About this house rental

Summary:
Two separate homes located on the same property. The main house and the apartment above the garage both have their own entrances, but can be joined by opening up a door. Enjoy 3 living areas, 2 kitchens, large office, 4.5 bathrooms and 7 bedroom with 10 beds.

Next to a beautiful creek, Just minutes from the University of Arkansas, Dickson St and downtown. Includes a wrap around patio with outdoor dining, speakers, fire pit and grill. This property is ideal for corporate meeting or retreat.

The Space:
Forget your worries in this spacious and serene space right next to Hamstring Creek. The property is .4 acres and has an estate like feel. The large private office has 2 desks and boasts High speed internet.

There are three master bedrooms with 3 king beds. All the bedrooms are very roomy and well equipped with comfortable beds and everything you need to relax. (Please note our normal rates include 10 guests. We allow up to 16 guests with a $25 extra guest fee per night for any guests above 10.)

The main master bedroom has a king size bed, TV, an oversized bathroom with a custom shower, tub and a Zen room with Yoga mats and kettle bell weights. The 2nd master also has a King size bed and on suite bathroom. The 3rd master bedroom is located in the apartment and has a king size bed. The 4th bedroom has a queen sized bed. The 5th bedroom has 2 twin beds with pull out trundles (this is the only bedroom located downstairs) and can sleep 4 people. The two other bedrooms in the apartment are queen size beds.

Custom kitchen with an island and everything you need to cook a family meal. Complimentary coffee is provided and the 2 kitchens are fully stocked with coffee makers, pots/pans, dishes and silverware, linens, toaster, serving accessories, and more.

The large wrap around patio and large yard feel like you have your own private park. Includes a fenced in yard, with separate dog run and fire pit, plus a view and access to Hamestring creek. Enjoy the large living room with fireplace, and a TV with Roku for streaming your favorite channels.

Large office with 2 desks and 500 MB internet speeds, a futon bed, a formal living room and a playroom with a card game table, shuffleboard, bar, fireplace and TV.

Smaller pets are allowed, but must be pre-approved. There is a $100 per pet fee and we may require a non-refundable pet deposit.

We welcome long term stays. Long term stays require bi-weekly cleanings which may require additional cleaning fees.

Full House, patio, grounds and creek.

Please note that all 4 bathrooms are located upstairs and the 1/2 bathroom is located downstairs.

The Neighborhood:
Located in Bridgeport subdivision which is one of the premiere subdivisions in Fayetteville. Right next to a Hamestring Creek. Enjoy views of the creek and the sound of running water most of the year.

The neighborhood is very quiet and friendly. There is a dog park and a golf course about a mile away.

Other Things to Note:
- No smoking

- PETS - Small/Medium size pets are welcome, but we require pre-approval and a $100 fee per pet, plus a $150 refundable deposit per pet . (2 pets max). Please keep pets OFF the furniture and beds. Guests agree to pay for any and all damages to furniture, floors, doors, walls, appliances etc. done by their pets. This includes extra cleaning fees if required.

- No events, parties, or large gatherings.

- Must be at least 22 years old to book

- Photo ID may be required upon check-in

- NOTE: Your safety matters. This property features external security cameras around the house at the front door and above the garage. They do not look into any interior spaces

- If the person who makes the reservation will not be present during the stay we require an additional deposit for their “crew” or “company". Please notify us if you will not be staying at our place.

This house and apartment were perfect for a graduation weekend stay! We had 10 adults and it fit us perfect. It is about 10 minutes to campus. Beautiful yard and patio. Love the creek running along the side. Kitchen is nicely stocked. Beds are very comfortable and it was super clean. We had 5 cars and the driveway fit them all. Communication was great too. Zero complaints. I will say one thing for future guests. My mom is elderly and currently has a broken foot. All bedrooms are upstairs except one which does not have a bathroom. There is only a half bath downstairs. I would not otherwise care about that. But, keep it in mind if you have someone challenged using stairs in your party. Overall, it was fabulous!!

This home is beautiful! The rooms are large and they have easy access to a bathroom. Everything was very clean. My family was on vacation with some of our extended family and being able to stay in a house that accommodate everyone's needs was wonderful. Staying in the house allowed for more family time than we would've had if we stayed at a hotel. The check in and out process was very easy. Our whole family felt very comfortable staying here and we wish we could've stayed longer!

We had a family weekend together at it was the perfect location. The house was clean and well-equipped. The yard and all of the great outside seating areas were wonderful for catching up. The floor plan is just huge, so the baby never was woken up by anyone's noise. We enjoyed the upper yard for Family Olympic Games and used the lower yard near the creek for professional photographs. The mattresses were all very comfortable and it was beautifully decorated. The only suggestion to make the property better would be to have more large bowls, 9x13 pans and cookie sheets for cooking. We had to get pretty creative with the few things we found. Would we come back to this property in the future? Definitely YES!!! I wholeheartedly recommend this house to anyone who is looking for a great place to bring a group!
