A hip Neutra-inspired modern 1,800 sq ft gated estate which features an attached Guesthouse Studio. Mid-century has been re-imagined modern stainless steel kitchen with Viking range and Cesar stone kitchen counters. Your group will enjoy hanging out in our outdoor jacuzzi hot tub or Netflix and Chill with our outdoor TV. Spacious and bright open floor plan and great for entertaining large families again! Great location for other sites to head downtown LA or Malibu beach as minute drive to 101 Freeway. 15 minute walk to Core Power Yoga, Starbucks and other local cafes and restaurants - even our favorite In-and-Out Burger! HOUSE RULES: It is our mission to ensure that our valued guests enjoy their stay with us! This is a permitted vacation rental with the City of LA. We also have an equally as important commitment to our neighbors and our community. Below are the house rules that we must enforce. Please read them as well as all your guests prior to confirming your reservation. * Minimum age to book is 25 years old. Valid photo ID will be required, as well as names and ages of all your Guests. * Check-in is after 4 pm | Check out is at 11 am. MAX NUMBER OF OCCUPANTS 8 - includes infants. Extra Guest Fee applies. All Outside Visitors Must Be Pre-Approved. The Property is to be occupied by no more than the maximum sleep number stated on reservation unless approved in writing by Management. If Guest exceeds the occupancy limit and falsifies occupancy information at the time of reservation, Guest shall be subject to eviction. If more than the maximum number is found to be occupying the Property at any time, you agree that a charge of $100 per person/per day will be made to your credit card. Additionally, this Agreement may be immediately terminated without a refund of any amounts paid. No Exceptions. NO PARTIES OR EVENTS - due to the City of LA's strict ban of parties of large groups ** we need exact headcounts of your guests at all times. A party is defined as any combination of the following; ANY loud noise and/or excessive drinking that is disruptive to neighboring houses and/or guests outnumbering the maximum amount permitted as defined above. A party will result in an immediate eviction from the property with no refund given under any circumstance. Any exceptions to this policy must be approved by iTrip in writing prior to the arrival date. NEIGHBOR COMPLAINTS Actions by guests that result in neighbor complaints or police being called to the Property will result in a minimum $250 charge, which charge will be used to deal with legal issues and fines. CITY OF LA NOISE ORDINANCE - QUIET HOURS: 10 pm – 8 am. No Outdoor Music or Loud Voices during this time. NO SMOKING Smoking is allowed outdoors only. If any trace of smoke is found inside the home, there will be a strictly enforced $500 fine and the cost to eliminate residual odors. * We require valid photo IDs of all guests. * In the event of an emergency to perform necessary repairs and/or maintenance, we reserve the right to enter the property. * Any unapproved late Check Out’s will automatically be charged $100 late check out fee for first 2 hours late. More than 2 hours a $500 charge. * Well Behaved Family Dog will be considered. (No cats) PET FEE $175 MUST BE PRE- PAID PRIOR TO YOUR ARRIVAL. Pets are not allowed on the beds or any furniture. Pets are not to be left unattended in the home.

Overall we liked the property alot! - Location was perfect. My husband and I were able to walk to Universal from the house in about the same amount of time it took the rest of the fam to drive and find parking. There's also alot of great restaurants and bars within walking distance, including a couple vegan options! - The kitchen is large, so if you don't plan on eating out for all your meals it will be comfortable even for larger groups. - Main house was very clean. Considering all those windows and the glass dining table, very impressive! I took off one star for the following reasons. - The studio was not as clean as the main house. Specifically, there was a small pile of trash left behind the trash can in the kitchenette and dirt scattered across the extra pillows in the closet. - The doors were difficult to open. The electronic locks were fine, but it seemed like the doors might have swelled due to the humidity. The main door was fine most of the time, but the studio door was really bad. I had to hip-check it open a couple times and my mother-in-law couldn't get it at all. - Seemed like previous guests were a bit rough on the property. The studio bed slats didn't look broken, but wouldn't stay in place - so the bed was not very stable on one side. I was fine, but my husband couldn't be on that side. One of the towels had a decent sized rip in it. The main room tv remote had no batteries. Not big things, but should probably be addressed by the owner/management comp.

Overall pretty great stay, the place is showing age with the cracks on the walls and some of the uneven floors but it had its charm. The water in sinks took forever to warm up, but the shower didn’t take as long. A few things I would suggest, towels for hot tub use, vegetable peeler, we had to DoorDash one the night before Thanksgiving. Also, my son spilled a Dr Pepper on the floor and couldn’t find a mop to use so we had to use paper towels and wet paper towels to clean it up. There also was no broom around to sweep up the floor which we would have done. Another suggestion would be to have extra towels for bathing and showering. The house itself was pretty clean but the outside had a lot of leaves, cobwebs etc., we also weren’t sure if the trash had been taken out when we arrived since it was dark and late when we arrived. There were a lot of trash cans on the driveway. My husband threw away the trash but when we were leaving we realized that the trash he threw it in said for yard or something like that. We saw some trash cans in the front of the yard but they didn’t have a house number so we didn’t know if they all belonged to the house or if some did and some didn’t, so we left them out there. They all had a lot of cobwebs on them so I thought they had been there awhile. Overall, it was a great experience. I don’t want my suggestions to be taken as negative, just would make others stay a little better. It definitely had charm.

This was a fabulous house! Beautiful, spacious, clean! Super stove and refrigerators! Hot tub was very nice!! Loved all the windows!! It was a bit noisy though, from the traffic and the helicopters. I didn’t see that in any reviews. All in all, this was a great place!! Thank you for letting us stay!!

We canceled this reservation a month ago and never received our refund or at least half of the cost. Not fair when they had plenty of time to get someone else rent the house. Disable veterans or anyone shouldn't be treated like this.

This is a really nice property close to Universal studios Hollywood. There are 3 bedrooms, one of which is in a separate section with a kitchenette. 2 full baths, one half bath. The place is well equipped kitchen, good tvs, hot tub etc. It is a 3-5 minute drive and a 20 minute walk to City Walk area. Add about 10 minutes more walking to the front gate of the theme park. The walk involves going up and down a fairly steep hill. Nice basket of goodies as well! There were some details that were missing: Not enough towels - really needs to be two per guest, plus more handtowels. While there is a keurig, only 1 K-cup was provided (property manager quickly resolved this with a call). For the beds there should be four pillows instead of two especially for a property of this level. Would stay here again!
