Stayed 1 night, the room was a reasonable size but was up a narrow stairs. The floor was sloping which was fun to balance on. I stumbled and hit my shin on the bed frame stick out from the mattress. The shower door was tight to squeeze through so not good for larger guests. Then overnight it was cold and in the morning I was awoken soon after 6am with pounding up the stairs and talking on the landing. Breakfast was average at best and portion size was small. Overall I was disappointed and would consider it poor value really, I will not be staying again and would not recommend it for larger people with mobility issues.

So my friend and I stayed at Number 31 while attending an event nearby in Dublin over the weekend and I can’t recommend it highly enough. Amazingly comfy bed, huge shower with top quality toiletries, super fluffy towels, and lots of stylish touches such as a lavender pillow spray and tasty chocolates. We had our own little patio in the front courtyard which was really cute. Breakfast is quite communal due to the bench seating but there is plenty of room between guests so it doesn’t feel uncomfortable. The breakfast was delicious. I enjoyed Eggs Benedict with fresh squeezed orange, lovely aromatic cafetière coffee, and a fresh fruit salad, all included in my stay.
The communal areas are stylish and we were especially impressed with the sunken fireside seating area.
Its location is really excellent too, being only a 5 min walk from St Stephens Green and the top of Grafton Street.

Nice location, nice people at the desk and amazing breakfast. Shower was the only negative.

Excellent stay, could not have been better. Great room, comfortable bed, quiet location. Breakfast was superb and all of the staff were so helpful. Thoroughly recommend.

Over rated, the room was small and dark, not practical at all. Staff was wonderful. Parking situation is a mess

Wonderful stay. Recommended to anyone who can climb stairs! Beautiful room, clean, good service, wonderful breakfast by Delia. So much character in this BnB.

A beautiful stylish hotel just a few minutes walk from St Stephen’s Green. The room was beautiful, the bed was comfortable and the toiletries smelled amazing. The breakfast was absolutely delicious. It was a lovely place to spend an anniversary and we will be back!

This is officially our favorite hotel in Dublin! I was looking for something cute and not a chain and boy did Number 31 deliver. We instantly felt at home and very cosy (the word we both picked immediately). The room, bed and bathroom were just right but the standout part of our stay was the breakfast, which we would absolutely come back for. The staff was warm and accommodating, the building itself is cool with an Austin Powers vibe and we loved the well-stocked “honor” bar. The location is also very convenient to everything we wanted to do and very private/quiet.

The ambience friendliness helpfulness of the staff and Delia’s superb breakfasts. There is nothing I would change about this hotel.

Excellent boutique hotel in a central, walkable area. We stayed in room 19, which was great - very spacious and interesting art-deco decor. The sound-proofness was Ok, as to be expected from an older building, and the bathroom not quite as convenient as it would've been in a gotel of this class. Everything else was superb, would stay there again.

I was only in Dublin for the day/night, however the experience at 31 was superb. Staff were friendly, attentive and dedicated to service excellence. From the beginning to my departure I was looked after. The room was immaculate and well appointed and deserved the price point. The candle gift was a lovely touch as were the sweet treats!
The exterior terrace was very nice and the fire was very pleasant.
Highly recommend for a quick visit and or if you are staying for longer. I will be back there next time I travel to Dublin.

We had the perfect room for us. Nice size, simple, clean, nice bathroom. We liked the location as it was close to the entrance. It was a lower price room, but it was perfect. It’s a funky upscale hotel. Our friends had a very different room and suited them perfectly. The four of us love the hotel!

Great location, easy to find & right by main bus stops. Warm welcome on arrival & bags brought to our room. The hotel oozes style & finesse but felt homely and inviting. Our room was sumptuous with special touches such as pillow spray & chocolates & all the facilities you need on a short break. High quality everywhere, bathroom fittings, luxury pillows & duvets - the most comfortable hotel bed I have experienced!! Breakfast exceeded expectations, lovely breakfast room with fantastic choice & homemade bread & cake, thank you no 31 a very special break in Dublin!

A great place to stay in Dublin, number 31 is a hidden gem. We have been staying here from Kerry for medical trips and it's so lovely to be in such stylish surroundings. A true gem! Conveniently located just off St Stephen’s Green, this boutique hotel is finely decorated with a personal touch and exquisite taste. The rooms are very comfortable and calm and the little garden is very nice and peaceful for a cup after dinner. One memory that will stay with us forever is the homemade delicious and copious breakfast. The personnel is also very discrete and polite and was helpful with suggestions on where to dine and what to visit. We surely will go back and highly recommend this lovely small hotel!

I love that I was stylist and unique, and just a bit different than staying in a hotel. Much more personal and enjoyable.

We stayed for one night in December and it was beautiful, a lovely hidden gem. The staff were very accommodating and helpful. The building itself is gorgeous with beautiful artwork. It's very comfortable, we would definitely stay again. Thank you very much

This is a nice hotel although if you room number is 41 plus then you’ll have to go up quiet a few stairs. As for the walking distances add another roughly 10 minutes or more to each location.
The main reason we also booked this hotel was for the breakfast reviews however; you were limited to what you can have and I was made to feel uncomfortable by asking for more!

This was our second stay. Love the location. Stayed in room 9 first time, noisy cause outside breakfast location and room 10 this past visit and it is by entrance and you hear people coming and going and lights outside on at night, of course, so hard to ventilate room to leave curtains open as people would see in and lights shine in. Breakfast is delicious.

What a perfect place! Loved the property and all the staff! Everyone was kind, courteous and helpful. Our place was wonderful and we will definitely stay here again!
3.0 / 5.0
The property is nice and the staff is super friendly and helpful. The breakfast is VERY good (except for the coffee, which is a bitter, percolated brew). Pro-tip: choose tea for breakfast and, once finished, use the coffee machine at reception for a much-improved coffee experience (it uses capsules, but still a lot better).
The main issue was the room. It wasn't very clean (the chandelier had visible dust from a long time without wiping). It was also EXTREMELY hot. We happened to be in Dublin for 1 night only and it was unusually cloudless and sunny. However, this still doesn't justify the room being so poorly ventilated. It was a true disaster: 18°C outside at night, but the room felt like a sauna. No air-conditioning and the window can't even be opened properly (and if you do, there'll be noise). Summary: NO SLEEP AT ALL. Due to this, we are very unlikely to ever come back. Once the aircon is up, the rooms have proper ventilation (and are cleaned better), and maybe the windows can be opened some more, we'd definitely reconsider.

Tucked back off the street, you feel secluded from the hustle of the city. Safe, quiet, stylish, very comfortable beds, gourmet breakfast, amazing property with attention to every detail, kind and welcoming staff… you can’t go wrong! Would return here for sure if back in Dublin.

The front desk staff was exceptional and super helpful. We had an early flight and had to leave at 4am so they arranged for us to have a cab the night before. The property was super cute and the rooms were cozy!
