn Bridge. On the west side of the property one can see the remnants of the Delaware & Hudson Canal. Just across the front yard is the 5 Locks Walk where you can go on a stroll along the canal and view locks 16-20.

Our cottage is located in the High Falls Historic District of High Falls, NY. It's a charming area near the Rondout creek with a fine selection of restaurants, shops and historical sites.

Having a car in the Hudson Valley is recommended to enjoy all that our lovely neighboring towns also have to offer. Stone Ridge 5min, Rosendale 6min, Accord 8min, New Paltz 16min, Kingston 20min. One could take the Trailways bus from NYC to Rosendale (~$15 Uber from Rosendale).

Please remove shoes while inside the house. No pets allowed. No parties or events. No smoking. There are A/C units in each section of the house with remote control.

Our home is located in the center of High Falls on a main street. You will hear road noise during the day. All windows have blinds and curtains for privacy. It is also located along the foot path to the Rondout Creek & waterfalls- there will be foot traffic in the warmer months.

While we would like to welcome guests who have infants and small children, we must disclose that the cottage is not child-proof. There is no gate for stairs and no outlet covers, etc. We do have a travel-sized Pack ‘n Play available for use although floor space is limited.

Adjacent to the property are remnants from the D&H Canal and Roebling Aqueduct. There is no fencing, please monitor children accordingly.

1st floor windows in the home are original and fragile; they have been painted shut. There is a screen door on the side porch if guests would like some ventilation.

It was everything we had hoped it would be. Spent the week hiking and visiting New Palz. Will come again next fall. Best time for a visit with the beautiful fall changing leaves. The only drawback was a night of a fire alarm going off. It happened twice in the middle of the night. Not sure what happened. The manager did not respond for a couple of days. Not a big deal since it did not happen again. But, strange to not hear back from text or email. Thank you for sharing your lovely spot!

I was looking for a comfortable and peaceful getaway and I found it! The house was the perfect size for my sister and I have our own spaces. The river and waterfall right behind the house was so nice to hear and the cherry on top. It was very easy to get to. The welcome book was super helpful of things to do and places to eat, all less than 20mins away. I can’t wait to come back.
